I’ll start off by saying I’ve never left a bad review before because I understand no company is perfect and most do their best. HOWEVER, I would give 0 stars to Accell if that was an option. This is by far THE worst property management Company I have ever dealt with. If you have any choice at all, do NOT use this company’s “services”. They are unresponsive, unhelpful, and are impossible to ever get ahold of. They will never return your calls or emails. If you’re lucky, you may get a one liner letter in the mail explaining why they can’t/won’t do something. Most recently, our HOA recurring auto payments stopped going through. Good thing I noticed because apparently they updated their software system in May with NO COMMUNICATION prior, effectively wiping out all current accounts and requiring set up of new ones. I won’t be surprised if they try and charge us late fees for their mistake. They HAVE done that before, claiming they need the Board’s approval just to deny your request 6 months later. Beware!

I have worked with Accell Property management for over 8 years, as both a resident and a board member for our single family residential neighborhood.

The level of service is very poor and unresponsive, their systems are antiquated, and the overall professionalism required to govern a community fairly and practically are absent. These issues combine for an overpaid service that does the bare minimum and does not actually care for the community.

I would not recommend Accell Property Management for any property management needs.

This Property Management company is relatively new to overseeing our association in Aliso Viejo. Their response time and sense of urgency are very poor. I was in the process of getting my house refinanced and not only is their fee for the HOA certification ridiculously high ($285) but my ability to sign my loan docs was consistently pushed back due to their lackadaisical attitude. I rarely write negative reviews as I worked in customer service for many years. However, their inaction should not be excused or tolerated. I will be addressing this at the next board meeting
and Debbie who oversees this department should get additional help as these matters are time sensitive. There are better management companies available.

Worst and most frustrating HOA management ever.

It is a joke in 2022 to have autopay system that cannot use the actual amount. You have to manually enter the exactly value from the bill. Even worse, if the price raises, you will get penalty for under payment...

They are never reachable because you will need to pay for dedicated attention service (imaging if you need them during refinance or etc). However, they will send letters to force resident to comply with weird rules (no shutters on garage window, have to put trash bin in the garage & be smelly, and etc).

If you are a builder or a member of any HOA committee, please do not choose this company.

If you are seeking a new house, don't buy any house under their management. RUN AWAY! This will not be your dream house, it will be your worst nightmare.

Day 10 of trying to get a new car put on an existing parking permit because I switched cars. HOA has been completely unresponsive and the person responsible for it, Tyler, is never in the office or just does not work when in the office.

Left multiple voicemails and emails and not a single one has been replied to. Not sure what to do anymore. Put in a complaint to corporate and we'll see what they say.

If I could give 0 stars, I would. Absolutely HORRIBLE customer service. I've left multiple voicemails and emails in regards to getting a For Sale sign from them.

The problem with their customer service is right from the start. When you first call in, their secretaries answer the phone and IMMEDIATELY say "Thank you for calling Accell Property Management, how may I direct your call?". When you tell them what you need or who you are looking for, they direct you to a manager or supervisor's office number that will always go to voicemail. I mean it's pathetic...you're just constantly being re-directed to different "departments".

To actually get anything done, you have to go into their office, which I did. I was able to see the secretaries work with my own eyes. They are clueless. I don't think they have any idea of what they are doing. All I saw them doing was answering phone calls with that typical "Thank you for calling, how may I direct your call". When they're off the phone, they just stamp documents.

Anyways, after going in to their office, I sat around for about an hour until someone was able to help me. I was redirected even in the office to multiple people.

Point is, to get anything done, you have to go into their office. Phones and emails are dead ends. Their service is horrible. If you go in understanding this, you won't get too angry with them because your expectations will be low. All of the negative reviews are true. Please do not take them with a grain of salt. Take them for what they are...actual experiences.

I bought my condo in Aliso Villas 5 years ago. Thru these years this management co has proven they are only in this for the money and not to provide and nice place to call home. Spectrum the company that does the repairs will get sent out by accell with bogus claims and destroy your home because to don't have to fix what they destroy without any regard to the homeowner and leave you with the bill to get it repaired. There is lighting in the common area the are broken and have been for sometime now. They keep raising our fees and repairs and proper service are neglected. Our community rep's our president etc. supposedly live here, they have to see what is going on and they don't represent our community and are reelected over and over, it's really sad.

And there is no way to communicate with these people, they don't answer the phone or if your luck email. I have gone twice to go to a board meeting and the doors are locked, could not access the building.

We need better management, this has been going on for way to long. The corruption needs to stop.

They do not take care of business. Property managers are aggressive at sometimes physical. We have had our security fence down in multiple areas for over a month the contractor gave up on temp fence. Plummer fixed water main and we had mud in our gutters for over a 2 months. Management is not there for the homeowners. It's always someone else's fault
Would no recommend this company.
