Absolutely the worst HOA. We’ve had so many security concerns and crimes occur to which the HOA blames the builder. HOA will promise to do something and never follow through. DO NOT live in a community managed by this HOA

I wish I could give negative stars! The worst HOA I have seen. Completely unethical and discriminatory amongst board members versus the rest of us homeowners. They continue to dismiss violations by the board members. I lived in an HOA community for 10 years prior and never had issues. And Sandi Gibson, the community manager, needs to get retrained on ethical decision making, personnel skills, and customer service skills because guess what the homeowner are your customers and your reviewers ! Fire this company immediately. Between the Google and yelp reviews how is she still employed ?

the incompetence is unmatched. nothing in our community works, including the security gate. no one in our community can get a hold of anyone at the office. they wont answer calls, wont return calls and voicemails, wont respond to emails, their employees are constantly leaving so we have to find new contact info every other month, and they don't update us with their new points of contact or info. they charge us extra to use our own clubhouse, and it doesn't even work. the key won't open it but they still charge us for it. they are VERY quick to send us citations for our decorations, but you cant get a hold of them if you need something. then when they have people come to our community to clean our windows, they dont notify us, so none of the windows get cleaned!!! these people don't deserve to have a job or get paid, since they do nothing. please save your sanity and hire another PM! we are already firing them!

Do yourself a favor and find a different property manager for your HOA because Crummack Huseby is terrible. Everyone there is lazy and incompetent. Even worse, the corporate culture there is lying and deceit. The people there will smile at your, nod approvingly at whatever you say, and then toss whatever you say into the garbage can.

The workers there are all miserable too, and turnover there is very high. We had several different property managers over the yeras because the people there kept quitting and moving to a different company. The environment at this place must be toxic to normal people who aren't backstabbers.

Our HOA fired Crummack Huseby and found a different property manager and right away things changed for the better. It was like night and day. Problems that never got fixed after several YEARS of waiting were fixed right away.

I have family members and friends that live in the Teresina community in Lake Forest, and I have decided not to purchase a home within that community strictly due to the HOA. The fact that the rules are not followed and favoritism amongst other neighbors are displayed is wrong. These homes are not cheap and to have additional stress from the HOA with zero support is not ethical.

After hearing and seeing these concerns caused by Sandi Gibson has made me decide not to pursue these homes. I don’t want the stress my family and friends are dealing with.

Sandi Gibson, the community manager, has shown clear favoritism and discriminatory behavior in enforcing HOA rules in Teresina community. Despite multiple complaints, she has repeatedly dismissed valid concerns regarding unfair parking rule enforcement. Board members, like Larry Michaels (20 Vicino, Lake Forest, CA), are allowed to break the rules without consequences, while the rest of us are held to a stricter standard. This blatant double standard is unacceptable and undermines the integrity of our community. Extremely disappointed with her lack of professionalism and failure to address these issues fairly. This is a violation of the Davis-Stirling Act yet nothing had been done.

This company is so absolutely incompetent it is frightening. The jacuzzi works 3-days out of the month. They always have an excuse.

Update on my review. So the jacuzzi didn't work all of May. Now the jacuzzi has been broken all September. When I complained about it, they responded by telling me they won't respond to communications from the tenants? Amazing customer service.

This is the worst company!! I do not know where my $300 a month is going to! My HVAC system went out and it has been 2 days and nobody has gotten back to me!! My contractor needs roof access and nobody knows how to get access except for 1 person! That one person never answers the phone or emails me back!! Whatever you do do not use the property management company!!
