The initial experience with property manager Evan Glasco presents a deceptively positive impression. However, prospective tenants should exercise considerable caution and diligence in documenting all communications and agreements throughout their tenancy.

While Mr. Glasco demonstrates promptness regarding rent collection, there appears to be a concerning pattern of selective memory regarding prior communications and agreements. During my tenancy, I experienced a serious medical emergency requiring over a month of hospitalization out of state. Despite being informed of this situation and initially expressing understanding, Mr. Glasco later attempted to impose late fees when rent was affected by these documented medical circumstances.

Following the completion of my one-year lease, we established a verbal agreement in August 2024 for month-to-month tenancy as I approached retirement from the Air Force. Though this arrangement was clearly communicated and agreed upon, issues arose during move-out in January. Despite maintaining consistent communication regarding my timeline and plans, Mr. Glasco attempted to withhold over $1,000 from the security deposit, citing insufficient notice – a claim that contradicted our prior arrangements and ongoing dialogue.

This experience underscores the critical importance of maintaining written documentation of all communications and agreements with this property manager. Prospective tenants would be well-advised to insist on written confirmation of any verbal agreements or arrangements, no matter how minor they may seem at the time. While the property itself may meet your needs, the management style could potentially lead to unexpected financial disputes and disagreements over clearly established arrangements.

Evan was an amazing realtor he was patient with us finding the dream home in our price range. He had an amazing team behind him supporting every aspect of finding and closing the deal. Evan is very knowledge about the Grass Valley and Nevada city area and has lived here most of his life. Evan abundant contractor contacts in the area at great rates is an extreme benefit to take care of issues and inspection. This was after an entire year with another agent who couldn't get us a single offer, not even a low ball offer. But Evan Glasco got it DONE. He made sure the house was staged and photographed properly. His eye assured it showed like a gleaming palace! Evan sold our house at a VERY good price. He's got an incredible eye, is extremely professional, competent, kind, and EFFECTIVE!
