The Arroyo building has been great to live in & we’ve had no issues up until recently.

Maintenance used to always be very attentive to any small issues, however we recently have run into a recurring issue in which our only A/C unit provided by the property stopped working. We’ve submitted ticket after ticket, spoken with the property manager countless times, & even called the property directly. We’ve submitted over nine tickets over the course of seven weeks, all of which have been marked as completed when that is entirely false. Everyone here seems to “have their hands tied” even though we continue to pay full rent without the promises that were agreed upon in our rental agreement. We’re going on nearly two months of not having proper air in our studio unit in a heat wave, no less, with no help whatsoever from maintenance or management except for maybe a couple water absorption pads to help with the ongoing leak from this faulty equipment - which quickly fill up. Bandage solutions to a much larger issue that could quickly and easily be fixed.

Would recommend looking elsewhere at properties that respect their tenants and don’t give them the brush off time and time again.

And if Oro does miraculously see this, rather than have your customer service team reply, my partner and I would appreciate proper compensation & reimbursement.

UPDATE 9/9/24: shortly after posting this review, the property finally replaced said A/C unit with a spare they had in storage. It’s quite frustrating it took a public review for them to finally act after our several attempts but overall we are glad the resolution finally happened.

Also, to clarify - our building’s manager Cassandra was nothing short of helpful throughout this entire process. She tried every avenue to try and resolve this but unfortunately every vendor provided by the property itself was unresponsive & communication lacked within higher management. We are very grateful for all of Cassandra’s efforts throughout this nightmare of an experience.

The leasing office is horrible. They will tell you one set of requirements when applying for a unit, then once your application is submitted, those requirements magically change. Seems like a money grab to me. BEWARE.
The leasing office and Orlando in particular are really hard to get a hold of (feels like they just don’t take my calls). Overall my review is like the others, nice property but HORRIBLE leasing office.

I had a great time living at this spot. The location has everything it needs and the apartment style is unique and fun! The property manager, Cassandra is what makes the place so great. She was so helpful with any situation and I loved how she would say hi and check in anytime she saw me.

Horrible management company. I am currently living in one of their newer properties and have stated with management that I felt unsafe many months ago but nothing was done to ensure I am in a safe living environment.

Since then, my food got have got stolen multiple times, my car got smashed then I report it to management and was told that new security upgrades was done and yet my car window got smashed shortly after.

On top of of that I'm getting complaints from my downstairs neighbor that they can hear my dog walking upstairs. (That's how bad the sound insulation in this new building is.) And I can't get a good night sleep since my neighbor next door is constantly banging on the walls all throughout the day and night.

Im now also stucked with sky high utility bills that doesnt make sense, price gouging internet bill that doubled in price recently without any notice from the the internet provider or management company. (I was told I have to use the internet provider that ORO provided) ohh but the building looks nice, come with your own washer and dryer if you can look past the mismanagement and sketchy neighborhood.

Do not rent one of their properties. Disgraceful property management. It is next-to-impossible to get hold of anyone urgently, despite numerous attempts, even during an emergency. They have made multiple promises to repair parts of the property over the months (doors, bathrooms etc.) without fulfilling any of those promises. Very poor security (our garage was broken into and property was stolen) and there was zero cooperation or concern to review security footage, or to make changes to make the property more secure in any way.

In addition to poor management and safety concerns, you will be forced to download multiple mobile phone apps to pay for separate utilities such as trash and water or other “common use” costs with zero explanation of how these costs are determined or billed.

As other reviews have stated, do not be fooled by their newer buildings and the facade of “luxury” they attempt to market themselves as. Absolutely avoid any property by Oro Properties LA if you have another option - They do not care about the wellbeing and safety of their residents.

Edit: I’m updating this review months later to add that my building (Flock) has hired new management and the situation has improved substantially. Repairs are now being completed on the property, the bathrooms and locks have been updated, and management has been far more communicative and responsive. I’m glad to see that management is finally responding to requests from residents and making positive changes. Any prospective residents should be aware that there are still unusual common-use costs for trash, monthly “housing inspection fees”, and water that have to be paid through different apps you’re forced to download, but these costs so far have been low, at least.

Property management is difficult to get ahold of (phone or email). You do not receive your utility bills directly from the utility company. They are processed by the property management company and then the charges are sent to your payment portal. There are no details provided about your usage. They use a "formula" to determine how much you owe which includes a 5% fee to pay for any common use areas in the building.

Repairs for faulty equipment like the washer/dryers or water heaters will take weeks or longer with minimal communication from the property management staff.

Packages are often stolen and the mailbox has been broken into. In addition to the car that was stolen from the parking garage. Minimal assistance from the property management company to pursue the thefts or provide video footage.

Be prepared to wait for your security deposit. In fact, be prepared to send a legal letter with cited California civil code in order to receive your deposit. They withheld mine past the 21 days that the state of California mandates your deposit and/or an itemized statement with repair costs for any damages should be sent to you by.

Do not be fooled by the new construction. All that glitters is not gold. Find a better place to live. This is not it.
