this has been my experience, the last seven months living in one of the properties owned by Goldfarb. I don’t wanna call the people that run this particular property slumlords. Because I believe that they work with what they have and they do the best that they can with what they’re given. if the company chooses to purchase cheap materials thats not the fault of maintenance when these cheap materials deteriorate, and then cause problems for your tenants. to top it off, you get brushed off as if you don’t know what you’re talking about. When you have people that allegedly have experience in what they’re doing get offended when you correct them about something that they should’ve seen. And then there’s always the guy or the person that used to do the apartment inspections before move-in wasn’t doing his job properly and he’s no longer with the company. When they know a good and damn well that there is no other person that used to do the inspection that’s no longer with the company.lol because my thing is, if there is a new person that’s supposed to do the inspection. I would like to meet them and let them do the walk-through so they can catch the things that should’ve been caught before and get the problem rectified for me or at best move me into another unit. And that means even greater value than what I have now if that’s what’s available. should be moved right away into a newer apartment, not a smaller apartment, but a newer one. I should not as a new tenant have to move all of my things. So they can do plaster and paint work that should’ve been done before I moved in. I know I’m right on everything that I’ve said to these people because the simple fact that it wasn’t until I shared with them what HUD has to say about appliances that they acted and got me a new refrigerator and not a refurbished one. They also had to replace my dishwasher that was supposed to be new when I moved in and it was filthy and it also was caused a few floods. Idk what else to do these slum lords get their money and don’t give a shit after. Because they know after these high rents who can afford legal representation. When they have a legal team on the payroll.
I also see a lot of noise complaints in the comments in the reviews. And the crazy thing is is that the neighbor below me complains about me making noise, but I don’t have any loud speakers or anything like that in my apartment. The speakers that I did have got damaged from the water condensation dripping on it. So she complains when my iPad is at a certain volume about noise. Footsteps are easily heard so if I get out of bed and go to the bathroom in the middle of the night, she’s hitting the ceiling with a broom or something. But then the people above me I hear them at all hours of the night. Sometimes I have to move my bed away from the walls in the middle of the night so that I don’t get water dripping on it. Point is a lot of of these complaints whether it’s directly from Wavecrest or it’s about a neighbor a lot of these complaints. I’m sure are due to the fact that Wavecrest apartments are made and built very cheaply. I can hear my neighbor above me. I believe snoring at night. I can hear full on conversations if I’m on the left side of my bed. Even with the windows closed, I can hear full conversations going on outside of the window. I’m on the third floor and I could feel like I am right in the middle of their conversation with the windows closed. So these walls and floors are not insulated properly. So it’s the nerve of security to knock on peoples doors because somebody’s walking in their apartment at 2 o’clock in the morning. Some people are up at that time and some people aren’t But I have the right to walk from my bedroom to my living room to my kitchen at 2 o’clock in the morning for whatever reason. I find myself sometimes tiptoeing in my own apartment and I live alone. These apartments are made horribly and they charge way too much. I just re-signed the stupid ass lease and the rent has gone up for what? It’s not even worth what it’s going for right now.

I sign my lease back in November and I have had no complains.The management here is great and they are always willing to listen and correct any problem I have concerning my studio.I love my studio and the building I stay in is so quiet and peaceful!The only complain I do have is that some people put their cigarettes out in the entrance instead of throwing it in trash! As far as the parking situation I can't speak about that because I don't have a car but I'll cross that bridge when it comes. The point I'm trying to make is that I'm so grateful to have such a beautiful renovated studio in a quiet building. I truly am looking to be here the Lord's will in the years to come. I consider Wavecrest Gardens my home and the bonus living here is that I have access to the beach šŸ˜€

Be prepared to get no real help about taunting and disruptive neighbors. Our lease ends in a few months and we’re absolutely not renewing it! Someone new just moved in above my apartment. It has been about 10 days since he moved in and I have not been able to sleep at night. He intentionally moves furniture around and bangs things on the floor specifically at night right through the night.

