Best Move I could have made....

After moving away from the greater Rockford area, I was hoping to find a property management firm to assist in running our multifamily property that had become challenging to handle remotely. With the advice of a fellow real estate investor, I reached out to Bob at Emerald Property Management. After the 1st meeting with Bob, I was convinced Emerald Property Management’s team and system was a perfect fit for me, allowing me to shift away from the day-to-day management activities of a rental property and focus my time in other areas of my life. Now after 12 months with Emerald Property Management I have re-signed a contract extension, and I’m very happy to write a review on their behalf, to share my experience for other property owners who might be in a similar situation. With Emerald handing the day-to-day details, I’m no longer involved in: rent collection, maintenance coordination, tenant recruitment, or any of the other details involved in a rental property. Emerald handles them. When units turn-over, Emerald is quick to find a quality new tenant and advise on market appropriate rent given the unit’s condition. Emerald proactively manages my lease renewals and pairs an inspection to advise me on any deferred maintenance that we should address. Most importantly since this is an investment, Emerald has significantly improved the management of our property, established appropriate rent rates, boosted the value of our investment, and eliminated my daily involvement…... all at a reasonable management fee. Not just a home run, that is a Grand Slam for us. Based on the great service and attention to detail, I highly recommend Bob and his team at Emerald Property Management.

I moved from another state and the Emerald Property Management team (Heather and Bob) have been my property managers for the past year. Everything has been easy being a tenant and I can't say I've ever had that experience before. The maintenance requests I've submitted have been handled professionally and promptly and property I've been renting has been perfect for me; rent is reasonable and easy to pay each month with their online portal and the property I'm in feels safe and like a home. Most property management companies I've worked with in the past have been faceless, at best, and downright vindictive at worst - Heather and Bob at Emerald Property Management have made it easy and pain-free to work with them and their landlords they work with seem to be quality people as well. I could ask for a better property manager or landlord than the ones I have at Emerald Property Management. My kids and I could have been on the streets a few times because of inflation and I’m also a single mother of 5 children with no help and no family. I’ve been behind on my rent many times at this point and they’ve done nothing but help me. Although they have their own bills to pay and what I’m dealing with isn’t their fault and has nothing to do with them, but they are so empathetic and understanding that they’ve giving me chance after chance to get it together. I am so grateful. Anybody else I would have been evicted a long time ago. I am so blessed and grateful to have emerald property management as the business I go through for my place. I don’t know where my babies and I would be without them. When I needed a new refrigerator they gave me a new one, when my stove went out they gave me a new one, and when my dish washer went out they gave me a new one and I didn’t have to wait. They got on it immediately. If I could give them 10 stars I would but I can only give 5. I totally recommend Emerald Property Management every time. You guys are so amazing thank you so much for everything.
