I have been trying to rent a property in Laguna. Everything is going great. Application is clean. Loads of cash in the bank. Starting a new job, VP Level. They say because my job is new they want double the security deposit. More like you saw six figures in the checking account and are looking for an easy money grab. No where in the listing does it say the security deposit might increase. Seems like a bait and switch and of course after we spent 60 on apps.

I rented a property through Martin investment Properties for one year in RSM. In the beginning of our lease, they were great. Very responsive and helpful with any questions. However, we soon learned the property was extremely run down, outdated, and had many issues such as finding bugs in the kitchen and throughout the house when moving in. However, upon moving out, we were held to a very high expectation of how clean the house needed to be upon move out. Soon after moving in, our garage was infested with cockroaches, I mean 10+ new ones everyday. I reached out to them about the issue through text, and email, and got a reply two MONTHS later after they blamed the lack of communication on firing an employee that was initially helping us. A few months later, my roommates car was wrongfully towed out of a guest parking spot 5 feet parked from our front door. She ran out and told the guard and towing company it was her car and she lived there, before the car was hooked up, and they still towed it and charged us $500. After about 5 emails to the security team at the property and no reply, I reached out to MIP about this. They told me there was nothing they could do and did not even try to help. I find this extremely ridiculous as we were paying them to live and park there. Not to mention, I asked for an additional parking spot in the beginning of our lease and was told no and that we could use guest spots. Towards the end of our lease, it just got worse. They were scheduling showings in our property nearly everyday for weeks with barely 24 hour notice and we were told we would be charged if we said no (read the fine print on their lease agreement on every page if you sign with them). Keep in mind we were still paying them for another month & a half during this and living there. They became even more disorganized as I scheduled the move out inspection a month in advance & they did not show up and were unresponsive. Aapparently the date was deleted off their google calendar… When I asked if someone could still go by I was told “they didn’t have time and to just review the list of things that need to be done.” After letting them know I am entitled to a move out inspection and being a bit more stern, I got someone to go over and look at the property. When I went to return all of the keys & garage openers on our last day of the lease, the guy at the front desk had no clue what to do & told me it was his first day on the job so he would give them to his boss. I watched the boss come forward and give me the okay. I asked if they needed my name or address and his reply was “I should probably take that down” and was told my security deposit would be ready within 21 days. Two weeks later when I reached asking when my security deposit wouldl be ready, I get a call from the office asking details about when I returned the keys because they have no record of it. I made her aware of the situation and let her know that the 21 day mark was coming up and my security deposit return and it was clear she was not aware. Overall, this company was a mess. These are just a few examples of the bigger issues we had, I left out the smaller ones. I do hope they can figure out a more organized system and better communication moving forward.

Wife and I rented with MIP 2021 - 2023. Older home in RSM. Slab leak and roof leak during our stay. Resolved promptly and professionally. We were very grateful to MIP for jumping on re-leasing when we left the house 3 months early to move to the beach. Re-leased in 6 weeks! Alysha, Yvonne & Mike - thank you very much!

I originally had a great experience with the staff here, but after touring a property and applying for it, I received no communication from staff. I texted the agent that helped me tour the house and called her almost every day to check in about the status of our application and was consistently ignored. Our group was very interested in the home, but we were completely dismissed and didn't find out that they were giving the home to other applicants until I called the general office and the agent who had been ignoring me picked up. Each person in my group spent $30 on the application just to be ignored and possibly not even considered with no communication. The rental application says that there is a 24-48 hour turnover to hear news about your credit check and eligibility, but we heard nothing even after a week after applying.

My first phone call wasn't returned until the following day, and it was actually a long list of what I needed to provide. I was happy to provide and I had one question. My email was not responded to. I finally called the main office to speak to management and then the agent called back. The agent who had never seen the house was somewhat friendly but knew nothing about the home for rent. I was then given an online site to apply. I did so and provided the full laundry list of documents. Two days later they called me for a massive amount of documents and I again provided. They said the owner or qualifying manager was reviewing them. I didn't hear back. I found another home not related to Martin, qualified with another agent and was in my new home is 1 day. Dealing with Martin was unprofessional and they distantly, made you feel like you were applying for a mortgage loan, and the scrutiny was enormous. I am as highly qualified as it gets and had 3 offers. I do not recommend Martin for leasing. They don't want your business.

I rented from Martin Investment Properties in July 2019 from day 1 I had an issue.
• Carpet smelled like dog pee in the dining room, living room and front bedroom
o Carpet was cleaned prior to move-in
o I also had the carpets cleaned twice after move-in
o Management finally replaced padding under carpet. When they pulled up carpet it was soaked in pee. Carpet tech said it should be replaced
o I asked for discounted rent because of the smell (Nothing from the management or the owner)
o Management will not replace the carpet
• Leak in master bath that leaked into hall way and master bath.
o Dec. 3rd 2019 leak happened
 The plumbing and carpet guys said they can fix everything in 4 days.
• Management took their time and still not finished
o Jan 29th Finally finished bathroom and flooring in master bath
 Management wasn’t going to get the bathroom cleaned until after the carpet. I ended up cleaning the bathroom after the construction
o Carpet only in watered area will be replaced. Carpet tech Contacted me on Feb 5th. No date on install yet.
• Still no discounted rent or anything for my hassle.

I have 3 rentals in Northern CA and I would never let me tenants live like this. Horrible Management Company. Never rent from these people. They should go out of business.
