Like most property management companies, they strive to do the least amount of work possible while collecting their fees from landlords.
On the day of our move out, I get absolutely no reply from IPM regarding the key drop off/walk through. It took them about 4 hours to say “sorry but our owner is skiing this weekend so we can’t pick up the keys.”

Eli Anderson can’t even manage to reply to an email, how can he possibly manage properties?

Eric Roberts claimed our lease stated the walk through had to be done during the week. Eric has obvious issues with basic reading comprehension. Look at his picture on their website and it all starts to make sense.

Your entire job is communication based and you can’t even reply to an email.

EDIT: The time was specified in an email to Eli several days before the date agreed upon. It’s fitting you know nothing about that, refer back to the reading comprehension bit. I never insulted you useless people until this review. I did say you were extremely unprofessional on the move out day. Maybe you need to reread our emails, I can forward them again if you’re having trouble!

No need for me to talk to anyone at your office. You and your team can barely handle your regular day to day operations. You should focus on that.

We were tenants at a duplex managed by IPM for about 4 years and had a mixed experience. Generally, maintenance requests for smaller things were responded to quickly. They also took care of the landscaping and always did a good job. Unfortunately, from day one we battled with basement flooding anytime there was a heavy rain. The one time it actually soaked our basement carpet they did send someone out quickly to take care of it. However, no one at IPM seemed very interested in actually solving the root problem and preventing the flooding from happening in the first place. I often felt like I was more concerned about the property than they were.

Over the years we had a few roommates at this property and Eli was good about working with us to add/remove them from our lease as needed. This, of course, was after paying a steep lease alteration fee.

The worst of our experience came upon moving out. Several fees were charged against our security deposit which I don’t believe should have been. The first was a “landscaping cleanup fee” which is strange because the landscaping was covered as part of our lease and we did not leave any items behind so I am unsure what needed to be "cleaned up".

We were also charged a “carpet cleaning fee” despite having the carpets professionally cleaned as required by the move-out instructions provided by IPM. Upon asking Eli about this he first said it was because we didn’t have the stairs cleaned - which we did. I pointed out that it was even on the receipt from the carpet cleaner which had already been provided to him. Then he told us it was because the basement carpet “had a strong odor of cat urine” which was strange because in our 4ish years staying at the property we never had cats. After continuing to push back, Eli said that the previous tenant had cats, and he suspected that when we had the carpets cleaned it brought out the odors again. Despite him admitting that it was not our fault, we did not receive a refund. His brilliant solution for us was to “find the previous tenants and ask if they could reimburse us” which is laughable. After that Eli stopped responding to me so I called and spoke with Rachael over the phone. I will admit that it was refreshing to call and actually have someone answer the phone for once - props Rachael. She seemed receptive to my request for a refund and said she would get back to me the next day. This was over a month ago, and still no response even after leaving her several messages. It seems that ignoring people in the hope that they just go away is IPM’s standard procedure. Or maybe all of their phones just broke, who knows..

All in all, IPM appears to be your standard property management company. Expect to be taken advantage of when it suits them. Highly unremarkable - 4/10

My experience with Invested Property Management in assisting wth preparation for re-lesing my property has been superb. A long-term tenant recently moved out of the property to buy a house.. I chose this time to do some renovation and I could not have done it without the diligence, responsiveness and local knowledge of the team at IPM. I especially want to give a shout out to Rachael, who has been masterful at getting work coordinated. Each of the contractor crews she has recommended has done excellent craftmanship work. I have enjoyed the working relationship with IPM and will continue to do so. Property management is a difficult job and they do it with grace and style.

They are pleasant to work with and prompt with any needed repairs to my apartment. Had one bank/billing issue and they gave me the benefit of the doubt until I could get it cleared up and they worked with me on the fees, which was more than I expected. Most property managers leave quite a bit to be desired but Invested has be surprisingly great to rent from. Wouldn't hesitate to rent from them again.
