Academy properties was not a bad property management company. They always had some one come out to look at repairs in a timely manor. They even extended our lease for a month when we asked. The issues I had were with the house itself. It’s a bit older but the walls were paper thin, it was very easily accessible to mice, and there were always ants no matter how clean things were. Also the pilot light was always going out on the heater. Again these are just issues with the house not the management company.

If you're looking at renting from Gary, please read some of his past tense reviews and look at how he responds to negative criticisms. He is this rude and nasty in person, over the phone, and over emails. This is not someone you want to have to deal with.

If you were looking at hiring academy properties (Gary) to handle one of your properties, please know that he does not care about your property, he does not care about your property, he only cares about the money that your property can make him.

P.S.
Gary is very well known for doing shady (if not illegal things) to not only the tenants that inhabit the properties he manages, but also the owners of these properties.

Academy Properties (Gary), and the landlord they represent have now had the utilities be disconnected again on a property where it is included in the rent. On top of that they have illegally been renting the property while running off water that was first, unknowingly being used by multiple tenants, but built to one and then fully build to that same tenant without their knowledge after they moved out.

Please Gary, come on here and deny it because my next move is going to be buying and making a website where everybody can view how crooked your company is. You've done this with multiple utilities at the same address, everything has been pulled and documented, and I will be making a website and posting it to literally every door within a mile of your business.

Anybody else that has had academy properties attempt an legal eviction on them, or anything else that they believe is illegal, please look me up on Facebook and send me a message. To the website I will be building especially for the victims of Academy properties.

Update:
Gary says he doesn't know who I am, yet there was a letter on my our door saying that his company was handling the property that I speak of and that his company was now represented the owner of the property and he representative self as the property management for the property in court. Do you remember that Gary? Do I need to post dates and post some of the documents that you filed for the property on Peach Court on the owner's behalf?

I've got a question Gary, if you weren't representing the property as the property manager, then what gave you the legal authority to represent the property in court? As far as I can tell you haven't passed the bar in this state, so you have no legal right to represent this property or any other in court unless you are in fact the property manager and have an interest in the property. So if you're not the property manager, why are you practicing law in this state without a license?

Not a very pleasant experience, we scheduled an appointment for an open house at one of the listed properties in Griffin, and when we arrived Gary put his hand up at us telling us to stop driving and then proceeded to get back into his truck, there was no formal introduction or any type of customer service. When I finally got out of my vehicle and approached him he says that he was “waiting for us to get out of the car” and explained that he doesn’t approach anyone’s car which is understandable but his standards should’ve been expressed when I called his assistant earlier. No type of information was explained about the house, he was dismissive, didn’t even try to sell us, very unprofessional, a “what you see is what you get” type of guy. Will never do business with this man. Dodged a bullet.

(The issue wasn’t if pets were or weren’t allowed. The issue was your attitude, lack of respect and lack of knowledge on how to address a future buyer. Try taking accountability with future customers it’ll get you far in life, Good luck.)

Gary and his team are great! They managed my rental property and made the process very easy. I didn't have to deal with tenants or worry about any issues. They were very attentive to any questions I had. I would definitely use them for any future rentals.
