As a property owner who lives out of state, I hired them to manage one of my properties with a year contract. The tenants that were living there were always late with their payments, Property manager ‘s never got the security deposit, they never enforced the stipulations that were agreed-upon at the signing of the one-year lease with the tenant. For example, the tenants were responsible for keeping up the yard grass cut edged and trimmed. The property managers never enforce that grass was always overgrown and never age. Sometimes it pays to pay a little extra then they go to the cheap route. Good luck with these people.

I should have listened to the 75+ one star reviews. Do not make the same mistake as others did for you.

I moved out of a rental on May 17, 2024. We were told to pay full rent and we would get a prorated rate back alongside our direct deposit. We were told it usually takes a month to month half to see that. Southern Homes gave the wrong address to their "broker" named Scarlett. Ann admitted fault to this mistake and we didn't mind it at all (Because Ann was nothing but sweet to us). She then never changed the address once Southern Homes told her to fix the mistake. Insisted on an email thread forwarded to me that "it is not our fault, we will charge them for redirect mail"

After complaining for the 4th time the check magically returned to sender after 2 months. I picked the check up today to find it was only the direct deposit, we were still missing the prorated rate.

After finally emailing Scarlett she said "Can you explain why we should have prorated rent. I'm confused?" Like what the? I explained it AGAIN to her and she responded with "Ahhh ok . I dont get any funds until after the 5th of Sept from the owner to reimburse you so Ill have it here for you to pick up after the 5th"

We paid 100% of rent on May 1st, 2024 and have NOT gotten a prorated rate back until (I pray) September 6, 2024?

Ann is so very sweet, very nice and responsive. But this was so highly unprofessional that I have to be doing the digging and visit multiple post office visits to correct THEIR mistake. I have never once emailed or called with a negative attitude (as I was not raised to disrespect others), Ann can testify I was never once rude during our stay and post stay with them.

If you have the opportunity to rent with someone else (as I know you can't always play your best hand) PLEASE DO. Your stay will not be any different than the hundreds of other people's experience.

I will update this review after September 6th if I still have not received our prorated rate from MAY.

This review is specifically for real estate agent Ann Ross. I have nothing but praise to offer regarding her support and professionalism during our last transaction. She communicated so well and adhered to deadlines making an on-time closing a breeze. I highly recommend her to anyone looking to buy or sell their home.

I am writing this review on the behalf of my friend who recently rented a property with this management team, who also does not speak English well. I'm not going to write the details of how bad the condition is with the house because it might be my friend's fault, because she did not walk through it, examine it before she signed the contract. (put too much trust into this management team). Beyond the poor conditions you can see, the house has many problem you cannot see with your eyes. Water leaks behind the wall, hear water drips somewhere in the middle of the night, broken windows and doors won't shut and what's more? Pest control problems... and the most ridiculous thing is they are blaming the issues on the tenants without doing any examination or extermination. I really have nothing else to say. What kind of a company will lease something like this No ethics, moral code or integrity. Guys, my best advise is just to stay away from them. Good luck.

Southern Homes Realty is an awful organization. I rented a home for my mom and immediately upon arriving to move in, noted the home was filthy. After a heated discussion with management, they sent someone out with a feather duster. The house was filthy, there was no furniture to dust. They refused to do anything further. We took over 100 pictures to document the filth, 160 plus nail holes in the wall, cracked tiles, cobwebs, broken blinds, etc. I requested that someone fill the nail holes and touch up the paint but they refused stating that the owner was not willing to paint.

Upon moving out, we had it professionally cleaned, including the carpet. They kept $400 of the security deposit stating they had to wipe down the kitchen counter and that there were many nail holes they had to fill. I reminded them (with documented photos) that they refused to fill holes upon our move in because there was no paint for touch up and the owner would not approve money to spend on paint. It was immaculate upon move out including the baseboards and blinds which were disgusting upon move in. I've attempted to discuss the deposit with Southern Homes management and their attorney to no avail. They refuse to connect me with the owner even though I've requested every time to speak to the owner.

Office Manager, Faye, is the most unprofessional person I have ever encountered. She is rude and clearly just a miserable person. I am shocked that she is the individual in a customer facing position. I wish we would have read reviews prior to renting from Southern Home Rental. Worst experience ever! I will be writing reviews on every site available so other customers can avoid an unethical company who keeps deposits as a form of revenue. Southern Home you should be ashamed of yourselves: Disgraceful, rude, unethical, unprofessional, and again Faye is an awful person.

They are responsive to maintenance requests and any questions. They have replaced our stove, refrigerator, and inside & outside AC units. They will do their jobs but they will also let you know when you are responsible for something. I have been asked to fix damages to the property cause by us or our animals (we did) and there weren't any issues after that. You can't be mad when they refuse to shell out money for things you did! However they will replace/repair things as needed that aren't at the fault if the tenant and that's all you can really ask for from a property manager. I have not had any issues with them! I do as they ask, and they do as I ask. It's really very simple.

I decided to seek out SHR when searching for a new rental because my brother lived in a property they managed. I noticed they were exceptionally good at caring for his unit and needs. Now that I've been in a home they manage for 8 months, I can attest to their renowned management capabilities. Any issues I've had they resolved in a timely manner. They call and or email when bad weather is expected with information to help me and my home stay safe. They even called after to see if any issues needed addressing. I opted for their lawn care and they keep the two acres of land looking pristine! It's twofold I do my best to care for their property and they've done their best to do the same. I've lived in many rentals across the US and I can say they are the best! I hope I never have to move again. Thanks SHR !!!

Great landlords. Never had any issues with them. They were quick to fix my AC and a leaky faucet. I rented from southern home's for two years. Upon vacating, I got my full security deposit back. I don't understand why there are so many negative post's. Maybe they have issues in the past. But they certainly have earned five stars in my book. Thanks t
