Was able to rent a nice property for the year. If you are looking for a place to rent, will keep to yourself, and will be a very low maintenance tenant (little to no repair requests), this is a decent property management company to work with.

First off, I thought the exit inspection was very fair. They took minimal fees from the deposit.

Everyone over there is nice enough, but the owner Cathy. She comes across as an incredibly unpleasant person. HOWEVER, I think she is simply a straight to the point individual who will speak her mind. This led to us arguing about certain repairs (front door lock was not properly installed, I could open the “locked door” myself by shoving the door. Cathy stated that she could lock the door just fine). But the repairs were ultimately done no matter what, so again, it was mainly unpleasantness, not a lack of service.

The only other thing of note is the general communication is not the best. I had to reach out several times about a few things after no replies for days, they could have been busy, but it certainly came across as not responding. The main issue is when our AC went out while my wife was 9 months pregnant in August. We asked about them providing a temporary AC unit as it wasn’t safe for my wife to be in that temperature. That email was lost in communication and it wasn’t till about a month later it was even addressed. By that time we got our own portable AC unit, but Cathy seemed to not understand why we were upset. She thought it was due to the AC being broken, not that they never responded to our request. We would have taken the answer “no”, over never being responded to. Her unpleasantness made that situation much worse.

I spent 3k for deposit… my family and I took care of the rental property… I did my best to keep it safe and clean… I paid all the rent amount every month with no delay… we left the house like 95% clean… everything was fine and the man they sent to see the house for the last visit told me the house looked great… I thought they would take around 300$ or 500$ for some stuff to repair and give back the rest of my deposit but unfortunately they took most of it for no real reasons They didn’t show me what the damages they did not show how much the cost they just took my money I was in rush to go back to my country. Believe me you will feel better not dealing with this office… They just care about money no sense of humor no sense of nothing. They deserve BIG ZERO no STARS at all.

Ok experience renting through them -- nice staff, not too many hidden fees etc. HOWEVER they definitely tried to charge me for things that were not my responsibility upon my termination of the lease. Carefully read what they're taking from your security deposit. I emailed/called for week with no response, but they did eventually concede and didn't charge me for most of the things they were originally going to charge me for.

Take lots of pictures of everything when you move in -- burned out light bulbs, the condition of appliances, walls, windows, etc -- it will almost certainly come in handy when they do an exit inspection and charge you for things that were already in bad shape upon move-in.

If you're looking at 3071 NC 87 reidsville, look elsewhere. It needs electrical work badly, it's easy to burn outlets and the rent kept being raised and still no improvement in repairs. The drop ceiling in the sun room is falling and at the yearly inspection, they seen it and still didn't fix it. You're only getting half the house, the second floor is off limits and rent is being raised. We would've stayed but it will catch fire and it'll be because of electrical. The home owner is a nice lady but trying to get this office to get repairs done is impossible.

One of the worst experiences I’ve ever had , Cathy is one of the rudest realtors on the market I don’t recommend anyone work with Belvedere properties, they’re rude in the manner in which to speak to people. Were extremely rude when regarding rental history, asking about who lives in the home and personal situation and affairs that doesn’t involve them at all. Told me the owners for the home I wanted were having second thoughts and wanted to know if we were still interested, that’s after weeks of telling us they disapproved the application we told them yes and we’re on edge having to wait for a response because of the time crunch, came back two days later and told us No again for the second or third time. Extremely unprofessional, and not empathic at all . Stole our money and didn’t help us at all, Glad we got disapproved again it’s Gods way of protecting us from dealing with people like this for an entire lease, I don’t recommend Belvedere properties to anyone looking for a home, multiple revenues of people renting out their homes who are unhappy, multiple reviews with people unhappy with the application process, and overall people just unhappy with the treatment of their clients. Have not been cordial the entire way, extremely rude and not inviting in the way they spoke to people. I recommend First key homes for anyone looking for a good home but also good customer service and people who will treat you with kindness and empathy. Wish I could rate zero stars. And please stop responding to people’s reviews with condescending responses trying to down play their experience with this terrible company.

This team is great to work with. We were going through a nightmare trying to manage our own rental property. Then we found Belvedere Properties. They gave us guidance on improvements we could make to the property to make it a better home for someone, found great tenants, kept us up to date on repair needs, and the list goes on. Yes, there was a cost, but thanks to their improvement suggestions we were able to cover the cost in the money we were no longer losing by having an empty location. They were also great at listening to the tenants and passing that information on to us. It was truly a win/win/win situation.

Eventually, we decided to get out of the rental business. Belvedere Properties was the realtor we decided to use. Once again, Cathy was fantastic. Within three days of the posting, we had eight offers on the house. The house finally sold above our asking price.

I cannot say your experiences will be as good, but I know our experience with Belvedere was excellent.

This company is one of the worst companies to work with. I paid alot to rent with them and while I was greatful with the house because it was brand new they don't complete maintenance when u do put in request. They half fix the problems with cheap solutions. And pop up to your property un announced. Will fine you if you don't have you leaves raked.. They ask to do inspection like your on section 8 and I pay 1200 for a very small two bedroom unit. Recently there were some system issues with the company and they completely tried to ruin my rental history I've been here 3 years never been late! This month I paid on time but because of the issues with positing time frames and mix up with the system and the bank. All they could think about is me paying extra 96$ more after Brian in office said on good faith he would fix the situation. I did pay because i wont be loosing my very big deposit but if your looking for relationship, respect, or "GODLY" people here is not it. 3 years of perfect history and no respect at time of mix up. yea I'd pass.
