The home we rented was advertised as “yard service included” and after 2-3 months of no yard service, we had to call the management company to get the yard mowed every single time. This went on the entire duration of our lease and was a headache! As a former homeowner, this is not who I would trust with my property. Also, the solar panels on the home weren’t working and once this was identified, we were not informed when the solar panel company would actually show up (there was a rescheduling due to us being out of town; yet we were never notified when the company would actually need to be in the home) which was very inconvenient as someone who lives in the home! Communication is subpar, overall. While we did get back our security deposit (home was returned cleaner than we found it), we had to reach back to the management company to get our pro-rated rent back for our last months rent! If you rent with them, document everything.

Round up, ladies and gentlemen! Do you want a landlord that will contact you about rent but is nowhere to be found when repairs are needed? Do you want to pay for lawn or pool services for the sake of convenience, but only the services aren't being sufficiently provided? Do you want to receive invoices from the service providers that they haven't been paid even though your landlord has collected the money for said services! Do you want a rent increase of the exact amount of what was in those invoices when confronted? Then I promise you these are the landlords for you!

Also, should pipes burst, they will let you sit in said house for 3months with no running water essentially breaking the law, letting you live in unhabitable conditions and you have to go to the gym to bathe and buy gallons of water to fill the tank of the toilet to flush such great conditions if you were to have children or pets and than instead of transferring you to a new rental you are expected to pay a whole new deposit for the new place again breaking the law in the state of California! You are moving because the current house is literally uninhabitable. Isn't that swell?

In the military! They have you covered they will under the 1954 civil code will enter the home with a notice they are going to enter the home to make a list of what's broken in order to fix it. But won't actually repair anything infact they might try to make you vacate in 72hrs or they will walk through and just taking pictures of your bedroom and other private spaces and leave never to actually get any real maintenance done. So that master bathroom that previous tenant reported that you relocated into are working on finding a repair man will still be broken 4years later.So not only will they abuse this unique civil code to gain access but may potentially be entering Service Civil Relief Act Violation territory! By doing it while you or your active duty spouse is deployed. So you might have to talk to the DoD or DOJ to confirm and that you have a case. Also they have no problem letting you sit in a house during a literal freeze warning with your heat not working shout out the Lyft driver Cherelle thank you for finding me space heaters it probably saved my life and that of my pets.

Also, Stratus or Power Properties or whatever they call themselves these days I have heard through the community, they change their business name every time someone files a lawsuit, so the suit gets thrown out because they are "different business" So make sure you put "current name formerly old name" on all legal paperwork. I recommend you talk to the DoD and DOJ legal reps to make sure your rights haven't been violated some SCRA violations can land prison time/and or heavy fines so know that it's serious matter. Know your rights because they will take advantage of your lack of knowledge if you just moved into the area. Unless you enjoy being taken for a ride than they are the landlords you want.

All I know is I've lived here dealing with these people for 12 years and the last 6 years have been completely upsetting no response to emails no maintenance help like I said it used to be a good place but now I don't know

RECORD, DOCUMENT, THE WHOLE 9 YARDS WITH THESE PEOPLE. To save everyone a long read, I won't put in the long, drawn-out detail of how hard power properties worked to screw me. They lied on several occasions, from first meeting when they inspected our unit for purchase to the reason why they kicked us out. They're rude, disrespectful, and don't care to think about how their choices impact their tenants lives, choosing to accept whatever excuse they can find. Beware: as a tenant, this company doesn't see you as a person so much as a pest. They're incredibly difficult and frustrating to work with. Good luck if you need to get ahold of them for anything.

Update: 3 months after moving, i called to see about my security deposit return and the first person I talked to was nice and said they'd get back to me with more info. When they called back, they said we never gave them a key (after we confirmed It was okay leaving it with our neighbor because they were closed the day we moved) and I asked why they didn't send anyone if they thought we were living there for 2.5 months without paying rent. Ultimately they threatened to refuse to send our deposits because we were being rude so we told them we'd be getting in contact with a lawyer and providing the recordings of our conversations as evidence if we didn't receive our deposit within a month and suddenly it was "yes sir, right away." Even though our deposit we received was less than what we originally paid, we decided we were tired of fighting them since we got most of it. If you are unfortunate enough to have no choice to work with anyone else, MAKE SURE TO RECORD ALL YOUR INTERACTIONS WITH THEM. They used to have a "recorded and monitored" message when you called, but funny how quick that disappeared when they thought they were gonna be able to skate through some legal loopholes to get out of treating tenants right/paying out when it's time. I have never felt the need to yell or cuss someone out who was just doing their job, but when their job is lying and trying to screw people, I have a serious problem with that.

