Terrible property manager, most likely commits fraud and does not look out for the best interest of the tenants or maintenance staff. Cheap repairs, takes forever to get repairs and gouges people for money. Properties severely damaged and will do the least and spend the least instead of using quality items to prevent constant maintenance repairs.

My name is Ashley. I rented from this place in Visalia CA. DO NOT EVER EVER EVER RENT FROM OSAT INC. They are terrible. ITS A SCAM. I had to live with the sound of, popping, cracking, in the attic for Seven months. They don't care about you once you're in the house. Want to know why? Because in the move out process , the papers that you aren't not given upon signing a contract, you are you aware of the fees they charge. They charge you wither or not you have cleaned out not. I cleaned for three days. For example, We do not cook with oil and got charged outrageous on the kitchen. We got charged for the carpets and they were filthy when we moved in. I had to rent a shampoo carpet cleaner to clean them myself. Leslie is a terrible manager. With her constant "yah you bet!" "You bet, sure" "you know I can't tell you that right now" blah blah blah. And we had not hung anything on the walls because we knew we were moving. You also get charged an outrageous charge for painting. (Paint what? We didn't hang anything no spill anything ) It's insane and I will be filing a small claims report for my deposit and extra for being cheated.
