I’m so happy RBM Edwardsville reached out to me to write a review in exchange for a chance at Blues tickets.

This place is probably one of THE WORST places to rent from. We have had electrical issues since we moved in, with countless requests on our part for maintenance to come fix them and the issue never being rectified when they would come, the office still acted like they had no idea any of this could have happened. Basically, they said there is no way they could have predicted something more serious until it actually almost became a huge problem.

We have been without heat in our apartment, and with winter quickly approaching and colder weather moving in, we thought it may be time to kick our central heating unit on. WRONG. Our unit simply did not even have a heating element installed, so we waited… and waited… and waited… for our heating element to come in the mail. In the meantime, the office provided heaters. These heaters almost burned our apartment down on a couple of different occasions. The first time, the cord connecting from !!!MY CEILING FAN TO AN OUTLET IN THE WALL!!! (absolutely NOT up to code, I will get to this part later) got too hot and exploded and caused me to be without power in my bedroom for 2 days. A few days after the issue was fixed (maintenance went and bought me a new extension cord! yay!) it happened again, but instead of blowing a fuse/breaker in my room, MY ROOMMATES OUTLET EXPLODED. Now, they are trying to force us to move into an outdated unit even though the city inspectors told us it would be fine to stay as long as they fix the issue within 30 days.

This outdated unit they are trying to force us into also has ceiling fans plugged into the wall, which leads me to believe other apartments are set up this way as well. The city informed us they will be doing inspections on all units to make sure this isn’t the case, because if it is all units will need to be brought up to code. Aside from the ceiling fan issue, we have signed a lease for this unit, but they insist they are not ā€œbreaking the leaseā€ because we would be a ā€œtransfer.ā€ Funny way to work around that problem, right Allen?

They have been lying to the city about tenants moving in and out and avoiding contacting the city of Edwardsville by taking out water bills in their name. If tenants were allowed to take water bills out in their names, then the city would have to do inspections. If the city did inspections like they are supposed to, RBM would not be in business.

All of this to say, DO NOT WASTE YOUR TIME, MONEY, OR ENERGY ON THESE SLUM LORDS

I lived with RBM for a year. Dealing with the leasing office and maintenance always went smoothly and efficiently. Shortly into my lease my dryer had some issues. Maintenance I put in a maintenance request and it was fixed the next day. I couldn’t have better things to say about this company and the people that work for them.

Seemed good at first but maintenance requests took longer and longer to fix. They didn't fix our garage door for the last 6 months of our lease despite multiple calls/inquiries (10+). Our dish washer took 2 months to fix! Then when it was time to move out we didn't get our deposit back because they had to clean our carpet, fridge, fan blades, and had to "patch multiple hole and repaint an entire wall". It was where the TV was mounted... the last year there was very disappointing!

Rented at 412 West Union St. Do NOT rent from these people!! They don't fix problems!
----I also had the same electrical issues as another reviewer. In fact, it might be the same unit, meaning they never fixed these issues after 3 years despite raising rent. The ceiling fans plugged into outlets is true and it doesn't surprise me that is not up to city code. Wow!
-Water was sometimes brown for no reason.
-Electrical was all connected, causing shorts whenever we utilized the outlets.
-Told my roommate and I that a major leak wasn't an emergency and didn't replace any carpet or ceiling that was clearly damaged by mold. Instead they ran fans for a week that raised our electric bill. They cut a hole in our bathroom above the shower and the patch job was horrible. They also said they would come back in a couple days and it took us pestering for a week to get maintenance back into our unit.
-They lied about putting in a work order on our communal washer and dryer and a lot of my clothes were ruined because we thought it was fixed.
-Instead of acting, they told me to call the cops on disruptive neighbors and gaslit me about noise levels even when I had video proof. Ceilings and walls are paper thin so good luck to anyone on a lower floor!
-Tried to charge us like $20-$30 per window blind that was broken, despite us finding the exact same blinds for $10 at Home Depot. This was also a surprise "inspection".
-They use a stupid pet "vetting" 3rd party company to decide how much to charge in pet rent (you have to pay yet another fee to use the service).
-multiple times we received emails saying they would raise rent the next month, which is illegal. When I complained, we received an "oops" email saying they didn't mean to send the first. They try to get away with squeezing as much money out of people as possible, which is deplorable considering mostly families, college students, and English as second language renters use RBM.
-The biggest kicker is how they scam college students. Despite being told we would be allowed to drop my roommate and add someone else to the lease, we were turned around and refused and charged fee after fee.
-It's written in the fine print that tenants can't wrongly speak out against the company, but they don't define what "wrongly" means. Not sure this is even legal.
---If they respond to this, they're probably going to try to gaslight my review so please take a look at other reviews to see that this lines up with their whole deal. šŸ™‚ Hi Allen.