I was a young homeowner and very inexperienced when I had to rent my home and due to lack of time, I chose stratus property management. Initially, the communication was great of course, but once the paperwork was signed, it was a complete different sorry. To the least, they do not care about the home owner, at least in my experience. I was overcharged for so much “maintenance” and ended up having to complete jobs that I was charged for because they weren’t even completed. The lack of communication and professionalism cost me so much money that the couple who rented my home actually moved out owning me thousands. I have the paperwork to prove it and the emails from Jen stating she did what she “could”, but I have yet to see any of that money owed. The manger is the worst, I have saved texts and emails requesting phone calls that were never returned. I tried to consult with a legal team after I sold my home, but apparently because the property management didn’t do their job well WHILE our contract was in place, there wasn’t much they could do. Anyway, If you do chose to go with this company, best of luck and stay on top of everything, unless you just get lucky.

I'll begin with the negative since it's still pretty fresh in my mind, but there were good aspects of my experience with Stratus - make SURE you complete the move in list and mark down ANYTHING that they could possibly ding you for when you move out or you will pay. I moved in the rental home and it was dirty, holes in walls painted over (not filled) and the floors were dirty. I moved out and had the place professionally cleaned, had the yards cleaned up and aside from a dent in the drywall in the garage, I left the place in much better condition than I received it in. Not only did they take almost $1000 from my deposit, they took every minute of the "21 days" to return my deposit!! This was 3 days ago and I've received no response to my request to reconsider some of the charges against my deposit...I suspect I never will.
The follow ups I had to do to communicate with them were often daily because they are very slow to respond. Long story short, I would never rent from them again and would advise anyone considering them to think about the move out process because it's stressful enough packing and moving, but their added hurdles are very unnecessary. Now to the good...the home was in decent condition, had a couple problems over my first summer there but Stratus was quick to respond (sprinklers weren't working and 3rd br ceiling fan quit working, both taken care of within a week). No major issues with the home itself so I can't complain at all. Good luck to you, and if you choose Stratus, please review your agreement and be VERY detailed on your move in list, take pictures and keep them...you'll need them!

I completed the move in and noted dirty shower stall, tub, also the burn on the electric fireplace heater, among other things...but you sidestepped the real issue here, which is the outrageous charges for "replacing 3 light bulbs" and "light cleaning" - the drywall in the garage repaired at a cost way over market. I guess that's the benefit of using your husbands construction company for "repairs"...doing business like this will likely end up being your downfall as Hanford is a small community and when you burn someone, others hear about it. I don't wish anyone harm, I'm just suggesting maybe better customer service (communication is what's lacking with your move out process) and don't charge above market for "repairs", because karma may come around to bite you.

I'm not exaggerating when I say that they had to jump through hoops to help me find my home but they never complained once. I recently came back from deployment to find out the property I was going to rent had been given to someone else so I was stuck staying on a friend's couch with all of my stuff in storage. After calling every place in kings county I stumbled upon stratus. They got me into an amazing 3 bedroom house within a week. Robbi, Jen, and Shelley were amazing. To help with our work schedule Robbi came out to the property when she was off of work to show it to us. As we were signing the lease we had a roomate back out at the last second and we had to replace him with another friend. They changed all of the paperwork the same day and didn't miss a beat. They even came and gave us the keys on a Sunday when they are closed so that we wouldn't have to take off work. There were a few minor maintenance issues with the house but when we mentioned them they were fixed within a day. I cant say enough good things about these guys. Thank you so much!

I have been a property owner since I was 19 this place is a joke rude staff no one knows what’s going on. I’ve now done my research and have found that they are big on finding any reason to keep your security deposit.

I put an application in on a house May 24th because the property was “ready” and did not get the keys till June 29th.

In order to get the house I had to pay a whole year in advance of rent 32,000.

when I took possession of the home it was not clean and there was a mess from the cabinet guys. The pool light was not working along with other lights in the back and front. Dishwasher soap holder broken and the freezer ice maker tray broken so it won’t make ice.

They did not inform me that they intended to have construction going on in the winter time. They are horrible. I have so many outstanding work orders it’s not funny. And I have had a leak in my back yard for over a month and a half with no resolution.

Also pool man/ Gardner they have no idea who he is told me that the homeowner deals with that

. AVOID AT ALL COSTS.
