Absolutley horrendous company and they have no buisness owning appartment complexes. They're just cheap cheap cheap and greedy! They charge ridiculous rent and can't even do cheap redos in their appartments to keep them nicer. We have been having MANY WHOLE cars and all 4 tires stolen off in the middle of the parking lot for the last 6 months and they are not doing ANYTHING. I called cooperate to file a complaint and they acted like it was the first time hearing it. The woman who took my complaint was nice but no one who works for them has any urgency. They either a. Don't give enough support/money to their properties to keep them up and keep safety up or b. They aren't on top of the individual complexs management's enough to even be concerned about serious issues. We had to have local police cameras put in and the day after it was removed (literally a couple days ago) I came home at 2am to cops taking a report from a kid who had all 4 of his cars tires stolen and it was propped on plastic blocks. NO ONE IS DOING ANYTHING OR CARING AND ITS BEEN AN ONGOING ISSUE FOR MONTHS!!! Hire one night time security guard, problem solved. They don't even have their own cameras installed at our place. Again I called cooperate and still have not gotten a response from them NOR my local management! You guys actually are horrible and lazy and have no buisness owning hospitality companies. They care more about saving a couple coins than the safety of the people renting.

Sapphire apartments in Houston is infested with mold that’s coming from the AC system and nothing is being cared for. They just paint over it. Benny chaskelson just says goodluck when it comes to reaching out for help. We had to throw out furniture. Many residents stuck in a moldy apartment.

The Reserve at Stone Mountain is slum!!! Management does not care about people's complaints and definitely doesn't care to ensure maintenance is taken care of
Trash, dog poop and infestation everywhere.
Their response to complaints is RUDENESS.
They send letters for renewals past the 60 requirements so it forces you to loose your deposit.
The emergency number is a BIG JOKE. they don't even take action. So it you have a burst pipe like i did twice, it will just have to flood til next working day.
Tried contacting Asden several times. Only way is through email but you will never get a reply from them either. There is literally no way to reach them.
Legal scalers describes this company and they use the HORRIBLE management staff they hire to do their dirty work.

This is a HORRIBLE property management. My daughter was employed by asden properties and was treated very very poorly they were extremely racist against her because she was the only white women in the office. She considered got sexually harassed by tenants of the property. We will be contacting a lawyer about these issues because asden does not care about their employees and will not fix this issue. She is not out her job because of racism, sexual harassment, discrimination and they will not do anything to help her.

Horrible customer service and management. We have been without AC for the last three days with temperatures reaching 103°F in Atlanta, GA. Management hasn't been answering or returning calls. I had to leave work at 3 PM yesterday for them to fix it, but it still isn't fixed. They've had three different managers in the last month. Pest control is not maintained. The pool hasn't been cleaned or working properly in the last three years. There's trash all over the ground, and there are big rats at the trash cans. No renovations have been done in the seven years I've been here.

I am a resident at Greenbrook here in Memphis. My name is Maleka Stewart, I have tried several times to reach your company. I recently had a maintenance issue in my apartment, on June 25, 2024 my toilet broke and it would not stop running. I put in a work request that same morning, and maintenance didn’t come out until July 10, 2024. I informed the maintenance manager Ms. Vanessa that it was causing my water bill to go up. I showed her on the Memphis Light, Gas, & Water bill usage on my phone. She then told me I would have to talk with the property manager about a credit due to the negligence of them not fixing the problem for weeks after it was reported. I spoke with Wendy Bell the Manager and she informed me she would look into it. I waited for her to call me back, after several days of not hearing back I called Ms. Vanessa again and she states I would have to talk back with Wendy and that it was out of her hands. She did give Wendy my message and Wendy called me back and told me to send my last 3 utility bills so she can compare the water/ sewer prices from the one that went up. I emailed them to her only to receive a call from her again this time with a gentleman on the line. I am not sure of his name but he then told me to call MLGW and have them to issue me a credit. I let him know that they would not issue me a credit because the ball dropped on them when they didn’t repair my toilet for weeks. I am an employee with the City of Memphis I have direct contact with the utility company and I know that they will not do anything for me because it was the apartments responsibility to fix it in time. I would like a credit on my rent and I think they should all be reprimanded due to negligence and not being professional about the situation my water was over $40 dollars which caused my sewer fees to be over $40 dollars as well. I am attaching pictures of June and July bills so you can see the difference in my water and sewer.

Try to kill you with toxic black mold while charging above market rates then evict you and send you a bill for damage done by their lack of response to maintenance requests and faulty equipment. Also, every time they open their mouth is a lie. Did not honor one part of any agreement made with them. How are these crooks not in jail?

Hello, I am a resident of the ReserveĀ at StonecreekĀ in Stone Mountain, GA. The office staff you have here are a bunch of careless and selfish teams who do not care about the quality of life of the residents. I've been a tenant since 2021 and has been downhill.
1. ) There are 3 pools on the property, all were shown as highlights of the neighborhood during the initialĀ tour. However, I have only ever beenĀ able to use the back outside pool which is often poorly cleaned and maintained. The front outside pool by the office is never available to tenants for some reason and there is never a clear explanation as to why this is. This is also true for the insideĀ pool, it's never opened.
2.) The maintenanceĀ men and pest control do their jobs poorly. I've requested pest control multiple times, and bugs still come into the unit even after he has sprayed. I've had to have the same repairs to sink fixtures and leaks multiple times. The windows in the unit are all old and broken/ can't be opened up. I've put in requests about them and no one has come to fix them.
3.) During Septemeber/October of 2023 there was an increase in stray cats roaming around my building. Neighbors were feeding them, and in return, the cats were breeding and bringing dead animals around the building. Fleas were even getting into my unit and I do not have pets. I complained multiple times after my kid was getting bug bites and Destiny just shrugged and said I had to call the county for help.
4.) There are numerous kids in the neighborhood with nowhere to play here while 2 fully abandoned and neglected tennis courts sit idol. With the rent increases, why haven't there been improvements to the courts or just flat-out replacements into mini parks and outside spaces for tenants?
Surely this is not how you all are running all of your other properties, and if you cannot maintain a higher quality of life for the tenants, you all need to rethink your approach to how this complex is being run.
