Horrible place to rent from.

Over the past year I have lived my apartment, I have submitted 13 maintenance requests. The current one I have submitted has been 5 days past now with no solution or care to fix the issue. The technician they sent out, did not fix my issue and on top of that left my apartment door UNLOCKED & OPEN.

The office, you try and call no answer.
The maintenance line, same people with no care or urgency just sounding like a broken record.

I cannot wait to move out of this horrid apartment and terrible leasing company. Absolutely garbage. 🗑️

Embarrassingly Poor Management and Communication

Dealing with this company has been an absolute struggle all 4 years we’ve lived here, and it’s baffling how they haven’t figured out the basics of communication and management. It couldn’t be easier to keep tenants informed and address maintenance issues promptly, yet they fail spectacularly at both.

Trying to get a response is like shouting into a void. Emails and phone calls are consistently ignored, and when someone finally acknowledges you, it’s with vague excuses and no real solutions. The sheer lack of effort is astounding.

Maintenance is another sore point—requests are either completely overlooked or handled so poorly that it’s almost laughable. It’s as if they’ve never heard of basic tenant care. The most frustrating part is that all of these issues could be resolved with minimal effort and a bit of attention to detail, but clearly, that’s too much to ask.

This company could learn so much from their mistakes, yet they seem determined to remain clueless. Their inability to handle even the simplest tasks leaves tenants feeling neglected and frustrated. It’s embarrassing that they’re in the business of property management at all.

I’ve lived at a Root Realty property for the past 5 years, and can’t say enough good things about the company and the people. They are extremely responsive and they care about their residents. Whether big or small issues come up, they always find a solution, and they listen to requests and concerns with a on open mind. (Everything from asking for new recycling bins, to motion sensor lights, to pet accommodation requests, etc)

I highly recommend considering Root Realty if you are looking for a great landlord.

I strongly advise against renting from Root Reality. My experience has been nothing short of frustrating and disappointing. Despite numerous attempts to address a severe pest issue in my apartment, they have repeatedly failed to take meaningful action. The lack of urgency and care for their tenants’ living conditions is unacceptable.

To make matters worse, the resident support person, Kim, has been a nightmare to deal with. She is rude, dismissive, and entirely unprofessional. Instead of offering solutions or support, her attitude only adds unnecessary stress to an already difficult situation.

Communication with this company is disorganized and disrespectful. It’s clear that tenant satisfaction is not a priority for them.

If you’re looking for a landlord or property management team that values professionalism, integrity, and responsibility, look elsewhere. Save yourself the stress and avoid renting from this company.

If I could give 0 stars I would. I have rented in Chicago for over a decade and this is thr absolute worst rental company I have ever had. We have multiple leaks they won’t address, there is literally no heat in the common areas, everything is falling apart, and they NEVER RESPOND. They marked a leak maintenance request as complete without ever coming into our unit. We text, email, use the portal, call and leave voicemails - never a response. People break their leases because appliances don’t work for weeks on end too. Stay far away. It’s a shame because the location is great. Believe the negative reviews as this is the only place most of us can complain with the chance of being heard.

They were a fine corporate landlord. We lived in a Root apartment for 3 years and they raised the rent by $50-$100 every single year. Tried to negotiate a 2 year rate lock in and they were extremely hard to work with on that and it didn’t end up happening. That said, they maintained the property well and were responsive to maintenance requests.

Extremely hard to get ahold of the property manager. They won’t give us a phone number or email to contact anyone from the property. We make maintenance requests through the resident portal but things aren’t addressed in a timely manner. When things are finally addressed, they aren’t fully taken care of or followed through on. After I submitted a maintenance request for a rat infestation in the building, I didn’t hear from anyone for months. I finally decided to hire someone to take care of it as it was a health hazard and they have refused to reimburse me or allow me to deduct from the rent. Then they have the nerve to raise the rent. I’ve decided to move out and just pay double rent on this unit and my new one to get out of here sooner. I’ve spoken to my neighbors and they have all had similar experiences. The people who own the house next door to my building have said Root seems to be one of the worst rental management companies they’ve seen in there years living next to the building. It’s truly atrocious how they neglect the building and treat the tenants so poorly.
