I can’t say enough good things about my experience with Tindell & Co. Last week, I found myself locked out of my apartment with no way to get back in. I tried calling locksmiths, but nothing worked—and unfortunately, my building manager wasn’t much help either.

That’s when Madison from Tindell & Co stepped in and truly went above and beyond. Even though it was a Friday afternoon, well outside normal working hours, she didn’t brush it off or pass the problem along. Instead, she jumped into action and worked through the issue with me until it was resolved. She could’ve easily said, “Sorry, it’s the weekend,” but she didn’t—she showed up with care, professionalism, and a level of support that’s incredibly rare.

If you’re looking for a property management company that actually cares, I highly recommend Tindell & Co. They’re responsive, reliable, and genuinely committed to helping their residents.

I rented from Tindell for the latter part of a 3 year stint at a property, and having two former property managers to compare them to, I can say they are among the most incompetent and sleazy management companies in the city. Here's what you can expect from them:

- Unresponsive, lethargic, and unhelpful communications across the board.

- Sloe-eyed unwillingness to carry out the most basic functions of their jobs.

- Minimum 3 months turnaround time and several follow ups for simple service requests and repairs.

- Straight up lies, unprofessionalism, and malicious compliance.

- Regular harassment about having common items like chairs and planters on the porch.

- Failure to store and track important documents like original lease agreements.

- Inexperienced staff inept at basic customer service -- like talking to a daycare.

- Blatant disregard and negligence for tenant safety, rights, and privacy.

- Rent will increase by the maximum allowed by the city (9.5%) every year with no exceptions, regardless of prevailing market rates.

- Egregious fees and shakedowns at every opportunity; dubious security deposit charges.

The property I left behind had gaping holes in the ceiling because the plumbing had been springing leaks all over the house, and they refused to even finish the work. Just left two giant holes in the ceiling. And trust me, that's just the tip of the iceberg with this bunch.

I highly recommend renting from a mgmt company that actively manages their properties and does not engage in malfeasance. Tindell is the epitome of scumbag landlords.

EDIT: Clarifying a few things based on their ChatGPT reply:

- Their service failures extend much further than the unfinished plumbing work in the ceiling, which has been there well beyond any reasonable length of time to ascertain any further leaks. They also directly threatened to hold me liable with fees when their 30-year old washing machine in the common area broke, and consistently pushed back on any other repair requests.They are hard to deal with, and not because of contractors, who they are always happy to throw under the bus. Managing a property is challenging, but it's also their job, so boo-hoo. They are unwilling to extend the same flexibility and understanding they claim so much entitlement to.

- Case in point: The "abandoned property" they are referring to consisted of an errant ice cube tray, a few empty cleaning bottles under the sink, and a couple other bits and bobs that could have easily been tossed in the trash. I chose to dispose of it myself because they were threatening absurd storage and removal fees if I didn't. They then proceeded to add an arbitrary $125 fee at the last minute. It's a sterling example of how petty and obnoxious they can be -- any reasonable person would be frustrated by their actions.

If they really cared, they would resign and close up shop out of sheer embarrassment. But they'll most likely continue blaming tenants for their systemic management dysfunction. So glad to be rid of this organization. Note that they have resorted to getting one of their contractors (PB Plumbing LLC) to leave a positive review in an attempt to negate this one.

We've been very impressed with Laura, she's awesome! She even found a way to get us a key so we could get into our new home after the office had closed, as we were driving up in a storm. We also really like the portal and that we can pay our rent online.

Extremely Disappointing Experience with Tindell Property Management
Unfortunately, our experience with Tindell Property Management was incredibly disappointing. After using three previous property management companies with no issues, our return to our house after 18 months under Tindell's management was nothing short of shocking.

Property Maintenance Issues
Our home was left in disrepair —- mildew, rusted fixtures, broken appliances, and missing plants. Despite paying for regular yard maintenance, 25 plants and trees died and the soaker hoses were destroyed. Tindell did not address any of these issues during their move-out inspection. Additionally, the hardwood floors were excessively worn and door trim/baseboards were deeply gouged and peeling away from the walls. Three major kitchen appliances needed replacement.

Tenant Management and Communication Failures
The house had a constant flow of people who weren’t on the lease. Neighbors reported numerous children, overflowing garbage cans, and the assumption that a daycare was being run. Despite these concerns, Tindell did not properly investigate. We also found out through neighbors that the tenants moved out early, and we had to cut our travels short. Tindell was completely unaware of this and failed to address issues with the transition of utilities (when the tenants cancelled services a month before the end of their lease).

Billing and Accounting Concerns
We were upset to find hidden fees such as for e-checks. Tindell’s accounting system was convoluted, and we spent months trying to make sense of it. For every expense, there was an extra charge, and we often had to pay for things we were not informed about in advance.

Lack of Professionalism
When we confronted Tindell about the state of our home and the charges, their response was dismissive. They claimed the damage was “normal wear and tear” and essentially told us we had unrealistic expectations. When asked if they believed they were a good property management company, they proudly said, “absolutely,” despite the numerous issues we faced.

Conclusion
In summary, if you care about the condition of your property and expect reliable service, I would strongly advise against using Tindell Property Management. Their poor communication, lack of accountability, and hidden charges made our experience incredibly frustrating. If you’re looking for a company that actually manages your property with care, you should look elsewhere.

Does not offer showings to accommodate people who work 9-5 jobs. In my 20+ years of renting, I've never come across a response like this.

Update: The canned response said they strive to be as flexible as possible, but there was no flexibility as shown in the screenshot of their correspondence for people who are unable to take time off during normal business hours.

Why would I reach out a second time to let you know my availability when I did that in my initial email?
