PMP Manages our community in San Clemente CA. Taylor F and Nathan S are great to work with! They both are very professional, helpful and quick to respond to request. Living in a community with an HOA/Property Management can seem “difficult” but that is not our experience with PMP and their team. They are always willing to help and do their best to have a positive impact.

I’ve been part of this community for over two years, and my experience has been extremely frustrating. Despite my home being one of many newly built properties, it’s the only one still left with a bare, muddy front yard. I’ve repeatedly asked the HOA and management company to address this issue since late 2022, but they continually blame everything from city permits to water line problems—yet provide no firm date or schedule for finishing the landscaping.

They are supposed to uphold property values, but this prolonged inaction is doing the opposite. Meanwhile, I pay the same dues as everyone else and have seen no results. Every request is lumped into a vague “landscaping project” that seems perpetually delayed. When I asked for the HOA’s governing documents to understand my rights and their obligations, I received little to no cooperation.

Overall, it’s been a disappointing experience. Communication is poor, accountability is lacking, and basic maintenance has been neglected for far too long. If you value consistent follow-through and a well-maintained community, consider looking elsewhere.

Nathan is always responsive, professional and courteous. There have been numerous occasions where we have emailed and talked with each other - and each time Nathan has delivered! If he doesn't have the answer, he finds it. He always takes the time to explain the important details. While other's at PMP (often) take days to respond, I often receive an email, or call, within hours from Nathan. He understands the importance of quality, service, and setting priorities. Me and my family are getting targeted. We are the only Spanish-speaking family in the community. If you are not Asian, do not move here.
We are getting weekly citations on all our vehicles.
For parking on the street like everyone else. Every time I get a ticket l walked the neighborhood and I see many other vehicles in violation with no citation.
Everyone please be careful with this community again do not move here unless you are Asian they are 100% racist and prejudice.
At this point, I am scared for the safety of my family because we have gotten nothing but dirty looks and many visitations for our neighbors. And even neighbors leaving threatening notes on our vehicles.
I tried calling the HOA. They told me I do not have a voice because I am a renter and I do not own the house.

I’ve lived in this community for more than two years, and it’s been nothing but frustration. Although my property is one of several newer builds, it’s the only one where the front yard remains a muddy mess. I’ve asked both the HOA and management multiple times—going all the way back to late 2022—to finalize the landscaping. Every time, the response is either talk of city permits or water line issues, yet no definite schedule or action plan ever appears.

One of their stated goals is maintaining property values, but by leaving my yard in this condition, they’re doing the exact opposite. Meanwhile, I pay the same dues as everyone else who enjoys a completed yard. Whenever I bring up the need to finish my landscaping, I’m told it’s part of a larger project that never seems to start. Attempts to see the HOA’s official documents—which would clarify my rights and their responsibilities—have gotten me nowhere.

Poor communication, zero accountability, and endless delays don’t exactly reflect good management. If you’re looking for consistent upkeep and transparent service, my experience here suggests you might want to look elsewhere.
