Horrible management they added $90 dollars to my rent for internet without my knowledge and I donāt use it. I complained about DOG poop in the hallway on 8 occasions and no one was held accountable. They got to shooting and broke into multiple cars and they would not allow me to move without a buy out fee. Joann and her boss give incorrect information and do not know how to run a business. I am now being charged for 2 weeks that are after my lease ends because I was not informed about my lease terms until after the fact. They increased my rent. Why would I resign another lease. Villas at Germantown in Memphis is horrible. DO NOT LIVE HERE!!!! Funny I have been calling corporate for a week now and no answer or return phone call but they sure have taken my money the past year.

My sister lives in apartments managed by this company. She has reported bed bugs, mold and roaches for 3 months now and the office manager Courtney refuses to help her. We had to turn to legal tenant advocates due to Courtney refusing to respond to emails or see her in-person. There are kids living in the unit getting bitten up. We provided doctors notes showing the baby is getting bit by bedbugs and having adverse reactions to it. Still no response. DO ANYTHING BUT LIVE AT A PROPERTY MANAGED BY

My experience has been an awesome one since Ms. Tahitian Tanner has been the manager. I have lived at The Grand at Pearl for several years. Never since Ms. Tanner and Mr. John have been there there has been nothing but respect for me. I am elderly, and I value the way they handle all my situations in a timely manner. I love living here. I concur with the person that lives here in Memphis. When they were under the previous management company it was sooooo much better. There is no crime, quiet (although you hear the sirens of Germantown Fire allllll the time). It was sold to Westminster during COVID I think or right after. The rent increase is ridiculous. There is nothing luxury about these apartments anymore. We've lived here since the beginning of them opening and it has not been updated at all. Times are very hard on families trying to keep a roof over your head these days and this place with their rising rent cost do not care. President Trump could you maybe talk to your son in law Jared K who owns Westminster? The rising cost have made it unaffordable for the working class American.

My wife and I were living in one apartment at the Coventry Square Complex in Westwood, NJ until last month. Coventry Square is one of the communities managed by Westminster Management.
During the 15 months we were living there we had to suffer constant harassment from one of our neighbors. We contacted management and they positioned themselves on the side of the harasser offering us as only alternative to move to another unit. It is well known by management and the other neighbors that the bully has a long story harassing and threatening with her dogs other tenants in the past. After several nasty episodes and the total inaction from management, we just decided to break the lease one month in advance. Perfect business for them! Thanks to their bully they got one month rent for free from us.
Regarding the apartment complex, itās a hot mess. Just from the very beginning we had problems. The yard is poorly maintained and weeds grow all over the place. Itās also full of dog poop and the benches were always broken. They rarely empty the trash bins. The apartment units are old and walls are so thin that we could hear all the dogs in the building, our neighbors discussing, using the bathroom, or cooking. Laundry rooms are horrible. One of the washing machines in our apartment building was out of service for most of our time there. Contacting management was totally useless. They simply donāt care about their tenants.
Besides supporting bullies, management team is really under qualified and overwhelmed. Before moving there I asked them for the exact new address so that I could forward my mail. Well... they gave me three different addresses. Once there we got the keys for the wrong unit and we had to wait one full month to get the keys for our mailbox. We also got our parking lot in the opposite end of our apartment. They told us that it was just temporary, but they never fixed the situation.
The community manager at Westminster Management is fully aware of all these problems but he just simply ignores them.
In summary, the only luxury of Coventry Square are the high prices. Almost $2,000 for a tiny apartment in an old and poorly maintained apartment complex is just robbery.

I have lived in the apartments in Memphis,TN for over 10 years. I specifically chose the apartments so my daughter could attend the elementary school. These apartments use to be truly luxury. To be honest, I love it here. Iāve never had an issue, no crime, quiet, easy access to everything, no neighbors above or below me because I have an attached garage. However, complex was sold to Westminster a few years ago. Ever since then, the quality has diminished. Rent increases every year to maintain the āupkeepā, but NOTHING has been kept. Nothing in my apartment has been updated in the years Iāve been here. When I moved in the apartments were āluxuryā. However, I have noticed that luxury has been removed from all advertisement, including the sign on the complex.

We moved our daughter and grandson in Pear orchard in Jan 24 and until todays date August 8, 24 we have had issues two major issues no air for four days in 90 plus weather and water leakage in the main bathroom. We had to have towels on the floor over two weeks catching water couldnāt use the bathroom and listening to water dripping the entire time. And now the manager feels itās been fixed so there shouldnāt be issues. Ashley was the best office employee they had now these people lie and never take responsibility for their lies the supv over maintenance heās awesome and he acknowledges that they lie and he knew nothing about the lies they told. Itās horrible and I know everyone will not have the issues we had but the office needs to be revamped and from what Iām reading it all started with the new management company

I have lived in Canterbury for a little over a year now. The complex is very nice and quiet and for the most part there are no issues. I moved from 1 apartment to another and it was not an easy process. I want to first start by saying my leasing agent was awesome. And despite an error on her part, she did what she could to make it right. With that being said I've had my fair share of issues outside of that. The hot water in my apartment, no matter what time of day (I shower first thing in the morning at 4:45am) is pretty nonexistant. When I mentioned this to maintenance, there response is, well it depends on the time of day you are showering. Dude I'm showering while the rest of the world is asleep. I pay a lot of money and should be able to shower any time I want and have hot water. The fact you have 3 buildings of apartments on 1 hot water heater is not my problem. Perhaps you need to fix that. Despite my emailing, it took maintenance over a month to come out and fix my outlets that were either loose or had stuff broken off inside of them. This is a big issue for me because 1 it is a fire hazard and 2 that is stuff that should have been looked at by whoever checks the apartment off as move in ready, prior to my moving in. I get my refund check for my deposit of my old apartment, in the mail yesterday, I try to deposit said check in the mail, and the bank is telling me the numbers on the bottom of the check (account and routing numbers) are incorrect and coming back invalid. Uh what? So I reach out to the property manager who instead of calling her corporate office to get this fixed, is emailing them and not getting a response, which is mildly annoying. I work in a corporate office myself, and customer service is the number 1 priority. If I'm not getting an answer in an email and I know my client is having issue after issue, I'm going to go above and beyond to make it right. This management company lacks customer service. They don't answer the phone when you call the corporate office, they never call you back. How in the world do you get a check wrong that prints from your system? Ya'll need to do better cause this is whack.