I have called security 3 times. The first time security came, he acknowledged that he heard the loud noise even though the neighbor denied it. The other 2 times security came the neighbor doesn’t even open the door just yells. So basically security can’t do anything, and neither can I. I make complaints to 311 and conveniently, when the cops come he’s quiet, they told me they can’t do anything if he’s not making noise when they’re there. As soon as they leave and close out the service request, he’s back at it again.

So I deal with extreme noise at different intervals of the night. By the time security walks up, he’s quiet. I have countless video recordings as proof of the disturbance . No one has asked to see them because they don’t really care, or probably can’t do nothing about it even with the proof in front of them. I can’t wait to move! This is a nightmare.

Everything about wave crest great. My family is extremely happy to have moved here some 6 plus years ago. Whenever we put a ticket in for a repair in our apartment, it gets addressed immediately. The rent is rather affordable considering what’s out there these days. Also the amount of closet space we get here is insane. Anyone complaining about this place needs to wake up and smell the roses. If the place isn’t to your standards, the earth is spacious to explore.

After transferring to a 1 bedroom from a studio apartment back in late November, I was very annoyed and upset with Goldfarb/Wavecrest for I saw that the building I transferred to was so nasty, smelled of so much weed, crack, hookah and whatever. But after taking pictures and writing complaints, the management realized that there are problems in a lot of buildings in their development that they need to fix. I am glad to say I have seen a change since the 3 months I transferred from the first building I was into the one that I currently reside in. It is up to the tenants to follow rules, respect their neighbors and stop putting the trash where it does not belong. And pick up after your dog. Tenants do not own their apartment, you rent them. And stop putting garbage in the incinerator closet and dog poop in the incinerator. Goldfarb/Wavecrest should be commended for helping out people in programs and shelters. But after a wild a landlord is going to get tired and not take any vouchers, shelter people or other programs. And I do not blame them for enough is enough with these tenants who don't respect the community they live in. Thank Goldfarb/Wavecrest for doing a good job in checking on your development and trying to keep it clean.

Never EVER ask someone to pay an application fee upfront if they haven't seen an apartment to decide if they will accept it or not! You ask AFTER they have seen the apartment. PERIOD! No excuse. A part of your salary is to take potential renters to tour the apartments, you are not losing money. Class action lawsuit for those who have lost money to them is a must!

Hello, everyone. If anyone knows where I need to call to report excessive noise from my neighbors at 2 AM, 3 AM, 4 AM, and 5 AM, please let me know. I have reported it to the office, but a biased security officer came to my apartment in the middle of the night, took my report, and the office in Far Rockaway says they can’t do anything. My sleep is completely disrupted, and I’m desperate.

I wanted to move out, but they didn’t allow it because my lease hadn’t ended, and I lost the other apartment. I swear the noise is excessive in the middle of the night. When I vacate the unit, I’ll leave the exact apartment details here so people can be aware before moving in—unless you work all night. Keep in mind that it’s the same during the day. This situation is insane; it feels like a punishment.

I have been living here for a couple of months, I've experienced some significant parking issues. Upon moving in, no one informed us about the severe shortage of parking spaces or the practice of placing green stickers on cars without proper spots.

Imagine working hard to pay your rent and waking up to find your car missing, only to discover that the security had it towed from your own residence. To get your car back promptly, it costs $180, or you can wait until 9 am for a reduced fee of $130.

This building offers a mix of regular and modern apartments. It's clear that someone paying $1200 in rent can easily afford preferred parking compared to someone paying twice that for a modern apartment.

While street parking is an option, this area isn't safe after dark. For safety and emergencies, parking where you live is essential. I'll attach a photo of a car with stickers that could potentially obstruct their view and poses life treating accidents.

All of this seems geared towards pushing the $140 parking and $200 garage parking options, often with promotions every two months, playing the capitalism game to the fullest.

I might have to opt for preferred parking myself, but I'll continue to highlight the injustices, inconveniences, and hassles residents face here. It id worth noting that the tow truck staff is often rude and unprofessional, and retrieving your car at night in a creepy industrial area with a dead end is far from pleasant, very far.
