PMI Bridgetown came on board with us after purchasing the previous property managers entire portfolio. After the acquisition it was brought to their attention the issues we had with the property after a deep freeze last January 2024 which froze the pipes and caused significant damage to the property and on-top of that Portland experienced a back log of plumbers and contractors. PMI immediately stepped in to help manage the situation with excellent communication. They have been very professional and attentive. I feel lucky to have placed my home in the care of PMI Bridgetown. Whatever the future holds with the management of my home I am thankful PMI has been there to date.

Avoid. Shady misleading business practices. They always have some kind of 'maintenance' scam going on and always seem to insist on repairs or upgrades that never happen, are overpriced, and unnecessary. They won't allow you to use your own contractors and don't pay the ones they use. They manipulate and extort through bureaucracy so homeowners and property owners feel like they are renters at the mercy of a slum lord, instead of providing a service and listening to their clients. Negative stars should be allowed, and it looks like these other 5 star reviews are written by people associated with this property management mafia. Their replies about inquiries are condescending too and nebulous fee explanations are unclear.

Update: This review is definitely for PMI, Todd. Your office hours and front desk staffing are also failing to meet expectations of what I would consider competent support for the amount of money you've extracted in the form of home repairs and fees.

Professionalism, Quality, Responsiveness and Value
I selected PMI and have Todd about a year ago for managing our property. Todd and his Team are very quick in respond. They keep me up to date on the progress, resolve any issue or problem in a timely manner and effectiveness. Todd is trustworthy and know how to solve the problems. I rented out a 1b/1b condo from PMI Pacific Northwest initially, but my lease was handed over to PMI Bridgetown soon. In my 2 years of tenancy with PMI Bridgetown, I had a great experience. Todd is a thorough professional and the communication from his team was always on time.
Even HOA notices which the HOA didn't bother to provide to the residents were provided to me by PMI on time. I did have a frustrating experience with the HOA who towed my car from my own parking but at least PMI helped me communicate with the HOA and their own third party management services. (I believe HOAs are the biggest scam in the country, but this is not a review of the said HOA).
Ken was my primary point of contact for all tenancy related concerns/dealings. To both Todd and Ken's credit, I had a great time during my residency.
The maintenance could have been a little faster but I understand that I was way out of their normal coverage areas.

One feedback I would definitely like to provide is to question the payment portal company about the additional fee they charge each time on payment. It is not a fee by PMI but by online payment service. We're in 2024 and payment online shouldn't be classified a "convenience" but more of an expectation. I think a business like PMI that has a strong user base should be able to negotiate with the payment portal on easing that fee.

On my move out, I was provided a very clear accounting and what I would call a fair assessment of the deposit refund. Super satisfied with that part because it is rare in today's time.

Todd just took over the building i have been living in for 6 years now. Maintenance may have been and ongoing issue but the small family owned property management was definitely better. The new tenants are paying less in rent than myself and other units that have been here for years. He also decided to take the included utilities out of the lease so there are MORE bills on top of the rent Increase! The first in 6 years!! With the rent increase we were forced to sign a brand new lease. We now pay for water, trash, electricity and laundry. The laundry room has one coin operated washer and one coin operated dryer (both are ancient and don't work the best) for a building of 5 two Bedroom apartments. The price for this unit/building was actually worth the monthly rent but now is definitely not. Rent increases without any actual improvements to units is theft.
