My partner and I lived in an MTD building for four years and overall had an awesome experience. The apartment was clean and well maintained in a good neighborhood. It was also newly updated, with newer fixtures in the bathroom and kitchen and for the location was a great price.

Any time we had an issue we were able to report it via an online portal and maintenance requests were always handled quickly (usually within a day) and professionally. I frequently had questions or needs and everyone in the office was kind and responsive, in particular Donna. The only reason we left was because we needed a bit more space than the one bedroom we had with MTD, otherwise we would have stayed. Would definitely rent with MTD again in the future.

Newly “ remodeled “ apartments but be prepared to have a difficult time with management.

From the first day I pick up the keys everything started to go downhill.

I had my furniture ready to move in but the back door was blocked by piles of trash and it took almost a week for management to respond and get it cleaned.

The shower water smelled like straight sewage and was pretty sickening. The bathroom sink flooded my whole bathroom floor.

The neighbors smoked heavily even though it’s a “non - smoking” building. The smoke steeped into my apartment and made it difficult to breathe or even been in the building most nights. My furniture and clothes started to reek of cigarettes.

The building manager was helpful, but the actual property managers continued to tell me about my own experience. Quick to get you in the door, slow to respond after you sign the dotted line. I put in my 60 day notice less then 60 days of me moving in.

I’m only writing this review to help someone not have to experience what I went through.

We rented for 2 years with MTD in Hyde Park and were completely satisfied with the experience, and even think it's one of our best rentals in years of military moves! We were warned many times about predatory or awful property management companies in the area, but we have zero complaints and only positive things to share about MTD.

Maintenance requests were almost always completed within 24 hours, and the maintenance team was so nice and patient. Admin-wise we communicated mainly with Bill, who was incredibly helpful and responsive, especially when the apartment above us flooded and entered our unit - everything was resolved and remediated quickly. I definitely recommend MTD!

I have been a tenant with MTD Property Management since 2017 and I HIGHLY recommend them. Wish I could stay with them forever. I loved both of my studio apartments (perfect size, GREAT closet space, lovely eat in kitchen area-- tons of space).

As far as a company--they take very good care of their tenants and I have never had an issue that wasn't resolved in timely manner.

I highly recommend MTD Property Management to anyone looking for a place to call home. They will take very good care of you and know that you are in good hands!

I feel very lucky to have found my new apartment, and that wouldn't have been possible without the help of Natalie. She gets the highest marks for professionalism in helping me secure the apartment. She recorded an excellent video that sold me on the apartment, because I wasn't able to see it in person right away, due to my work schedule. I knew it was a great deal, so I went ahead and put the money down on the apartment. A few days later I viewed it and it was quite happy. Natalie was punctual and understanding the whole way, from responding minutes after I inquired about the apartment to giving some great insights on the market and how quickly these apartments move in great areas like Ravenswood. I look forward to my stay with MTD, and it has really started off well since Natalie was my introduction to the company. It was a pleasure to work with her, and it really made a good impression on me in regards to MTD. Highly recommend to any prospective tenants!

I’ve sat on this a while, but I’d be remiss not to warn folks about my experience with MTD- specifically their management of 2045 N Winchester Ave in Bucktown.

I was a tenant here for ~3 years, and had it not been for MTD’s poor management + the greed of the owner of this building, I would’ve kept signing my lease because I loved the location & the community I had with the neighbors here… before MTD started screwing us all over by doing shoddy “upgrades” so they could force us out & slap an average of $600ish more per month onto the units over the course of just a couple years.

I moved here in June of 2021, to a 1bed/1bath + den, for $1395/month. At the beginning there was a shared back yard that my upstairs neighbor maintained & planted a garden in (it’s overgrown and unusable now). We all shared laundry & storage in the basement. Mind you, this building is an OLD Chicago building (circa ~1890) that definitely shows its age and has a super sketchy foundation- but at that time, everyone in the building was paying roughly $1500/month or less, which made some of the scary old building things & MTD’s negligence less noticeable bc we all worked together to maintain common areas & fill the gaps that management didn’t take care of.

Within the first week, the contractors doing work upstairs from me screwed up with the wiring when I was out of town and turned off electricity for half of my unit, making all of the food in my fridge go bad & some of my plants die because the a/c wasn’t running during a heat wave. I was not compensated for any of this. Two weeks later, I had no hot water and had to wait 2 weeks for them to replace my water heater. I was forced to shower at the gym & friends places during this time. The next month, the entire basement flooded- I’m talking at least 1-2 feet of water, and the only reason we caught it was bc one of my neighbors went down to do her laundry & called the emergency line right away. People’s storage items were ruined & MTD didn’t have an answer when we asked what would be done to prevent future flooding. (Now everyone in the building has laundry in-unit and no reason to go to the basement anymore, so good luck catching it if/when the basement floods again!)

Anytime it rained we all got wafts of gross sewage smells throughout all of our units that MTD could never really pinpoint… & we all had to have our toilet seals replaced constantly because of other sewer gas smells. One time I was taking a shower when my downstairs neighbor called me frantically to tell me that her whole ceiling was massively pouring water… my whole tub was leaking into her unit. Had she not been home to catch it and had we not had each other’s numbers, who knows what could’ve happened. They had multiple items in their apartment destroyed by the water damage.

The contractors MTD hired to do work were always doing bandaid fixes and barging into our apartments at weird hours without notice. At one point they trespassed onto my next door neighbor’s property and cut down a tree in their yard without their permission so they could get to a crawl space under my building… Those neighbors had to consistently give MTD hell before they finally agreed to reimburse them.

I could write a novel of other things that happened to me & my neighbors in our time living here. The building never felt safe, and MTD never did any actual preventative work, they just played a game of whack-a-mole slapping cheap fixes on emergencies as they came up. And they were ALWAYS hard to contact, would drag their feet & act as if we were dramatic tenants.

Still, I was very accommodating & never paid rent late once.

Then they sent me a generic email in Jan of this year saying I was getting kicked out at the end of my lease bc the owner wanted to renovate. They painted everything white, slapped some subway tile up, and re-listed the apartment for $2150 (I was paying $1480).

To anyone considering renting here, be warned! The modern “updates” are like lipstick on a pig… the building is still crumbling & you will not feel safe with MTD at the helm.

MTD is a first class property management company. Zumi and her team took care of the 100’s of issues we had with our place after an extensive flood left us without use of 50% of our place for months. Even having to deal with a very unhelpful owner and condo association in the process. Their maintenance program is also the best I have ever encountered. Day to day with them is a pleasure and you don’t feel like you are the bad guys for needing help.
Highly recommend renting from this company. They get the job done, and a special thanks to Zumi for all of her help.
