I had the pleasure of working with Julian recently. We had an issue with squirrels getting into the roof, and it was really stressing me out. I reached out to them, and they were quick to respond and put my mind at ease.

After following up, their team inspected everything, and took care of the squirrels in a safe and humane way. They also sealed up the roof to make sure it wouldn’t happen again. Throughout the process, they were super professional and kept me updated, which I really appreciated.

Overall, I’m really happy with how they handled the situation and would definitely recommend them to anyone looking for reliable property management.

I been living in the building for 5 years and everything has been great. If there’s a problem in the building it gets fixed right away, the app to pay rent is very convenient. The team gets back to you fast. The maintenance man fixed my clogged tub in 15 min I was surprised. Overall great service. Also I love that once a month our building gets clean and grass cut.

New Resident to Winnemac-Previous Resident of Original Property owner

The difference between Winnemac Properties and the previous property management is like night and day! From day one, Winnemac has shown incredible professionalism, care, and a commitment to improving our living experience. The transition to Winnemac was seamless, which was a huge relief after the confusion and lack of support we experienced with the original property management.

Before Winnemac took over, we had ongoing concerns about the safety and cleanliness of the property. The previous management neglected basic responsibilities like snow removal and salting during the winter, and the stairways and common areas were rarely cleaned. As someone with asthma, the lack of attention to these shared spaces was particularly concerning, especially when other residents would vandalize or leave the areas dirty. Despite bringing these issues to the previous management, nothing was ever done.

However, Winnemac stepped in and immediately made a positive impact. On the very first day, without us even asking, they prioritized cleaning the entire property, including the stairways and common areas—something we hadn’t seen in years! Their employees were kind, professional, and did an outstanding job. It’s clear that Winnemac values both their properties and their residents, and their actions speak volumes about their commitment to excellence.

Additionally, Will, who was assigned to help with the transition, was fantastic. He ensured we had access to a secure resident portal and was quick, respectful, and attentive to all our concerns. His dedication made the process smooth and stress-free.

I’m thrilled with the changes Winnemac has already made and can’t wait to see what other improvements they bring in the future. If you’re looking for a property management company that truly cares, Winnemac Properties is the one. Highly recommend!

We’re very disappointed with the experience we had with Winnemac Properties Management Company. Our unit was dealing with bedbug infestation,(later we find out that the bedbug infestation was in the whole building) despite multiple reports and requests for help the company failed to address the issue in an effective manner causing significant stress, discomfort, and financial burden as we had to move and get rid of our furniture.
For anyone considering renting with this company, I recommend proceeding with caution until they demonstrate a more reliable standard of property management. This experience has made us question the company’s commitment to their tenants’ well-being.

Everyone at the office have been a great help and making my move in day stress free. Stephanie Lambrecht is one of the friendliest and welcoming staff member, they have. She checks up and updates me during the process, up to when I pick up my keys. Even after moving in, check has dropped a message to see how are things and liking my apartment.

Felt inspired to write a post after the holiday reminder email we just received from Winnemac. I love our apartment. Great location. It's old and we knew we were getting a very average apartment.

Cons:
- we had a gas leak for over a year. Each time, Freddie sent the handyman who patched it up enough. Had issues every month except during the summer when we could turn the heat/gas off. I cannot emphasize how stressful this whole ordeal was and how many times Freddie told us, "i manage 35 buildings." in response to us asking for an urgent solution/help. We ended up calling the gas company, who relayed that we have had a major gas leak for what seemed like a very long time. There was also a gas leak in the basement. Gas leak in our kitchen. It was fixed and we haven't had a problem since. But it was only fixed because the gas company locked our gas and wouldn't turn it on until it was actually fixed.
- Building manager or handyman doesn't always show up to let other contractors in. So, we have random people constantly ringing our doorbell, asking us about problems that we can't provide guidance on or might not have been reported by our unit.
- Other tenants have had major issues: fridge breaking. Gas leaks. Heater failing. Wrong fees for rent. The response time by Winnemac given is usually longer than you would expect for those issues. We all know to heavily pressure and keep calling.
- Told us we couldn't use our front balcony because Chicago has a rule against functioning front balconies? We looked it up, the front balcony portion doesn't pass inspection and isn't up to code. The porch does look like it will crumble in places. Just a weird lie.
- laundry breaks/has issues every couple months. No new machines.

Neutral:
-Rent went up again by $200. No updates to building. To be expected though and I don't necessarily hold it against them.

Pros:
- great location off brown line
- dog friendly
- love my building mates
- I love our general set up (minus storage). It's cute and cozy
- haven't had a major issue in half a year (other tenants have).
- allow subletting. And are partially flexible according to their leases.

It's a typical chicago property management company. A lot of this is also probably driven by the owner making cheap decisions. Keep your expectations low and make sure to advocate for yourself. We never expected nice, but we did not expect a year long gas leak and being told that it's normal to smell some gas in your house...

Rent is fair, increased by ~$50 every year. I was never taken advantage of with extra fees. Service requests were always addressed. Office was easy to communicate with and they clearly were hands-on with their properties, as it is a local company. Appliances were up-to-date, and although the radiator system is a little old and unpredictable, still much cheaper than paying for electric heat for basically the same service. Internet + gas + electric comes to about $150 in utilities monthly.
