I am reading the negative reviews and to me, a lot of them sound like isolated issues or "crybaby" people that want to hassle a good company for isolated incidents. I've lived in the city for 15 years, rented apartments from Cagan, Peak (twice), The Enterprise Companies, Haderlein & Son, Lakeview Associates, and Andco. I would say AndCo was easily the best. They have nicer buildings, they maintain my building like clockwork, and the maintenance response time for issues inside my apartment is ALWAYS fast. I would generally ignore the negative reviews, as they seem overly dramatic. This is an easy company to recommend in the city.

They will charge you the most insane move out fees regardless of the condition you leave your apartment. They charged me $25 per lightbulb, $400 for a cleaning fee on a spotless apartment, and another $200 for a couch that we tried to throw out (charged me for two pieces of furniture because it was a sectional). I would never recommend this company to anyone looking to rent in the Chicago area. Read their insane fees before signing, god forbid you do.

This has by far been the worst apartment and property management I have ever had the displeasure of renting from. I would advise anyone against renting from 2464 N. Geneva Terrace as well as Andco properties.
My maintenance requests have been ignored for 10+ months. My alarm hasn’t worked and that was one of their selling points. I feel unsafe and also lied to.
I got a noise complaint about my dog the week I moved in. The property management threatened a 10 day notice after the 2nd noise complaint. I work from home and my dog was never left for more than 2-3 hours and he never barked when I was home. I have cameras in my apartment to prove this. My dog was raised in an apartment from a puppy and never received a noise complaint from the other places I’ve lived.
I’d be more understanding if they also took my complaints seriously. However, the property management blatantly ignored mine. The walls are paper thin. I can hear my neighbors cell phones vibrating alarm EVERY morning. As well as their animal running and extremely loud banging at all hours.
There is construction directly outside of the unit. They give no notice and constriction would start as early as 7am.

This experience has been horrendous.

Considering the exorbitant amount this company charges for their poorly managed properties, they could not be less helpful. Countless days where the water supply is suddenly shut-off for the entire day so that you cannot shower before you work, little to no notice of maintenance coming into your apartment on several occasions and today their staff showed up at 6:30 just to wake the whole building up and somehow shut off our electricity with no notice. Hard to pay this insane rent when I can't even work! Don't worry, they'll ignore your emails if you ask about anything other than rent. Terrible management.

Andco management was great- sad to leave but my boyfriend works for mgmt company so it makes sense to go with them. They are super pet friendly, always gave me a month off when I renewed. Also fixed everything- the only times they delayed are if they have ACTUAL emergencies. The maintenance guys are so nice- the lady who keeps the place in order is top notch. The people on here saying their apartment flooded are probably garden units which duh? And wow you had some issues during covid imagine the issues Andco had when people literally just stopped paying their rent- give them a break. All in all I'd rent from Andco for the rest of my life, they were fantastic. They can't control the apartments, if you're paying 1000$ for a lakeview apartment and expect the luxuries of a 2500$ apartment I'm sure yea you can find issues with anything.

Prospective tenants: RENT SOMEWHERE ELSE. Andco Management, particularly the owner Paul, is not someone you want to have any type of relationship with. Building are poorly maintained and business practices are illegal and/or unethical. Many tenants have moved out this year, I assume due to similar issues I've experienced, and I've heard way worse horror stories from other tenants.
Current or past tenants: If you feel you've been subject to Andco Managements illegal/unethical business practices here are things you can do:
1) File a complaint with the Better Business Bureau and they will help you fight illegal/unethical business practices.
2)File a complaint with the City of Chicago if there is a safety concern or a potential violation.
3) File a claim with your bank if there is a money issue.
I hope this helps everyone so they do not have to go through the hell I've been through!
FYI: The reason I have given 2 stars is because the maintenance staff are sweet and kind individuals and deserve some credit!

This is the best management company I've ever dealt with. The maintenance guys are amazing - I've never had a problem they didn't fix in an hour. They actually care about their tenants, and they keep their properties pristine. For an affordable, safe and secure, and easy to get along with management company, use Andco. There truly is no better company.

Sends people into your apartment very frequently (two, three times in a single month) with very little notice (a day or two).

Their building at 650 W. Briar Place is extremely noisy.

Maintenance is handled pretty well and quickly enough. However, the same recurring issue keeps happening with the laundry facilities, which were eventually fixed after multiple trips from maintenance.
