Ophir, Julia and the management staff at Stern have been so responsive in their attention to issues. We had been having problems with our stove. We've lived in our unit for many years and it had seen better days for sure. We had the Gas Co come and determine it was not salvageable. Within less than 24 hours of contacting Stern and alerting them, we had a brand new stainless stove sitting in our kitchen!!! Thank you for such a quick turn around!!!

I am writing to express my serious concerns regarding the maintenance services and communication within the company. The current state of maintenance is troubling, particularly due to a pervasive lack of communication throughout the organization.

Specifically, I have encountered issues with the front desk staff, whose heavy accent and unprofessional demeanor have contributed to a negative experience. Additionally, there is a significant safety concern involving a heavy metal door in the building's hallway, which poses a risk of falling and causing injury. Despite reporting this issue since last year, no action has been taken to address it.

Furthermore, numerous work orders submitted for my unit have been marked as complete without any actual service being performed. This ongoing issue, which has persisted since my move-in, has been met with unsatisfactory responses from those in charge, who often claim ignorance or indifference.

While reminders and enforcement for rent payments are handled promptly, similar attention to pending maintenance requests is lacking. The lack of follow-through on these requests is unacceptable, and the responses to my concerns have been insufficient.

I urge you to address these issues promptly to ensure the safety and satisfaction of all residents. Thank you for your attention to this matter. I look forward to a resolution.

I think Stern is a good property management company as a whole and they do usually take care of things, but the maintenance people suck. It takes forever to get a response and I usually have to submit multiple requests to get something resolved. For example, my ceiling was leaking next to my balcony door and underneath my neighbors balcony door and my apartment manager told me it was from him watering his plants. I had to call the city to get them to fix the leak. I also had a leak from my dishwasher and my apartment manager came to look before the maintenance team. He told me I probably didn’t close the door properly. Another example, there were bug feces on my window sill for over a year, I submitted multiple requests and my apartment manager said there was nothing he could do. They are finally sending out a pest person this week after I complained to call the city but my first request was submitted about a year ago. My apartment manager also cursed at me and told me to move if I didn’t like their service. I would not move into another one of their properties.

horrible management company, wish they never took over my current management. They completely ignore your maintenance requests. You can call them about it two or three times and they still won’t contact you or won’t make any plans to come and help whatever the issue is. Customer service (Julia) is rude and will not follow up on emails. Maintenance also answers the phone with “yes?” In a rude tone. They try to change everything about the current state of the complex, without even asking the residents of our input if we even want this done. My car got stolen from the garage a few months after I moved into my building. I contacted Julia about installing cameras, to which she replied: “In my experience, cameras don’t stop criminal activity” What a stupid thing to say. And that’s not even the point. If there had been cameras I would see the face of the person who stole my car and that’s all I still need 8 months later. If you can avoid Stern management, do it to your best ability.

I'm highly impressed with Stern Property Management, particularly Julia over at the company. From beginning, middle, and end, my experience with this management company was guided with Julia's help and expertise. I first found this apartment during the pandemic, and Julia was able to allow me to do my own self-guided tour with proper social distancing. I was able to let myself in and out of the apartment with a key lock attached to the apartment door. During the application process, Julia was incredibly attentive, kind, and I immediately noticed her optimistic and positive demeanor. She answered all questions I had clearly and promptly, and I noticed this behavior carried over to when I was living in my apartment as well. From maintenance repair assistance to dealing with an incident where a neighbor was playing music incredibly loud at 8am, Julia always maintained a positive attitude, was efficient and polite, but always made sure the job got done. It gave me a lot of confidence about my living situation, and I always felt that if I needed anything that my voice would be heard and my situation would be handled. Upon moving out, Julia was able to assist me with having a tour taken to go over any concerns I had about leaving the apartment (i.e. going over filling holes in walls, cleaning, a scratch that was on the floor before I even moved in that I didn't want to get busted for). She emailed me a list of all regulations and expectations that were needed in order to ensure the apartment was in proper condition in order to get my security deposit back in full. I followed everything she outlined to a T, and when I went to drop my keys off to the Stern office, I wasn't surprised to see Julia at a standing desk with a headset, tackling her tasks of the day with ease and finesse. I haven't interacted with anyone else from Stern, but if they're anything like Julia, I have total faith any tenants looking to rent will be well taken care of. Thank you again Julia and Stern Property management for giving me a home that I loved over the last 2 years. I'm going to miss this space, and I hope to rent with this company again when I move back from Michigan in 2024. All the best, Danny Santos 🙂

I’m leaving a review here for the leasing agent I dealt with, Julia. Julia worked with me for almost 2 weeks trying to help me find a 1 bedroom within my price range. The property that i had originally reached out about she informed me that I had been the 2nd person to apply and rather than have me wait, she provided me with additional units I could view and be first in line with my app. After a few days of searching I was finally able to land on a unit that I’m in love with - thank you so much! Highly Recommend. I appreciate the help she gave me along the way and not misleading me at all, or trying to get me to rent something I didn’t like based on the criteria I provided her.

I have lived in my place for 7 years, which has been managed by Stern. I have had a terrible experience with them from the beginning, and so have my neighbors. They do not respond on time, they do not care about what is going on at their property, and they do not care about their tenants. Despite always paying on time, taking care of my place and reaching out to them with reasonable requests- the way have been a nightmare. Amir and Julia do not care. There are dozens of strays cats on the property that defecate on premises, that they refused to call animals services for. They threw away plants and personal belongings tenants had outside with only a few hours notice. Our housing is infested with termites and they continue to ignore that. I had black mold in my apartment because the ventilation was so bad. The housing department has come to cite violations more than once. They raised rent with 1 month notice. They are notorious for not giving back security deposits, even if you leave the apartment the exact way it was when you moved in. The good reviews are not real. As someone who has worked with them for years, I am appalled by their careless attitude and the hazards they allow to happen at their properties. I would stay far away from any property they manage.

Update that Sten is refusing to give me and other tenants back our rental deposit. They are notorious for doing this!!! Now they are renting out the apartment for more than it's worth!! Don't rent from Stern and do not rent on Muirfield Rd. They are still termites and mold that they tried to cover up with paint. Terrible rental agency and they do not care about tenants
