I would give 0 stars if I could. It is easier to pull healthy teeth out of your face than it is to get proper information from people in the office here. I have been here for over a year and when I first came here it was literally impossible to get a hold of anybody. When I did get a call finally, it was for something unrelated and I had to stop the office manager from just hanging up and remind him that I still had no information on how to make payment, and tried multiple times and ways to get that information. He gave me all of the wrong information including a wrong total and the difference has followed me for twelve months. They continue to send mail in a dead person's name even after I have spoken with them. I was made to believe that myself and my lawyer didn't handle the deed transfer properly. But after about thirty seconds of looking , they saw that WE did handle things correctly and that THEY actually did not update any information in their system (Which they clearly still haven't because I was just asked again for contact information while dealing with this discrepancy about the amount due 🤯) I have spoken with management on a number of different occasions to ensure they have the proper contact information, to no avail. It's actually completely ridiculous. It's as if none of the employees here speak to one another.

I've noticed that the company's responses to negative reviews often come off as a generic copy and paste response. Furthermore, the positive reviews seem questionable, potentially coming from employees or family members, as the vast majority of the reviews are 1 star, being the minimum of what you can leave, and the random "good" reviews are 5 stars, nothing in between. If you're going to have people make up reviews to fluff your Google rating, at least have some 3 and 4 stars in there to make it come off as more believable. It would be great if the company took a more transparent and authentic approach to interacting with customers, responding thoughtfully to concerns, and ensuring that ALL reviews reflect genuine experiences. However, it doesn't seem to be the case with this company. Their bottom line seems to be monetary, and not actually caring about the people they work for. Undoubtedly, this review will get the same generic response of, "we cannot respond to this review because we don't know where this person lives or the property they are talking about. No need to know what property I'm talking about, reviews speak for themselves, every single property has the same/similar complaints. At a certain point, you're going to have to accept that it's YOU as a company who is in the wrong, not the people making these reviews. Do better. You work for them, eventually people will get tired of how they are being treated. As the saying goes "Don't bite the hand that feeds you"

This property management company is terrible. From The Carlyle main office, to all the people who work for them. Rude, unprofessional. Doesn't respond to emails or calls back. They don't even have answers to your face. I have had a wall falling in for a while now. I have emailed and the women in the offices have wrote down my requests. No response. Then when I go to pay my rent "Tami' gave me an attitude cause "It has to be written down and given 30 days to fix"
Tami has had my email since November, the women (both of them) in the office has also written down my request. NOTHING and says they haven't heard of this issue before. I would give 0 stars but that's not an option

I have had the unfortunate luck of having to deal with this " management company" (thats what they want to call themselves) with 5 different property units. To say they are hands down the worst company I have ever seen in existence would be an understatement. The lack of communication and care for the people THEY are working for is a complete joke. Victoria is hands-down, the worst "manager" I have ever have ever seen in ANY business. She couldn't manage her way out of a wet paper bag. All of the one star reviews are very much accurate and that's only because you cannot leave anything lower.

This is a terrible management group. They charge the monthly fee and add on additional fees without informing me. I am set up on auto pay and it’s deducted every month automatically way before the due date and this is a “late fee” this is an illegal practice and will need to be reported to the BBB.

Been here a few years and I have never actually spoken to anyone from this company. I’ve tried many times and left many messages both on the phone and email and nobody answers any of them. I finally had to contact their legal counsel to get some answers on payment issues. This company is the most unprofessional company I have ever had to deal with.

If we could give them minus zero would would. They are HORRIBLE!! Do not give them your money. Both of our Account Reps were HORRID. Never a response, they in fact messed up our association accounts and various other things- too many to mention. We should honestly be refunded what we have paid to them, as they have not held up their end of our contract. DO NOT, I REPEAT, DO NOT use this sad excuse for a management company. The only thing they’ve managed to do is mess up everything. How they are even able to remain in business is astounding, as what they did ( or rather did NOT do) is probably illegal. Horrible!! Cannot stress this enough. Will be contacting our attorneys.

If I could give this management company a negative review, I would. They took over Allied Property Managements properties in the Northeast Ohio region and it has been an absolute nightmare since the transition. I have been a Property Manager for years and have never experienced the level of unprofessionalism that I have witnessed since they took over. It’s horrible. I went over a month without internet or phone in the office, residents were confused about who to pay their rent to or how to make maintenance requests and no letter could be given to them because I was unable to print anything out with no internet. Actually, quite a few properties were without internet or phone smh. I went weeks with having to bring in my own toilet tissue, soap, paper towels and water. I had no printer paper and barely any ink in my printer. They have such a bad rapport with vendors so no supplies could be ordered. The city of Parma had to come out and cut the grass because they were neglectful with at least keeping up curb appeal. They took over on 03/07/2024 and as of today, 05/14/2024, none of the properties have software- however in a meeting held with the city of Parma last Friday, Chuck the head honcho, stated they do have systems and software for the residents to pay rent and submit maintenance requests. When I questioned what software they were referring to, they told me that none of the property managers have access but upper management does…. Does that make any sense? Why wouldn’t the software be utilized at the properties if we have them? Last Tuesday and Wednesday, Columbia gas was on site to disconnect service for all the buildings. Tami, their regional manager, had to scramble to try to get them paid on time. She has been sent over numerous rental applications from prospects who have applied, weeks have gone by and she has not even attempted to process them or follow up with property managers about them. She also thinks it’s professional to discuss why employees were terminated with other Property Managers. Some sites have no maintenance at all. My property had only 1 tech who was expected to maintenance 2 separate properties and help out other properties as well. They would call him in for emergency calls but refused to pay him overtime. The worst decision I could have made was coming onboard with them. To top things off, they decided to terminate me through a text message filled with all types of grammatical errors. It can’t get anymore unprofessional than this. All I know is, my last check better be printed and ready for pick up with the others since it’s been over 2 months now and there is still no direct deposit. SMH

Edited to respond to their response:
Let’s be clear, if she wanted to find me- she could have called me. She asked my maintenance guy where was I and he specifically told her that he believed I went over to South Hills. Instead of trying to call me, she told him, “well we’re terminating her but don’t change the locks until she gets her things.” This was completely inappropriate and only a fool would believe otherwise.
As far as the transition goes from the Lakeland properties, I worked for Allied who gave my directives to head over to West Creek. They did not instruct me to assist with the transfer so I did not. Had they asked, that would be a different story. But thanks for letting me know the real motive! However, that was completely out of my control and unfair that it was used against me when that was not my call. Nevertheless, you all are still a horrible management company. You want to blame Allied for everything when the owners have everything to do with the poor upkeep as well as you all. Your reply proves how unprofessional you all are and the fact that you approved a termination by way of text is very telling.
