Valerie Robitzski of Corner Property is super responsive to any and all requests either on the phone or email. It is such a relief to be able to have such a great person. She is thoughtful, takes time to help and has a great sense of humor. No complaint is ever dismissed or ignored. I would give 10 Stars if I could.

I would give 0 stars if that was an option.

Be extremely disappointed if your Board hires them to manage your community. I live in the Wynnewood Neighborhood and our property manager Cheryl S. is the WORST! Not only is she unresponsive to emails but also untruthful. I sent her several emails back in December and I have yet to receive a response. I sent her several emails this past Sunday regarding various issues and guess what, still no response. Our community has been without lights. This is a huge safety issue, and you would think this would be an urgent matter and warrant a response. She simply does not care. I am at a standpoint on who or where to get help from. The Board has been made aware of the lack of professionalism/communication and has done nothing to help.

Corner Property Management is useless. I’ve been in my building for a little over 2 years and we’ve had 4 different representatives in that time. That level of turnover speaks volumes to how poorly they manage their own office, and it spills over into how they manage their properties.

The words on the company website about how they respond to all emails or calls within 24 hours is a lie. When I asked the representative for my building why they don’t respond right away I got some corporate jargon answer about how they try but things fall through the cracks. It happens often enough that this is a blatant refusal to do their job.

When asked how often they walk around the property the response was “every attempt is made to see the property once per month”. Every attempt? Once per month? That Implies they fail on this attempt. I would love to attempt to do my job once per month.

Financial statements weren’t posted for the last 3 years. I had to warn Corner I was going to file a complaint under the NJ Condominium Act to get them to post the statements.

We had a gutter blow off in a storm three weeks ago. We were told they put a service request in three weeks ago. The gutter is still laying in the grass.

Today I got fed up and left a voicemail for the CEO. Magically, there’s someone on the property an hour later. It shouldn’t have to come to this for Corner to do their job.

I’m sure they’ll respond to this with more empty corporate jargon. If you have a say in your HOA, don’t go with Corner, they’re useless.

Do not use Corner Property Management (formerly Access Property Management). If your HOA wants to switch to Corner Property Management, fight vehemently against it. If you have this company, you are doomed and will undoubtedly experience the worst Management service out there. I am an Owner in a Community they manage in Somerset county. They are easily the WORST Management company I have ever had experience with. Our HOA switched to them about 2 years ago and it was the biggest mistake they could have made. Our property Manager, Cheryl Scarpulla, is as useless as they come. She must represent Corner PM's ideology, because if she didn't, she would not have a job. Every single email I've sent has gone unanswered on the first attempt. I have to follow up 2 or 3 times to get a response, if I even get one at all. Every Owner I have spoken to in my community experiences the same problems. In addition to our Property Manager's awful Customer Service, the company itself has some unfair policies. We have to pay a fee to make a one-time payment via a bank account. ACH payments are not subject to fees and it's appalling that they think it's acceptable to charge a fee that is of their own origination, when they already get paid a hefty Management fee that is paid by the HOA. They also charged me a late fee on the 15th of the month, when we have until the 15th to pay, meaning, late fees should apply on the 16th. I have not yet called the Corporate Office, but I plan to, specfically to complain about Cheryl's unresponsiveness. I am sure they will do nothing, judging by the fact that this is the 3rd review that I've seen reference this individual by name and since Corner PM responds to
their reviews, they must read them, and have obviously done nothing to ensure Cheryl starts doing an incredibly important part of her job - responding to concerns. Seriously, though, stay away from Corner PM (formerly Access PM). They DO NOT deserve your hard earned money.

Marilynn is horrible to deal with. Non responsive and doesn’t fix anything. Our community has been full of trash and litter in the pathways and common areas for over a year and they do nothing to get this fixed. What do we pay for? They have ruined this beautiful community and just take our HOA dues. They just say it’s the vendors fault and do nothing to get it handled. Pathetic far cry from what their site states. False advertisement

I never had problems in 30 yrs paying a maintenance fee until Corner Property Management took over . I mail my check to Arizona address on bill at least 15 days ahead of date before late charge is applied . It takes them over 16 days to post payment . Got a late fee first time in 30 yrs . I then called Springfield NJ also listed on bill told I can send payment to Springfield NJ which I did .for Feb. I was given wrong information because they do not post checks in Springfield NJ . They send checks to Arizona. Then I wanted to setup auto told me only can use Arizona bank now told me they gave me wrong information for I can use my bank. Please hire or train people who can answer these questions in Springfield NJ Still waiting for my check to be posted for Feb that I sent in Jan 2025.