They keep increasing the prices each year which is ridiculous with no change to the condition of the appartment. I have an in unit washer and dryer that is super old and the dryer been out for almost two weeks, requested to fix it and haven’t been fixed. I highly recommend you stay away from RBM.

Update from last week's post:
The dryer hasn't been working for almost a month. I emailed RBM requesting compensation since the dryer hasn't been working for nearly a month and has yet to be fixed despite multiple back-and-forth communications requesting to take care of the ongoing issue. I got a hostile response from one of their Leasing Consultants; the response is below word for word of what she has to say.
In my email to them, I mentioned that I am a very busy student with a limited time. Her response was "Your self-classification for demographic within our community demographic does not change the course of action for maintenance nor propose the need to expedite service".
As a busy student, this has been inconvenient for me in many ways. I always pay rent on time, and I chose this place because of the in-unit washer/dryer. I am so disappointed at RBM and how they handle business. They are quick to increase the price each year, yet so slow in fixing the problem I've been having, and also fast to suggest using the community laundry service.

This is the email I received from them;
" Financial compensation such as crediting funds to your portal for rent will not be provided. Your current action to utilize a community laundry service is an excellent solution until the appliance is repaired in your home.

Your self-classification for demographic within our community demographic does not change the course of action for maintenance nor propose the need to expedite service. To modify our processes and procedures due to a resident's demographic status is in fact discriminatory to all other residents.

A member of our maintenance team will be to your home as promptly as possible to resolve the issue.

Dishonest & terrible. My apartment wasn’t up to par when I moved in, Ive asked them to take care of the holes in my ceiling months ago when they replaced a ceiling fan that a incompetent maintenance man put in and they were just fixed. I have a neighbor upstairs that constantly stomps and my apartment has done nothing to help. My landlord (Jason) lied to me about assistance for helping me with rent after I was hospitalized. DO NOT RENT HERE.

currently we don’t have heat or wifi that works in our apartment. not to mention the electrical issues, multiple bad outlets, AND a bad breaker. the issues in our apartment are never ending. Sometimes they care and sometimes they don’t. the maintenance man told us there was never a heating element installed in our apartment. not to mention the AC didn’t work when we moved in that they had to ā€œfixā€ twice and half the outlets didn’t work (and still don’t). I’m convinced there was never any kind of inspection done on the unit before we moved in. because there’s no way it would have passed. OH and then there’s the noise level. our upstairs neighbors make the most noise at all hours of the day and night. stomping, throwing things, music, ALL HOURS. Also, no security in the apartment and your packages will get stolen and RBM will do nothing. i would not recommend this apartment to anyone, it’s borderline live-able at best.

UPDATE: We were forced to move out of our apartment. We had to move out after only living here for 4 months due to the safety issues. We found out that they were evading city inspections before renters move in. It they had done the inspection, it would have failed, and this would have never happened to us. We received no apology from anyone from RBM for the major inconvience of having to suddently move out. They declined to help us with our moving costs or financially compensate us in any way. And like I said, we have received no apology from anyone. They agreed to give us our deposit back, but we have yet to receive it, so I will update if that happens. RBM, do better.

Worst experience with these people. All they want is your money every time you turn around. They recently just randomly charged us a fee that they forgot to do when we signed our lease 5 months ago and say we have 5 days to pay it haha hilarious. These people are a joke. I feel like we have an issue with them every time we turn around and they don’t care what so ever. If you can I would highly recommend staying clear of these people.
