I’ve been here for a year now and love it. All common areas are kept exceptionally clean, even the trash areas and garage!!! There is a pool which is slightly heated which makes it nice. Only needed repair once, the fridge, and that was addressed urgently. I’ve never really participated in any activities but they distribute a monthly activity calendar with games and exercise programs. The food bank also comes directly to the location for those in need.
The office team is amazing, kind and friendly. They are helpful and available to answer all your questions and guide you through application and move in process.

Update after 1 year: New Young Management beginning in August of 2018.. Basics are still excellent; however, with new management...
Rents will greatly increase from previous year, community is not as clean, more dogs that bark consistently all times of day and night, younger, louder residents in the building, not as many senior services available to residente, management has misplaced received rents from tenants multiple times.

Original review... Kathryn, Manager was knowledgeable friendly and very respectful. She really seems to enjoy her job and is up on all aspects of the apartment community.

Update after 5 months...
This place is phenomenal! A 55+ Independent Community featuring:
Large fully-equipped kitchens, extra large vented bathrooms, central air and heating systems, balconies with each apartment (Size may vary), three buildings, three floors in each building + underground parking available, outdoor parking available to tenants and visitors, additional storage available, laundry room on each floor of each building, elevator in each building, full community center with TV, pool and activities for special events, close to public transportation, walking distance to Shopping, Banks, Restaurants, Small Businesses, Postal Services and Medical Offices.
BTW... Grandon Village is Affordable Housing... located in a prosperous community. What more can you ask for!!

I have lived in apartments for most of my adult life, (on the east and west coasts), in some of the nicest areas of the country, and I can honestly say this is the best managed, best maintained apartment community I have ever lived in. The manager, Kathryn, is extremely responsive to the needs of this senior community. The buildings are beautifully maintained, the grounds are immaculate. There are numerous activities in the community room. The location is perfect for seniors - easy walking distance to supermarkets, shops, restaurants and bus routes. There is a senior center on site.
I looked at many senior apartments in a number of areas before deciding on Grandon Village, and, after a number of years, I can tell you it was the right choice.

My mom has lived in this property for almost 7 years now. Kathryn runs this property with compassion for seniors. She is resourceful, helpful and unbeknownst to me....she runs this entire property (161 units) all by herself. She manages to answer calls, process applications, I'm sure answer hundreds of emails a day, walk units, inspect then, pass inspections, audits, etc all by herself. I must say without her, I could not imagine just one person keeping things going with the same HIGH standard would be. Way to go Kathryn YOU ROCK!! Matt, the Maintenance Supervisor knows how to fix practically everything. I don't remember a time where he was not able to repair a particular issue in my moms apartment. We appreciate the both of you and your incredible dedication to this property! Keep up the excellent work!

These apartments are not only affordable, but they would cost much more, considering the area. I never have a problem with a maintenance call and being able to have my two pets means a lot to me.

You wouldn't believe how modern and clean this place is! Another thing of utmost importance is the friendly attitude of the Manager. She is extremely helpful, considerate and approachable with any problem a tenant may encounter. She has always been there for me and has been very helpful, as she is with others. I have been here for nearly six years and everybody that knows her feels the same, unless, of course, it's a disgruntled tenant, the type that have a problem no matter what you do. I would definitely stop looking after having seen Grandon Village, because it doesn't get any better than this, economically as well as maintenance and management.

I lived here two years ago but had to move away. A couple months ago I had to get a new place to live I came here again and I was able to move back in. I am so pleased with the manger she is the best manger I have ever been in contact with.
The maintenance man is so helpful also....he does everything he can to make living here great.
The lady that cleans the halls and lobbies, she does a wonderful job, they always look clean.
The manager will work hard for everyone to make us happy and so we want to stay.. The rate of rent is very much worth the money.

Grandon Village inside maintenance man Matthew is fantastic caring and friendly. Always has a smile. He cares about the residents and does an excellent professional job. He handles this whole complex maintenance all by himself. I believe between 3 buildings their is approximately 148 units. He also sweeps and picks up trash along the sidewalks and in the street every morning he works. He genuinely cares and his mannerisms show it. I believe actions speak!!

At Grandon Village Apartments in San Marcos there is no better example than Kathryn, the Apartment Complex Mgr. I have lived at Grandon Village for 2 yrs. If going above and beyond what’s hoped for and expected in management, Kathryn is at the head of the class.
