Horrible - no accountability whatsoever. It has been less than two months since our lease started and we have had several issues that have failed to be addressed in a timely manner. Please avoid this company.

The handymen are polite and do their best.
That's the most positive thing I can credit to this company.
I moved into a recently (and poorly) renovated house 3 yrs ago.
- The AC was broken and it took them a month in May to get it fixed.
- The extension they built on the shed in the backyard wasn't even remotely done right. Water seeped in and now the walls are covered in mold bc I called several times and never got anyone to come out to look at it.
- The windows are probably originals and there might be one in the whole house that isn't cracked. Renters be warned ur utility bill in the summer is going to be obscene. Also the new doors they put in have gaps big enough to see daylight out of, so that won't help.
- No ventilation in the only bathroom and now the paint is peeling off from the moisture
- Took them a month to send a guy out to fix a clog in the bathroom sink. Could not be bothered to change contact info so my appointments were constantly being canceled bc maintenance people kept calling the homeowner instead of the residents.
- No one ever came to examine the floors after the hot water heater flooded the whole house
- The gutter is hanging off the carport after a tree limb fell at the end of last year. The only reason it's not still up there is because the neighbors also got hit and their repairman took pity on me and yanked the limb off the roof.
- Gary didn't contact me until a week before my first lease expired to let me know that the homeowner wanted to increase rent by $250 and then acted like he did me a favor talking them down to a $100 increase
- I have abandoned my deposit to be rid of this company because it's now the 1st after my latest lease expired and he STILL hasn't gotten in touch with the owner. You only got an 18 day notice because I called you 3 times and still never got an answer on what an increase would be, nor did you offer me a quote for what the last 12 days would cost me.
- By the way, the AC is broken again, so maybe add that to the list of things you'll need to fix. I never bothered calling about it because I knew you wouldn't get around to it till after I left. But tell the handyman to be careful because carpenter wasps have been burrowing into the attic and will return now that I don't pay an exterminator to maintain it for you.
I normally don't like making a fuss and I still made sure the place was empty and clean when I left, but this is the worst rental experience I've ever had and I literally lived in a haunted house once.
Good luck to whoever rents it next. Fortunately the neighbors are all super nice, but that's about all you'll have going for you.

Brookfield properties is a total rip off…My daughter rented a house in Bartlett 2 months ago and went through Les Jones who then said our contact person Teresa Blankenship. After paying rent on time my daughter and her two toddlers were evicted. After showing proof of rent being paid. after constant communication with Teresa Blankenship on the number provided she stopped answering her phone but before she stopped answering she said was the wrong number. They have proof of payments Brookfield…will be contacting the news media as well as an attorney. By the way neighbors said you did this to tenants before. Neighbor mentioned people are in and out of this house….

My Wife and I are coming up on 1 year renting with Brookfield. Gary has been a great Property Manager for us and this company has always been very understanding of our situation. Looking forward to continuing our relationship this next year!

This is the worst Property Management Company in The entire USA. They charge rules for deposit amounts at their discretion then refuse to refund your deposit when your lease is up. They use outdated software that does not post in a routine manner and over looks payment causing you to look like a payment was missed. They enter your rental property without notice

My husband and I rented a house from this property for four years. As tenants, we always paid our rent on time and we’re given compliments on the inside of our house because many people who rent from Brookfield Properties do not maintain a clean home. We reported SEVERAL problems that occurred with this house (roof damage, air conditioning leak, leaks in the attic, not wanting to repair broken deadbolts on doors, honey bee infestation in the backyard, no electricity in the attic, etc.). One incident that happened when we first move into the property was that our water portion of the bill was over $2,000. After complaining that there must be a leak somewhere, they finally sent two people out. The first guy they sent out said that there’s a leak somewhere underground (because he was just a handy man, he couldn’t fix it). They sent someone else out to look under the house, but he couldn’t find anything wrong. Weeks later, I discovered the dip in the front yard from where the water line had burst open. We had to send pictures and video to prove what Brookfield couldn’t find. We still ended up having to pay the very large water bill, and had to put up a fight with Brookfield about not paying rent for a few months.
It took us three years to finally get the actual homeowners cellphone number so we could get things fixed. We have currently bought our own home, and we were promised our deposit money back. It’s been almost two months and we still haven’t received our money. I feel bad for the new tenants that have currently moved into this property because none of the roof damage has been repaired since we reported it. If anyone is looking to rent a property, DO NOT rent from Brookfield Properties. It was very obvious they did not properly inspect this property before we moved in (we were the very first tenants at this property). They just want your money. A former employee of Brookfield Properties told us that this company thrives on tenants that are unable to make rent payments. They don’t inform the actual homeowners what’s really going on. 10/10 would not recommend Brookfield Properties.

We've been renters for 1 year and we have never had a problem with Brookfield Properties. We love the house and we are treated respectable. If there is an issue, all we have to do is contact the main office and it is taken care of in a timely manner. I can't say anything but nice things about this company and the employees.

Management Teresa is great, she has always answered emails and got back to us in a timely manner. She really works hard to make sure tenants are happy. We have rented from them for 7 months now and have never had a negative issue all our concerns have always been taken care of.
