One Family Properties is One of kind. We have been renting a property from them since December 2021 and our experience as been Wonderful! Our property Manager Melissa, has been the "Best Professional" since we met her and really easy to work with. The communication between to the the Tenants through text message and email about Maintenance Service, Property Inspection and Office Closures is always informative, timely and received well in advance . Our introduction to One Family Property Services (OFPS) came with glowing recommendations and the assurance of impeccable service. We were led to believe that our needs would be prioritized and that frequent, open communication would be the standard. Regrettably, our experience fell far short of these lofty expectations.

Our most significant concern arose from a series of approved repair works supposed to be carried out before our tenant moved in. Despite being invoiced and subsequently paying for these essential maintenance services, it was apparent six months later, at the end of the rental period, that these services were never completed. The property was in the exact same state as the tenant moved in, clearly indicating that no work had been done. Our attempt to rectify this situation with OFPS was met with a redirection to their 'trusted vendor' - an action that further eroded our faith in their service. This lack of accountability and responsibility from OFPS was not only unprofessional, but it also tarnished our view of their organization.

A second concern left me considerably disappointed, particularly due to their approach towards vendor checks and balance on work quotes. I found the services deficient in thoroughness and precision. They relied solely on their preferred vendors and did not seem to exercise a satisfactory level of scrutiny or diligence when it came to getting work quotes for us, the landlords. A particular incident that stands out is when a substantial sum was quoted for a job and as landlords, we felt compelled to request a second quote ourselves. This involved us identifying and coordinating with a different vendor to undergo more than just a superficial inspection.

The second quote was not just a second opinion, but a revelation. It was nearly $7000 less than the original quote provided by One Family Property Services. The alternate vendor was able to give us a more accurate diagnosis of the issue because they inspected it more thoroughly. I believe any homeowner would naturally solicit second or third opinions for quotes of any substantial size, yet we were presented with the first quote and urged to approve it immediately. The lack of prudence, and what appeared to be a rushed decision-making process, certainly detracted from the expected standard of service that any landlord, or client, would expect from a property management company.

We were deeply concerned by the lack of communication from OFPS regarding issues concerning our tenant who was repeatedly late with rent payments. We were left completely uninformed about these delays, receiving no updates or coordination efforts from OFPS. It is crucial in business to have a degree of transparency and unfortunately, this was sorely lacking in our interactions with OFPS. We had to actively engage with them to ascertain the status of our payments, which is an unnecessary burden that good property management should absolve landlords from.

Finally (thanks for making it this far!), the transition period while we were terminating their services and moving to a new property management group was handled with a less than desireable approach. In an apparent attempt to distance themselves from unresolved issues, OFPS went ahead and disclosed our personal contact information to the former tenant, rather than sharing the new property management’s contact details. This is not only a breach of trust, but it also exposed us to potential legal liability. While we acknowledge that the individuals at OFPS may mean well, the execution of their services and support left a lot to be desired.
