I waited for over a year from my first bad experience with M&M, because I wanted to give them a chance. I can say they aren't the WORST, but for what they charge in rent.. some things were unacceptable.

On night 1 in my apartment I soon realized there were bed bugs, like an infestation. I myself work in property management and there was clearly an infestation that was masked by painting over the bed bug marks. Bed bugs leave marks and shells and its clear the maintenance techs just turned the unit without reporting anything. Day 1 of moving in I had to find an Airbnb to move myself and my baby into until something was done about the apartment I just spent over $2,000 to move into. My property manager- Ed did make sure to get something done asap and offered me compensation for this problem. It took 5 treatments for the bed bugs to be completely gone. It was the most stressful situation I had been in and left me with paranoia for months after. The technician who was taking care of my issue did find old crunchy bed bugs, so that was evidence that the bed bugs were there already when I moved in.

I would say a few months later I had crazy neighbors I shared a wall with that would constantly have my apartment smelling like weed when I would get home from work and they would also be what sounded like throwing one another at the walls with arguing. They moved out. Again, Ed did reply to my emails about this and took care of the issue the best he could.

The main issue that caused me to leave my apartment were the mice. Pretty much the entire time I was living in my apartment there were mice popping out of EVERYWHERE. You could hear them in the walls, floors, floor heaters. These mice were extremely comfortable and would come out while you're sitting on your couch like nothing, it was insane. My mom was watching my son once and slept on the couch to find a mouse on my couch next to her. The droppings were in every nook and cranny in the apartment and on the stove burners..in my couch.. it was impossible to keep up with. On my own I caught 5 mice, but as soon as you would catch one there would be two more. I had to draw the line when I came home from work all day with my toddler and there was a dead mouse just laying out on my carpet. I made sure to document everything and would send it over to Ed in which he would schedule pest control to come out asap and I did appreciate this BUT pest control coming to a UNIT is not going to solve the problem in that building. The issue was not my unit it was the building since my neighbors below moved out early too because they couldn't deal with the mice. I chose to move out earlier than my lease ended because it was too much for me. It's extremely bothersome that my unit is already listed and was being shown as soon as I put my early notice in for a way HIGHER rate when there is literally a mice infestation in the building. Paint and small updates aren't going to magically fix the problem at hand. I feel for the next residents who move in because they will have some unwanted roommates.

I do want to add in some positivity here. Aside from my issues, Joanna and Ed were doing their jobs. Joanna was so sweet when showing me different apartments and worked to get me the apartment that would best fit my needs. Ed was attentive, responsive, and proactive with all of my issues. I appreciated both of you, but please take the pest control technician recommendations for that building seriously. I loved living in Oak Park and I appreciate the time spent! I would have renewed my lease there if the mice issue was eradicated.

I rented from M&M for about three years. I had moved to an apartment that was not managed by M&M, but was then taken over by the company after about a year of me living there. They are by far, the most incompetent, disrespectful, and morally corrupt organization I have ever encountered. Our ancient apartment was consistently falling apart, this was of no concern to M&M. Their maintenance team is simply unable to keep up with the extreme level of problems that those apartments endure. The repairs that they were able to make, were done poorly, with no responsibility taken by M&M. You will need to fix things yourself, out of your own pocket. Emergencies will be treated dismissively. The woman who lived in the apartment above us flooded her apartment, damaging ours. M&M did not care, and treated our emergency phone call as an inconvenience. Taneiesha did not answer that call, or any other calls in a helpful way, if she answered at all. The appliances broke. Each one, over the course of those four years because they were of the lowest quality possible, and they were installed incorrectly or without concern to the tenants. M&M does not care about the tenants. Care for the building is minimal, and concern for the people living there is nonexistent.
The secondary lock on the front door to the entire tier was permanently broken. When the primary lock broke, leaving the door completely open, this was of no concern to M&M, who left it unrepaired for nearly a week.
Here is what I want to highlight in this review: they conducted construction in the store room under our apartment for over a ten months. Five days a week there would be construction noises constantly from below the floor. Yelling. Shouting. Hammering. Machinery. Everything. When they were reported for working without a permit, they threatened to change the construction work to seven days a week, starting at seven am. This is how they dealt with tenants. This went on constantly for over ten months. M&M did not care. Did not help. They instructed their maintenance workers to not communicate with tenants under any circumstances. And completely disregarded requests for communication or a timeline for work completion.
Eventually, when they entered the apartment for a mandatory inspection, they left the doors unlocked and open for the remainder of the day. That truly shows how concerned they are about the safety of their tenants, or the respect they have for the sanctity of your home.
They are completely negligent, uncaring, unprofessional, degenerate slum lords. Do not rent from them.

