In mid April of 2024, we applied for a rental property with Tri-Tal property management. We were approved for a home built in the 1940’s. We brought our concerns of lead paint and lead pipes to the Broker Kris Marin. When confronted with this issue Kris was hesitant to divulge information and became confrontational. In the beginning we were told she did not have to disclose any information. Then we were given a home inspection report from 2015 that stated “water has a slight rust color… [due to] galvanized pipes” as well as potential lead paint in the exterior of the home. It was recommended that the paint be fixed and the pipes replaced. We asked Kris for proof of these repairs from the owner and we were refused. Kris again became confrontational when we requested to back out of the rental agreement (we had not signed the lease yet).

We feel that we were manipulated and information was intentionally withheld from us. This could have resulted in an unsafe rental purchase. The only resolution the property management made was to “allow” us to not sign the lease and start the rental agreement. We lost/ are still waiting for our portion of the deposit back. Kris said “we should expect our [money] by the end of the week”. We feel that the business withholds important safety information regarding the homes it manages, and intentionally withholds said information from buyers to manipulate the quality of the homes.

Kris Marine is extremely rude and unprofessional. We encountered multiple instances of her unprofessionalism over the phone. She even hung up on me mid conversation and refused to pick up the phone when I tried calling her back. If you want a safe and decent quality apartment, go through a different property management company.

I rented from Tri-Tal for three years 2007-2010. They (Tri-Tal) were difficult from start to finish. As others commented, they were beyond rude and unprofessional.
Finally, one day Kris was in my condo assessing repairs. She was so insanely rude to me that I grabbed a note pad and scribbled a notice to vacate right then and there. I was so mad my hands were shaking to the point it was hard to write.
I ended up finding a nicer place for less money and as an added bonus, sane property managers. I have been the "new" place 12 years now! Tri-Tal didn't even know when they have a good solid tenant in place or I'd probably still be there some 12 years later.

I rented from Kris for over two years. I never had a problem getting anything fixed, which was only once.(fan above stove). She was flexible on my notice to accommodate the escrow on the house I was buying . Nothing but professional in my opinion.

Kris Marin was incredibly rude and unprofessional. She didnt stay at their own open house longer than 15 minutes, and didnt even bother to answer my call while she was sitting in the office. She never returned ANY phone calls I left and informed me they already had qualified applicants even though the listing was still up on zillow. Absolutely horrendous service and I'm glad I won't be renting from them:)

I begin this review by stating I gave one star becuase that was the only option available to me. These ladies are lazy and rude because they can afford to be with the renters situation and gentrification of the area in general. Now that's not to say they are entirely the problem, but they are clearly exploiting the situation to maximum affect that only creates a bigger problem.They collect application fees on every property and they take as many applications they can accept on one property at a time. They even accept applications from people they know they could never rent to.

In our situation we found a home that was perfect for us so we called them up.The owner expects this obscene credit score in order for her to give the go ahead. We informed one of the ladies, Shelly to be exact that we didn't have bad credit rather then really no credit because we pay cash and avoid debt. All we had on credit was a car. It wasn't until after our fees had been paid we were informed by them that the owner has been beyond picky and can't seem to rent out the property Now the right thing to do at that point is to stop showing the property and collecting fees on a unit you know can't be rented or at very last inform folks they can't get the property. They accept fees from applicants they know they will never rent to. And if they don't want to rent to you they don't even take the time to call you back.

We only found out after multiple attempts ourselves what the status was. Take this information and do with it as you will. But everything stated here is 100% accurate.

I recommend against doing business with this agency, these are incredibly rude people. Waited at a property for over 20 minutes only to find they rescheduled my viewing to another day without ever bothering to contact me. When asked why I wasn't contacted, I was yelled at and met with an incredible amount of rudeness and attitude. I'm surprised this group even has a business license if that is how they treat people. It's a shame I can't give a lower rating.

Be aware of this property management company in Modesto on oakdale rd they are liers and rude they will tell you everything you want to hear just to take your credit check fee sad thing is they take advantage of people and don’t even care ! Kris and Shelly play a great part just to collect $40 per person credit check again be aware and be careful before you go try renting from them !!!

Kris has work with us to make our move go as smooth as possible. Even had the maintenance guy make some adjustments to kitchen for our refrigerator to fit in the right place. Fixed other things around the house that needed fixing before our move in date.
