Recently I made the decision to sell that house, and they also took on the duties of rehabbing the house for a potential sale, recommending a realtor, and making last minute repairs once a buyer was found. I have had a great experience with Terra Residential managing my first rental property. They walked me through all the steps from the idea of renting, getting the property ready, market analysis, listing, marketing, and finally getting it rented. The portal for owners is really easy to use, most information about what’s been going on with the property is right there along with statements. Terra communication is very assertive, they don’t reach out for things they can resolve, so there is no unnecessary churn back and forward. They take care of business. I’m happy with them and plan to continue doing business for a long term

My experience with Terra was certaintly a mixed bag. While you are a client of theirs, you can expect decent service and help, but once you decide you no longer need them, they seem to forget about you or even worse. Once I decided to sell my investment property, suddenly it took longer for them to answer emails, and multiple phone calls were never returned.

They forgot to turn the power on for over a week after the tenant left, which pushed my sales timeline back, and then they took weeks to flesh out a repair plan to get it ready to sell. They also never got the gas turned on.

All in all, their bad efforts probably cost me 2.5-3 weeks of being able to show my house to sell. After the repair work had been done, they charged me a "coordination" fee even though the person coordinating the repairs was extremely slow at getting them quoted and moving. One of their associates even blamed me for not giving them enough time to plan even though they had over 30 days of notice before the tenant was moving out.

Overall, I am sure other property managers would treat their clients similarly once they wanted to leave. It was just very disappointing when I had been loyal to them for years only to be treated poorly at the end. I do not think I would recommend them to anyone looking for property management.

Our company does a ton of vendor work for Terra Residential. Their staff are awesome to work with, very kind and knowledgeable about their rental properties. They want the best for both their homeowners and tenants. We work with multiple property management companies, and Terra Residential Services is top notch from our point of view.

Just moved out of one of their rentals. When we moved in there were bullet holes in the windows, pieces of grout completely missing from the floor tile, ceiling fans almost falling out of the ceiling, bathroom fans screaming like banshee, laminate floor coming up off the floor, microwave was tripping the breaker, Kitchen sink was spraying water all over and the bathroom tub was actively leaking. Although they did finally take care of some of these issues over time, it was obvious they were not maintaining this house. The laminate flooring it took them over 3 months to finally get approval to pay to replace and at that point we were fully moved in and using the space where it couldn't be repaired. Every time we worked with one of their vendors they stated the same thing "Terra "USED" to be good, but ever since the new management they have gone down hill". I even submitted issues with the electrical because the microwave didn't work from day one even after they attempted to repair it once. Those issues were deleted form the system when they switched over (I have attached screenshots of the message saying they were deleted). When you call them you're going to talk to some answering service or receptionist and who knows when you'll get a call back when they decide to actually work. Neighbors informed us the trees were damaging their property and Terra has done nothing about it. One of the trees dropped a branch on a friend of ours car and when reported they took care of the branch but made no offer to use home owners to help with vehicle repairs. When we moved out my wife got on her hands and knees and scrubbed this house top to bottom and they didn't come back to inspect it until two weeks later and claimed it was dirty (reason to withhold money from our deposit). We had the lawn taken care of that same week we moved out and they claimed the lawn and flower beds were not properly taken cared of (another reason to withhold money from our deposit). This house condition was much better when we moved out compared to when we moved in. Overall NEVER EVER EVER rent from this company. You will regret it.
