This place did not wanna take my section 8 voucher from the beginning. I explained to them in so many words since they manage more then 2 properties they had to accept it. They processed my application gave an approval then when section 8 sent them my rent portion that’s when they started not really responding to emails. All this time the ad was still up active, which means they had no intention on renting to me. My background is good, my rental history is good no CAP. They have a program they advertise $0 deposit fees what they don’t tell you is it’s based off your credit which it denied me. I had my deposit and told them that, they wanted me to sign the lease before the inspection I explained I could not do that I would loose my voucher. The inspection dept. call them on Monday 10/28/24 they pushed the inspection out a couple of days,Mind you this whole process was done in less than 7 days. This company canceled the day before inspection which left me in a bind. This company only works virtual be mindful of my experience if you choose this company. They didn’t care that I had to be out my unit. They didn’t want to take my voucher which is housing discrimination and I am most definitely reporting them!! UPDATE: Now they have cancelled with me the listing has been taken down because they rented with someone who is not section 8. I have no sympathy for businesses not following the law. They will not answer there phone or emails their apology is so fake they knew exactly what they did to me. I was dealing with Alisha, whom ever I dealt with in this company they represent for this company.

DO NOT RENT FROM THEM. They lied on the listing stating in two places that the unit I rented had central air when, in fact, it had no A/C at all. It took them months to deal with a fully flooded basement. Now they are refusing to return my deposit, despite stating in writing the amount that I am owed. I’m going to have to have my attorney pursue them to get my deposit back, which is a hassle I’d really rather avoid. They are shady actors who only care about the property owners, not the tenants. Save yourself months of headache and go with a different company.

READ THIS BEFORE SIGNING A LEASE WITH MOD!!!

MOD Properties is the most inconsiderate and insulting property management group I have ever worked with. They will bleed you of all your money to make FREE REPAIRS FOR THE HOMEOWNER UPON YOUR MOVE OUT. They will not accept proof without documentation, I get that, but upon requesting proof of their work for their egregious charges they go SILENT. I have ALWAYS left homes in better condition then when I moved in because I've been scammed before...but nothing like what MOD has done.

We were NOT notified of 3 egress windows being install in the home until AFTER we moved in. They insultingly compensated us for the work based off time and square footage....what they knowingly forgot to include was the time it took to finish the interior trim work, paint, and demolish and repour a concrete slab approximately 5'Wx25'L. And we were left with the mess. LESS THAN $250 for not being able to use over a quarter of the home for almost two weeks!!!
Furthermore, they will point blame on the home owner because
this project was "managed by the owner" THEN WHAT IS YOUR PURPOSE OTHER THAN TO STEAL MY MONEY TO "FIX" PARTS OF THE HOME FOR THE HOMEOWNERS FINANCIAL BENEFIT.

The stove and oven weren't connected to the gas line upon move in. A couple light switches didn't work. The garage door was left to us to hire a subcontractor because "It was a pain".

we were charged a $425 general cleaning fee which in the lease states if the resident didn't leave the home as it were upon move in....I would have eaten a steak off the floor.

All that to say, our security deposit has pretty much disappeared with no apology or consideration for the EXTREME INCONVENIENCES they left us to bear the consequences of.

Please DO NOT waste your time, money and well being working with MOD Properties.

MOD manages my rental and makes it all so simple. Communication is great. They take care of the service calls and present me with my options for repairs. I live out of state and was worried it would be a challenge, but they've made it all a breeze. Glad I was referred to them!
