We've had trouble getting them to pay our utility bills reliably, even after working with them to address the problem these past 2 years. Sometimes they're helpful with references, and sometimes they're not. In any event, they charge a great deal, so we'll be making a switch.

After living in our apartment for what is now approaching two years, there's been an overflow of evidence illustrating Parker Holsman's complete disregard for its residents and their homes. We've been communicating a myriad of issues to the company with little to no follow up on their end, along with a complete lack of urgency or care. The purpose of a leasing company is to be the middleman between the residents and the owner, while assisting residents with their respective domestic needs as outlined in the leasing contract. PH has failed to respect that relationship time and time again by foregoing their general responsibilities and shifting blame to us in various instances, including when the respective issue is plainly their fault. We say this not to point fingers, but to raise the bar of accountability, as Parker Holsman has left said bar incredibly low to say the least. We strongly advise anyone who is considering working with them or their staff to reconsider.

I like Parker Holsman. I don't love them. I will admit, we had MAJOR issues when we moved into our place (i.e they were renovating over the summer and assured us it would be done by the time our lease began. "Done" to them appeared to mean "drop everything as is at 8am 9/1, even if it is not complete."). However, with forceful advocacy everything has been (mostly) smooth sailing since and we have felt comfortable resigning our lease.

Pros: Not MAC properties (if you are in Hyde Park). Have a physical location where you can track people to if they don't answer emails. Any major problems that would cause structural damage to the building (water damage) have been resolved promptly. Relatively lax rules regarding pets and adding people to leases. Tend to manage older buildings which means they are still appropriately priced for the neighborhood.

Cons: Absolutely terrible at electronic communication (we still have to walk or mail our rent in, for starters.) "Minor" problems take forever to be fixed. The property owner to leasing company to property manger chain of communication seems flawed at best, actively terrible at worst. They raise our rent every year by 3% without any actual increase in quality of service.

To get 5 stars they really have to step in to the 21st century and provide much better communication and service. For now, they are doing the bare minimum and I suppose you could do worse.

Terrible management company. Their property on Drexel BLVD has a huge rodent problem that hasn’t been taken care if for months and I would recommend the property be condemned due to so many issues. Parker-Holsman also will NOT accept responsibility for anything they should be responsible for. Rodent infestation, sewage backup issues you name it, they do a horrible job at fixing it. I’ve had a sewage problem for the past 4 months that’s still hasn’t been fixed. I’ve lived here almost a year now and had nothing but issues since day one. Rats coming through all the walls. It scares you at night when you can hear them and you wake up to feces all over your kitchen counters. We keep clean too and that doesn’t help at all. Neighbors have the same issue and we can’t get rid of them no matter what. Parker-holsman asks like it’s no big deal. When you call them they lie to you and say either the person you need to talk to is not in the office, or that they will call you back and never do.

With the sewage problem we had a major backup with sludge coming out of the toilet that flooded our entire first floor. Sewage is the responsibility of the housing association which is Parker-Holsman. The sewage backup ruined ALL the hardwood flooring, it tuined some of my clothing and other items. It molded our entire downstairs bathroom which can no longer be used and is sealed off now due to being toxic. So now we are living in a house that contains mold. Creating more health issues and it’s been taking Parker holsman MONTHS to rectify the issue. They even told my landlord that they would not pay to have the flooring or bathroom fixed even though the sewage is their responsibility. They REFUSE to be held accountable.

Next they came out and did some work on the sewage system MONTHS later and tore a bunch of huge holes in our walls and ceilings. This lead to an even bigger RODENT infestation and Parker holsman refused to pay for the repair job even though they were the ones who had the holes put in the wall to finish their work!! What kind of sense does that make Who runs this company? Who is the ceo? Because this is not how you treat people. Please don’t rent from these horrible people ever.
