I lived in these apartments on the 4th floor for over two years, and let me tell you LOOKS ARE DECEIVING.
The nightmare started the very day we moved in, when the ceiling flooded and completely destroyed our $1,500 mattress. Unfortunately, that was just the beginning. (i will be truthful in saying we had a 800$ credit on the acct the next month, which doesn't take away from the experience.)
When winter came, we discovered we were dealing with a full-blown mouse infestation. The company paid for an exterminator, and when he removed the baseboard under our kitchen sink, he found an existing mouse trap with a dead mouse on it. We had never placed a trap there and couldn’t have, since it was hidden behind the baseboard. This clearly showed the problem existed long before we moved in.
The mice infested our closet, chewed through our sneaker boxes, and urinated and defecated all over a spare toddler mattress in my child’s room. My toddler suffered from severe allergic reactions and constant sinus issues due to the contamination.
I spent months going back and forth with the leasing office, and they refused to take meaningful action. I have photos and documentation of everything. Despite all of this, when I refused to pay the final month’s rent out of principle, they had the nerve to file for eviction.
And it wasn’t just us. Our entire floor experienced the same infestation. In fact, many of us still keep in touch to this day, connected by the trauma we endured at Lotus 315.
Let me be clear...
MICE DON’T DISAPPEAR THEY MULTIPLY.
If you have children, especially toddlers...I urge you to find another place to live. Save yourself the stress, health risks, and emotional toll.
To this day, I’m still being hounded over a $2,000 balance, even after everything we went through. I now suffer from PTSD and an overwhelming fear of rodents because of the nightmare we endured and the complete lack of support from this company.
Shame on every single one of you who ignored our pleas for help and allowed families to live in such inhumane conditions.

It is a beautiful, architecturally designed apartment building with many amenities: washer dryer within the units, a doorman-secured entry and a secure place to pick up any deliveries with a nearby park within walking distance. Different-sized square footage apartments are available.

I recently moved into Lotus in January. I’m a medical student and now resident. It’s a prime ten minutes from each hospital and has really great security. The balcony is perfect for some sunlight and it’s so refreshing. There is also a park right behind the building. The gym is so convenient as well. Any issues I have ever had were tended to very quickly through maintenance. The in unit washer dryer and parking is just wonderful especially considering the constant security and surveillance. I really recommend Lotus to anyone especially residents and med students at Rutgers Barnabas since it’s so close to the hospitals and VA.

BE AWARE!!! This is not a safe place for children and property management does not care about their tenants! 2024 UPDATE!!!
I have lived here for over a year and have had over 15 maintenance requests!! These apartments were poorly designed and rushed because of Covid. The building is practically falling apart! The concierge is barely at the front, the garage gate has been broken for weeks (anyone can access the garage), the back door is always open, trash piles up in the halls on the weekend, and one of the elevators always has an issue.
The most recent event was my last straw!
Since I’ve moved in I noticed every time it rains, my ceiling leaks. Recently (about 3 weeks ago), my ceiling starting leaking and pieces started falling. I informed maintenance TWICE and no one came! It wasn’t until a huge piece fell on my 3 year old’s head that someone decided to take this seriously. My daughter literally had a bruise on her head and slipped and fell because of their negligence!! Not one of the owners reached out and they have clearly shown they don’t care.
SAVE YOUR TIME, YOUR MONEY, AND PROTECT YOUR BABIES!
This place is the absolute worse!

All of the reviews that are positive are from people who don’t actually LIVE in their apartments. If you’re a medical student. The apartment is for sleep. If you have one review on this entire platform, you work for them. Management and staff’s customer service are egregious and the turnover rate is excessive. The building isn’t safe and neither is underground parking. The building is thin so you can hear your neighbors cough. They force people out because they don’t want to make necessary repairs and instead glaze the apartments for new, unaware & unsuspecting tenants. They default on repair dates and your luxury apartment is really a facade with literal cracks. This is a housing issue that will get the notice it deserves; justifiably.

The staff here is amazing!! The thing that I admire the most is the open line of communication with management. They are committed to making sure that every concern is addressed. They respond in a timely matter and if the problem can not be resolved right away, the plan of action is expedited to assure that the tenant is happy. The team goes above and beyond to assist with any issues that may arise, especially Peter. You can reach out to him and he will make sure that everything runs smoothly. He responds to emails in a timely matter and he is always willing to hear what the concerns are and assist you with the best solution. I would highly recommend this living experience. I have been here for 4 years and I can honestly say being here was definitely the perfect fit for me.

Greetings!

I am not a native of NJ so looking for an apartment in the area was not easy. However, when I found Lotus 315 I was ready to commit. There are a few factors most people consider when choosing a residence. For me, the following items were of utmost importance: location, safety, amenities.

I worked in Newark so East Orange was an excellent choice. Not only was I close to work, but I was close to major highways. I also knew I would be doing a fair amount of travel so it was also important that I could easily access the airport and the train station without breaking the bank. Lotus allowed me to do just that!

Lotus has a large community of residents. With that being said, I had no complaints about noise or any other antics. One of my favorite features is the fact that there's 24hr front desk security/concierge and cameras throughout the entire complex. All guests must sign in and your packages are held for you upon delivery until you collect them. The front desk staff were ALWAYS helpful, cheerful, and clearly take pride in their work. They are vigilant and seem to know every resident personally -- at least I always felt that way. My only suggestion would be to create a notification system for packages because you may be a recipient of a package from another sender and you may not know that it has arrived.

On a similar note, I do want to acknowledge that management has been helpful and want to ensure that residents are having the best experience they can. I want to give a special shout out to Quincy S. He was responsive, resourceful, honest, and accountable, all of which are necessary qualities for someone working in this field. Kudos!

Lastly, I loved that I had in unit washer and dryer and a parking space. Again, as an out of stater, you'll quickly learn how important it is to have a parking spot because street parking if any, is limited and few and far in between. Guests also had an opportunity to park and the garages are monitored. Facilities did a great job ensuring the hallways and trash rooms were always clean. I'd often see staff sweeping AND mopping up to 3x or more a week. These little things mean a lot! I paid for the value and piece of mind and that is what I received.

Surprised to see reviews from people years ago as this building is not finished at all. It was definitely rushed as many parts of the building are already in disrepair. The faux wood floors have a weird coating so inside the apartments look like the floors are all scuffed. The apartments with balconies are probably the highest price but are clearly not worth it. Garden rooftop is poorly designed. Bedroom window has no screen and opens funny. Best part is the parking.
