On March 28th 2025 I was getting off the elevator on the second floor it was so darn slippery that when I turned the corner to go down the hall to the carpet area I slipped and fell on my back and tailbone. There was no slippery when wet sign out no cautious sign any where I took pictures and videos when I was rested enough to get up and walk down there again. Also reported it to office staff that morning. I also wrote an incident report. That was given to the main manager. He said I got your note I am forwarding it to his boss and would get back to me with insurance information. It’s March 4 th and still nobody has contacted me. So I guess all just get a lawyer. I applied at Candalaria Plaza Apartments for the low income apartment they had available. We went to the apartments, filled out the application and two days later we were told we were approved. So we scheduled again to come in and fill out more paperwork regarding our income and stuff. We do that, the property manager says she has to send it to the “in house compliance” for IPM and that it could take a couple days. Well a couple days go by and we get a call from the property manager who says compliance has some more things we need to fix, so we go back there, fix the problems, and the apartment manager says it will take a couple days again. Well the manager emails me later that day stating that compliance came back quick and they still have some things we need to correct. We’ll schedule a day to come back in. Well we go in the day we planned we fill everything out and the manager tells us “I’m trying to get you guys in by this Friday before the holidays” I’m thinking awesome thank god. My kids are living with relatives and I’m living in my car because my partners family sold their family home. So she tells us she is sending our corrections into compliance. Gives our apartment number and tells us the apartment is ready, we’ve just got to wait for compliance to come back AGAIN. Well the following week is Christmas so nobody’s in the office at the apartments or at IPM so I email every day that week and the next week which is also another week of holidays mind you the apartment manager only works mondays, wednesdays, and fridays. So another week goes by and I haven’t heard anything. Welll….a THIRD week goes by and now I’m irritated. So I email IPM and they email me right away talking about how they want to get me and my family into our new place and they will tell their higher ups to get the ball rollling. We’re on our fourth week now! The apartment manager has told us we’re approved, we have a unit number, she gives us the rights and responsibilities and I received a letter in the mail today stating we were denied. Tell me how can you lead someone on like that? Deny them after they’ve turned in all the necessary paperwork regarding their income and then deny them for not being able to verify their income?!!! It makes no sense. I email IPM and someone emails me back once and I haven’t heard anything back yet since. The paper I got in the mail has no way for me to appeal it, it’s simply a denial letter not even telling me how I can fix this. You’ve got to be kidding me. Now I’m left sleeping in my car while my kids who want to be with their mom have to stay with relatives because IPM lead me to believe I had a place to live just to tell me no. And for no reason. They have all my income certifications. It makes no sense at all!

Took over my apartments months ago and are impossible to get ahold of. Feel like I’m back in the 90s paying my rent by check. They have not updated their resident portal to reflect that they own our apartments meaning that we do not have access to maintenance requests or the rent portal as previously stated. Figure it out IPM!

I could endlessly list the problems with the property (The Maples) and the property managers (3 in 2 years). No one does what they promise, empty offers are given but never backed up. I've been struggling with a neighbor harassing me for over a year and I've gotten no help from management. Voicemail and emails go unanswered by manager and IPM. The situation with the neighbor escalated to the point of vandalism and an arrest. No one is in the office to answer questions or give updates (and updates are only given if asked for) no one answers the phones at IPM either. Months ago I managed to get a hold of someone from IPM who said she would help, just waiting for her boss to get back from vacation. The time passed and no word, a month later and only one update saying she was still trying to work on it. Another month of silence and it turns out she no longer works there and their advice is to submit it in writing because she left no documentation.
Using the wall heater in the winter costs over $200 a month for a small 1 bedroom unit. Water heater is too small to fill the tub so they crank up the heat there. Broken appliances and leaking pipes that never get fixed after several attempts by on site maintenance and "professional" plumbers.
Neighbor is now vandalizing our property and continuing with noise harassment and we do DO NOT FEEL SAFE HERE.
The biggest slum "company" I've ever seen.

I was hoping the new manager would be better than the last. Nope worse. The top of my convertible was slashed on Sept 27 and everything was stolen out of my car. I'm sure it was a neighbor that lives here or one of their visitors because we don't have problems with our cars being vandalized in the back part of the parking lot. Normally I don't leave much in the car but it was my suitcase as I was going to Hawaii. There are cameras. I immediately called and left a message asking the manager to view the security footage, I told her it was DIRE she call back. No reply. When I left for Hawaii, my housing case manager called her for me and left several voicemails and a few emails, again no reply. I was very far behind paying water (also a joke) and I received a warning notice so my case manager also wanted to talk to her about getting it paid but she never got back to him. When I returned from Hawaii I called 3 days in a row, still no reply but I left voicemails every time. NEVER ONCE DID SHE CALL OR EMAIL EITHER ONE OF US BACK! Obviously she doesn't care about tenants being victims or finding the thief or thieves who likely are tenants themselves! I was told several times starting 7 1/2 years ago my broken dishwasher would be replaced. Nothing that was promised to be fixed or replaced has happened! I get managing 2 complexes would get overwhelming which is probably why the other manager quit. But failing to take a few minutes of her time to go through security footage or even make a simple return phone call to a tenant who was a victim of a crime on the premises, is absolutely unprofessional and even cruel! Just those simple acts could have potentially identified the thief and I possibly could've had some of the things returned. Now I'm sure there is no chance. It's going to cost several hundred to $1000 to repair the car as well.

Constantly given notices for late fees and other things. I usually cannot get a hold of management. They post notices 5-6 days in advance and then never even come to fulfill said notice. I have a neighbor who harassed me on the daily and when speaking to management nothing is done. The old manager Rita had made it clear to that neighbor that she was to have no contact. I don't feel safe in this complex. There are no amenities and with just paying for the bills strictly for this apartment we pay $1800. We can't barbecue, the kids that live here have no where to play. There is no where.to park and the apartments are falling apart. Recently we got a notice for inspection and then maintenance showed up with no notice given. Do not rent from IPM. They like to single people out and treat them like dirt!!
