DO NOT GO WiTH PIN! I worked with them to buy, refurbish and rent five houses. My mistake to trust them! Their construction work has been the worst experience. They did terrible work and now I have to redo a lot of their work. And when I asked them to help, they deny doing the work or will not return my calls or emails. I’m left paying to fix their shabby work. Their property management team did not fix the tenants problems and did not tell me I had problems at the houses. I finally stopped using the property managers and now I can get my houses all fixed and my tenants are happy. Worst mistake was trusting PIN.

Joined PIN in 2021. Did one deal with PIN. Regretted it the whole way.
The contractors were slow and didn't report to work. The Bid Sheet provided to me missed the estimate on insurance , so my ROI was non-existent.
There are a few people in the company that know what they're doing, while everyone else just floats around.
Money spent: 30k+
ROI: Less than 5%
I will never do business with PIN again. My wife and I ventured out on our own, and with the help of friends and acquaintances that are in the business, we are seeing much better returns.
Do yourself a favor and pass on PIN.

If you want to lose money, be lied to, deal with a poorly run organization then you should sign up with PIN.

If you don’t want any of that as your experience than I highly suggest you avoid dealing with them.

They may have done a descent job at one point, but if you see the 5 star reviews, they are all 2 years old.

I know a few other investors that used PIN and all of us have the same experience over the past 12 months.

Bought 3 houses with PIN in a couple of month time period. Both of us had the understanding that I was going to be a Pasive Investor. Everything seemed to go well at first, but then they came in REALY high on the bill for one of the houses (almost double of the quoted price). Read the fine print they don’t agree to stick to their bid price! I wish that was the only problem... I decided that I did not want PIN managing these rentals, since I didn’t trust them further than I could throw them. They were too far away for me to have my normal property manager oversee them, so I deduced to cut my losses and just sell the houses (2 of them had never been rented out). I had my agent get the houses listed and come to find out many of the repairs that were in the bid were never done (like foundation repairs!!!). So not only were they under budget, but also did not complete the scope of work they agreed to.

If you are looking to invest AVOID PIN like the plague!!! And for sure don’t think it will be passive unless you want to lose a lot of money.

If you want to invest in single family find a group that can actually be helpful and trustworthy.

I’ve been doing business with PIN since 2018 and they’ve never steered me wrong. I came into the real estate game with a little bit of extra cash and zero idea what I was doing, but Ryan and the team went over my goals with me and a few month later I was the proud owner of an awesome little bungalow. PIN handled the renovation and we actually came in right at our projected budget. The extra cash flow was a life saver when the Covid lockdown happened and I wasn’t working as much. Honestly, investing with PIN is one of the smartest things I’ve ever done, and we are already working on closing the deal for my second rental property. I’ve definitely made financial moves that I would have never had the confidence to make on my own. I had a bunch of buddies lose their butts in the stock market in 2020 but the value of my place is steady climbing.😎 Can’t recommend them enough!
