New management took over this section 8 building in 2023 and the building has seriously deteriorated. Resident packages shipped to the building get stolen on a regular basis from package room (inside job) and management does nothing about it nor do they care. Management refuses to turn on AC in May when weather is consistently warm and indoor apartments reach temperatures of 90 degrees from the outdoor heat (management does not acknowledge there has been climate change and warm weather starts much earlier in the year now). Previous Mgt always turned on AC in May. As a result of the AC delay in 2023, many residents went to the hospital for heat stroke. This was of no concern to the property manager. When Mgt was questioned about the serious concern the Property Manager stated, “we don’t advocate for residents here.” Mgt is in major violation of the 2022 Chicago Cooling Ordinance. In addition, new Mgt increased rent by $300-400/year and services have greatly diminished. They removed the security guard from the building so theft & vandalism have substantially increased throughout the building, haven’t washed filthy windows, don’t turn AC on at a safe time so apartments now have mold & mildew growth from significant humidity exposure in the spring & fall, they closed office hours on Saturday, and are noncompliant with enforcing a smoke free building which is now Chicago city law. After Avanath purchased this building in early 2023 the building and residents have greatly suffered. The building has deteriorated to the point where residents collectively feel it sadly has been purchased by slum lords. Highly recommend a hard pass on this property.

Hello, my name is jonathan mccaskill and I move in March 1 but I actually been knowing about this building for over 10years my mother stay in the building I’ve been visiting this building for a very long time the people there very polite very clean. The neighbors are very friendly. I was suggest anybody be looking for a nice place by the water and lake. This would be the place so I’m looking forward to staying for a long time like my mom.

Great spot to live -- I was here for two years and really enjoyed it. Apartments are spacious for this price and location. The leasing office and maintenance are extremely friendly and responsive.

This is especially great for somewhat-recent college grads, people who enjoy time by the lake, and/or any Trader Joes fans as the store is right down the street!

I've lived all around the Lakeview/Lincoln Park area, and this is by far my favorite apartment! The location itself is unmatched: tons of great food, bars, gym, bus stops, shopping, the park, and in a very safe neighborhood.
I've had very few problems with the actual unit, and when I have brought any issue to management, they are always responsive and fix it immediately.
All the staff are wonderful - very friendly, accommodating, and professional. My move-in process in June was seamless! I would highly recommend Lincoln Park Plaza. After dealing with several landlords who were less than ideal, it was very refreshing to have a true partner on your side.

I've lived here since July 2018. I have not had one issue with this apartment. The A/C works wonderfully, as does the heating (these are utilities fixed into the price of rent). There are a lot of windows, however, the apartment seems to maintain it's temperature pretty well. Location is great (gym, grocery stores, pharmacy and ample public transportation). The hardwood floors are not cheap in quality, but also not expensive in quality. Overall, a solid apartment for the price.

Side note: Highly recommended to not rely on the free WiFi. Not sure if it's entirely secure, but also it is less than 10mbps download and less than 1mbps upload. So keep that in mind if you're budgeting.

P.S. not sure about the credibility of that 1 star reviewer. I have not experienced any of those problems. Patrick is a great doorman.

First of all, the location of East Lakeview between Belmont and Fullerton is one of the best locations in all of Chicago. You’re minutes away from the Lake, more grocery stores and big box stores than you can possibly choose from, and a huge array of dining options and entertainment activities. I’ve seen a lot of transformation in this area and just when you can’t imagine it getting any better, it does!

But there’s more than one place to live in this area, so why here? I’ve lived in a number of apartment buildings in the area and I can this the best if you’re looking for an apartment experience. Great, clean units and solid amenities; large modern spaces that are still affordable. Overall, fulfills the dream of living in Chicago (secretly amazing, hopefully east and west coasters don’t find out!)

Finally when things go wrong you’ve got the amazingly helpful, responsive, and friendly staff; Tamara runs a tight ship with lots of positivity, Velid can fix just about anything, and Patrick goes above and beyond to make sure we are safe and that packages are properly received.

I've lived here the last 3 years with my husband, and it's been a perfect home for us in Chicago. The location is perfect, right on one of the most bustling corners in Lakeview/Lincoln Park with easy access to grocery stores, restaurants, bars, and of course the lake.

The staff is wonderful as well and always helpful in times of need. We love living here! Highly recommend.
