I've lived at a property managed by Breakwater Northwest for 4 years and have only had a good experience with them. They are super responsive, organized, and have a good relationship with the property owners. They have the right priorities when it comes to a property management company, they're not trying to screw you over when you need flexibility or have issues. Tara and Savannah have been awesome to deal with, along with the maintenance team! They're like a family, and it shows in the way they care for tenants.

As a tenant, the property I rented was absolutely terrible. As well as my experience. I moved from out of state to a property that breakwater manages. Because I was moving from out of state, I was unable to tour the property so I asked for updated photos of the home. The home looked wonderful from the pictures so I decided to go along with the application process. 2 weeks later as i’m getting ready to move in from another state, the home was not at all what I saw in the pictures. This home was a DIY nightmare from top to bottom. A paint job that was clearly rushed through and poorly done. Baseboards that looked like a 10 year old would have put down. Black mold, tape and wall texture on the walls that were poorly done (assuming from the last resident to patch up holes) cans of spilling dried up paint left in the closet from 4 years prior (home was obviously not professionally painted, although they claimed it was) Almost the entire kitchen had watermarks throughout the counter. The blinds were broken, almost all the screens from the windows were off and just thrown in a closet. The home was also disgusting when moving in. None of it was cleaned and they told me it was professionally cleaned prior to moving in. But I had to go and hirer my own cleaners because it was so dirty. Nicole the realtor even told me that there were squatters in the home a few weeks before I moved in. The front door also didn’t even shut all the way so it wouldn’t even lock until they were able to have someone come out and fix it which made me feel so unsafe. The backyard was covered in moldy plums from the plum tree stuck to the ground making the entire backyard infested with flies and bees, overgrown weeds, dead grass, and broken pieces of the fence. Even a wheelbarrow full of dog poop and water was left. (This was not at all what the pictures showed) I was so disappointed with my experience here and hope nobody rents from them. The owners came by one time to look at the house while I was living there, telling me how they haven’t seen the home in a few years. When I took them through the home to show them everything that was wrong with it, the couple left in tears because of how mistreated the home was. They told me how much money they sent to breakwater to have things kept up and maintained that never got kept up or done. Although Cheri is a very sweet lady, Tara was absolutely horrible and neither of them are possible to reach. Takes weeks even months for them to respond to an email or text regarding any of my concerns. Have followed up 10+ times before and it still took them 2 months to get back to me. I highly consider never renting from these people. Scammers.

Tara, Nichole, and the Breakwater team are fantastic! This was our first time hiring a property management company, and they were amazing to work with. Fast & clear communication even at times while we were away across many time zones, and made sure we had all the right information needed throughout the process. Hey Tara, I just want to say that this is my review for Cheri. Cheri is so wonderful to work with. She has really been attentive to my biz re: rentals. She is kind and personable, very efficient at contacting me about potential changes needed etc. I think she is just fabulous, and I cant recommend her enough. I am very happy to have this guardian angel watch out for my interests, particularly since i had a very rough time with my other management company. she is a god send for me. I am so very grateful to have her manage everything for me.Thanks to her, my life is easier. So Cheri is just the best as far as I am concerned.

Jasmine helped my family and I get into our happy home and we'll be forever grateful 💕 We relocated from over 300 miles away and she made the stressful process feel doable by communicating with us promptly, clearly, and always so kindly. Tara is great to work with. She walked us through the process of renting out our condo and everything she laid out has gone exactly as she explained it. She and her qualified team got our condo ready to rent and on the market quickly, and within 2 weeks we had great renters. Tara communicates clearly and in a timely fashion, and has gone above and beyond to make sure everything has gone smoothly for both us as owners and for the tenants. I am also very impressed by the service work Breakwater does for tenants in need. I would highly recommend Breakwater NW.

Jasmine is always on top of everything. I have 0 complaints. She makes sure to get things done. I can always count on her to resolve any issues I’ve had and in a timely manner.
