I was contacted by Kitra after placing this review and she advised that she would speak to “Terry” and would be back in touch. That was on 2/19/25 and I have not received a call or any communication back on this matter.**

If you are looking for an expensive apartment with exactly 4 ft of counter space in the kitchen, no microwave, a rusted & peeling fridge, nicotine soaked walls, a dishwasher that barely works, floors that look as though they were put down by amateurs, no outlets in the bathroom, rusted closet rods & busted/janky closet doors, and off putting office staff, then you’ve come to the right place- welcome home to Crescent Creek!

What prompted me to post this review is a situation that took place today. My furnace went out and I was provided 2 space heaters for my one bed, one bath apartment by maintenance. When they came out to fix my furnace, I was told that there was burnt wiring in the furnace that needed replaced. The maintenance man replaced the burnt wires, and I contacted the office to inquire about some kind of a credit for my Ameren bill. My energy usage has been very consistent since I moved into my apartment in September, around $100-$135. During the day when I’m not home I keep my apartment at 68° and at night before I go to bed I turn my heat to 70°. My January bill was almost $200 and my February bill is predicted to end at $263, and the month is not yet over. My “heat” that was blowing out cold air was running all night last night and all day today until 12:20pm. Knowing that the furnace constantly running for that time, and the use of 2 space heaters in that time would raise my month end bill higher than the $263 it’s predicted to end at, I reached out to the office to see if any kind of credit could be issued. When I called, I spoke to Dani and explained the situation. She stated “We don’t offer credits of any kind.” I asked “Even though the wires being burnt in the furnace are no fault of my own? Burnt wires in your furnace raise your electric bill significantly due to electricity leakage.” She replied “Like I just said, we don’t issue credits of any kind.” I asked if there was any one else I might speak to about this, and she replied “Well no one is here right now for you to speak to. I can have someone call you.”

I’m wondering if I will get a call, I’m posting this review in hopes that I do, and that a reasonable solution can be reached, since my electric bill was an extra $50 last month, and an extra $120 this month. I will update my review with the outcome of this situation, but as a tenant who has always been current on rent & kept to myself, to say I’m incredibly disappointed in PLS and my experience here at Crescent Creek thus far would be an understatement.

Stay far away from these people, they will hang up the phone to avoid your calls. I lived in one of their properties 3.5 years ago and they sent me to collections for a month of rent last week. I called them to ask what the charge was for, they refused to tell me why i owe them money. Communication of the charge 3.5 years ago would have been nice. Scumbag move from a terrible company.

Also negatives of renting with these people:
- Zero communication once you do rent with them.
- Very slow and difficult to get maintenance support.
- Overpriced rent for the area and amenities .

My friend and I had toured a unit for Nordic Villa and expressed interest. A couple weeks later we put in our applications and awaited some sort of communication. Days, and then weeks went by with no response. We had both texted and left voicemails. At this point we were nearing the end of October and wanted to secure an apartment for November so started looking at other avenues. To this day the only response we have received was letting us know that their work phone was not sending texts out. We still never received any approval confirmation or denial. It unfortunately was a waste of 70 dollars in application fees. It is Illinois law that we are supposed to have those returned if we are never approved for a unit. I would highly suggest not applying here if you actually are looking to move into a place.

I went to view an apartment complex the other day and it was absolutely disgusting and filthy! Toilet has streaks in it, dirt covered walls, nasty bathroom and kitchen sink. Maintenance closet disgusting! I don’t see why this company would even show possible tenants dirty apartments. Truly disgusting. Lets me know they won’t repair anything and won’t maintain an adequate living environment.

Staff have always been so kind. Alyson was the agent who helped me with my move in process, and she was amazing! As far as the apartment goes, for the price, it is decent. I lived at the Knoxville Manor for my time with Peoria Leasing. The apartment really did the job for the most part, and I never had any real big maintenance issues. I'd say the things that were harder to deal with was the small a/c unit, especially during hotter days. Additionally, there was only one unit in the living room, but none in the bedroom, so the only room that would really benefit from the a/c was the living room. That was one thing that perhaps could really be worth looking into improving, but besides that, I was really happy with my overall stay. Again, staff was excellent, and the maintenance team, for the rare instances where I needed them, responded to my requests in a very timely manner.

I’ve lived at this Covington Ct for a year, and they have provided the poorest service out of all of the leasing companies I have rented through. I was not provided a move in check list (pretty much a standard for apartments), so i provided my own. Maintenance has entered my apartment several times without my notification, once without me putting in a request. Management refused to take accountability and asked why I never brought it to their attention. I notified them I brought it to my leasing agents attention (who I was directed to direct all my complaints/concerns to when I initially moved in), management notified me that process has changed, but never notified me of the change. Repairs are not made to fix, they are made to patch. They “fixed” my dishwasher three-four times, and it continuously leaked into my downstairs neighbors apartment after their “repairs”, I stopped using it. My AC went out three times the summer of 2024, and their suggestion was to “open the window.”
They have the most backwards system in their lease that you have to notify THEM of you are moving out within 30 days of your lease ending, though you sign a lease from Xdate-Xdate. Yes, I read and signed the lease when I moved in A YEAR AGO, if there’s anyone who reads their lease monthly and can manage their own repairs, this may be a property for you. But the property managers don’t care about their tenants, property, or their parking lots/driveways. Tenants swerve around potholes to get to their buildings, creating a dangerous environment for pedestrians. I’ve rented and lived in apartments for 6+ years, and this place was finally the kick I needed to own my own home, only positive was that they were so bad!

As a current tenant, I would strongly advise against choosing these apartments. Although I'm here temporarily due to frequent moves, my experience has been quite disappointing.

First, the maintenance service is extremely slow and unprofessional. They take forever to respond and often enter your home without knocking, regardless of whether you're there or even in the shower. When I moved in, many things were wrong: the garbage disposal didn't work, half the outlets were faulty, and my washing machine was filled with mold. The rubber parts, which should have been grey, were black with filth, and I had to clean it out myself. And I also got a really nasty free sock stuck in the washing machine when I moved in. The dryer vents were completely clogged, preventing my clothes from drying, and I ended up cleaning them too after hearing similar complaints from other residents who faced long delays and poor service from maintenance.

The bathroom was another issue. Both the shower and bathroom drains were clogged with old hair and gunk, requiring me to clean them out. Recently, my AC broke down, and based on past experiences, I don't have high hopes for a quick fix.

Their additional services, like snow removal and lawn care, are mediocre at best. Despite numerous complaints, these services only improved temporarily when the owner finally showed up, but I'm sure it will revert to the usual poor standard soon.

If by some miracle all your issues are fixed and you can tolerate the poor maintenance services, the place might seem decent. You can opt for a garage for your car and have your own little patio. However, don't be fooled by appearances. When you are thinking about moving in they only clean and fix things that are visibly appealing. Look deeper, and you'll find the laundry machines, garbage disposals, and drains are filthy and neglected.

A final example of their incompetence: I had to change my AC filter because it was long overdue and had clearly never been replaced despite the recommended three-month interval. To top it off, the maintenance crew installed the unidirectional filters backwards, completely ignoring the correct airflow direction.

And don't think you're getting a bargain here. I'm paying $1050 a month for a one-bedroom, one-bath apartment, and I've been warned that the rent increases annually, making it a bad investment. Save yourself the trouble and find somewhere else to live.