My ac constantly stopped working and they kept sending a company out until the issue was fixed, I’m very grateful for that because the previous company that owned the building never responded to my maintenance requests. They respond quickly and are very proactive! Everyone from maintenance and management has been very kind and helpful! They also fixed my blinds, let me paint my walls, re did the grout in my bathroom and literally anything else I submitted a request for.

DO NOT GET A HOUSING SPACE FROM THEM especially from Erika Daybrook! She is fairly new and VERY rude and VERY unprofessional. She is super under qualified for this position. We have been living at our current location for about 4 years and the ONE washer and the ONE dryer STILL DO NOT WORK! They don’t care if your packages get stolen and refuse to have cameras. They do NOT listen to you and your concerns. They only want your money and will continuously add fees to your account. They will wrongfully accuse you and will evict you instantly. Please do NOT do this! There are so many better managements in Chicago, feel free to message me and I can send some! (P.S) if you don’t believe anything I say, just read the responses they had towards the other people who rated this place 1 star below, very rude people.

5 star review for what you'd expect with an older building and a company that rents fairly to all. It's not perfectly pristine, again the building is old, but the units are more modern than other places I had toured. I saw a lot of places before deciding on signing here and after living here for 2 years, I still feel content I chose here. I live on Washington and Wisconsin; Tim is the property manager and he's great! Any time I email and have questions or put in maintenance, it's always answered the same or next business day. I never hear any of my neighbors when I'm inside. The only thing that's not great is the noise from the alley but that would be any where in this city. Pest services offered monthly, cleaners in common areas do a good job. Maintenance engineers have always been so friendly. They truly do their best with what they have. I'm a medical student living off a student income, & this is better than student housing in my opinion; I am comfortable here. Neighbors are friendly and location is perfect. Hoping this review helps anyone considering the building I live in, at least (can't speak for the others or other managers). 🙂 Sidenote: It would be nice to see an investment in the stairwells and hallways.

My experience with the property management company, particularly with Ms. Erika Daybrook, has been nothing short of a nightmare. From the very beginning, Erika displayed a level of unprofessionalism that is simply unacceptable. Her attitude towards residents and prospective tenants is downright appalling.

Erika Daybrook is an extremely rude and mean person. Every interaction with her has been a struggle due to her nasty demeanor and complete lack of respect for tenants. She doesn't communicate clearly and seems to take pleasure in making life difficult for everyone.

The most outrageous part of this entire ordeal is her baseless accusations and false lease violations. She has denied us a lease renewal based on these fabricated claims, which is both infuriating and unjust. On top of that, she expects residents to clean up after maintenance work, which often leaves debris scattered around for days. This negligence is then used against us to manufacture lease violations.

Furthermore, Erika never answers emails or calls. It’s nearly impossible to get in touch with her, adding another layer of frustration to an already terrible experience. Her blatant disregard for tenant communication is unprofessional and unacceptable.

Living in a property managed by Erika Daybrook has been a subpar experience, to say the least. Her inability to manage the property professionally and her malicious behavior towards tenants make it clear that she is unfit for her role. I strongly advise anyone considering renting here to look elsewhere. Dealing with Erika Daybrook is not worth the headache. Avoid this place like the plague.

From the start of leasing, the property manager Erika Daybrook, displayed poor attitude towards building residents and prospective tenants. All interactions with her were clouded by unprofessionalism and clear communication was a seemingly Herculean effort. In addition to not properly explaining lease expectations, the residual debris from maintenance work fell to the residents to clean up after several days of inaction by building management. This debris was then used to fabricate lease violations which served as a basis for management’s lease non-renewal. As a whole, the experiences living in a property managed by Ms Daybrook was subpar to say the least and prospective, as well as current, tenants would be better off seeking housing elsewhere

Trying to schedule a showing and the agent only does showing during a normal business day hours so if you work a full time job you aren’t able to get a viewing since they won’t do a showing 5/6 at night. Makes it confusing when you need a full time job to pay the rent.
