I lived in the apartments on the corner of Planz Rd and Stine. Watch out, I tried to get a walk throughout with the manager at that time, she was never available. They changed me $80.0 for stripping the kitchen floor which was not in the best shape when I moved in. She made up things that was wrong with the apartment, but said that I was not being charged for it.

first time was July 2020 moved into a two bedroom apt, it was clean and had been well maintain. I lived here for two and a half years. when i moved the manager complimented me on the cleaness of the apt and I received more than half of my deposit back. I am back again but this time i have downsized to a Studio and it is perfit for a single male. Its clean and has been well maintained. The staff has been great in getting me in by contacting me to inform me that she had a studio available. I am looking to stay for a good long time. Thank you Del Pine Terrace.

Sandcreek Apartments on Ashe was my first renting experience! I was nervous about being on my own, but the management made me feel instantly at home and cared for. The complex was gorgeous and well maintained, and my apartment was sparkling when I moved in! Any maintenance needs were taken care of quickly and efficiently. The manager was easy to reach, and if I had any questions they were answered in a timely fashion. When I moved out, charges from my deposit were fair and minimal- copies of invoices were provided and I was ONLY charged for the work completed, nothing more! I will always look back with fondness on my time there and recommend that complex to friends and family. Thank you, Royal T Management! 🙂

Moved out from their Ming Tree location 2 months ago, which was not too bad of place (lived there for a year and a half). From the get-go we knew we weren’t going to get our full security deposit back; however on top of the deposit my housemate and I put down, they charged an additional amount. A majority of the charges were from reasonable wear-and-tear, which according to California rental laws, property owners cannot charge you for normal wear-and-tear unless damaged beyond repair. Some charges include blind slats which broke of 2-3 months into the rental, light bulbs that went out (which were theirs since i had switched them to brighter energy saving bulbs and replaced them prior to moveout), and other miscellaneous items which they classified as repairs. They had charged to “strip/wax” the kitchen/bathroom floors which was not real tile, but vinyl; vinyl was in great shape the day we left and was mopped and disinfected prior to leaving. Alongside that, they had charged for a full repaint of the apartment which did not need any, including areas which had not been painted prior to us moving in, i.e. inside closets. Carpet was steam cleaned and vacuumed the day we left; however, when we left the carpet was clean with some small but light spots (hence why i said our deposit wouldnt be refunded 100%), but we were still charged with “heavy foot traffic” despite the small spots being a steam cleaned. It is difficult to dispute charges because alot of representatives are apparently too busy, and they require a “written” letter that needs to be mailed out (as if emails do not exist). On-top final moveout statements are given 15 days before payments are considered late. Since i moved out of the city and mail can take a few days to reach here, make it 10 days. By the time i was able to look over the charges the due date was reached and payment was required.

Overall really just an unreasonable and unlawful amount of charges that had been tacked onto the final moveout statement that really brought distrust in this agency because of how they will try to squeeze out every penny to beautify the apartment for their next tenant.

For people in Bakersfield looking to rent, Royal T. does own a few of the condominiums and apartments so be cautious about this agency you’re renting from.

I decided to rent an apartment at these beautiful apartment units on Ash Rd, obviously from the old pics online; I applied for the apartment and was approved, but each time that I tried to view the unit it was never available. Okay I thought, they’re probably still doing detailed work, cleaning what have you. A month later and two days before my initial move-in I was able to view my unit and boy when I tell you this place was a mess. The bathroom floor tile was bubbling up, the bath and shower were stained so bad it looked dirty and uncleaned. Picture online are a scam. The young lady showing the apartment was pretty much saying that the state of the apartment is how they were going to rent it. Lastly, I noticed the carpet had a huge stain and I looked at her and asked,” really is that going to stay there or are you going to clean this? she replied, “unfortunately it doesn’t come up, but we will note it in your rental agreement” Are you kidding me In the process I lost over half my deposit when I decided against the move in. My fault totally. I should have demanded to view this unit before I signed anything.... Note to self; if you’re looking to rent from this property unit please keep moving Mesa Creek Apartments on Ash Road are very outdated and in desperate need of a makeover.

I seen a few rental signs on Isla Verde st and called and young lady was very rude I asked about the apartment with the rental sign and she said I've rented that one already so I said ok what about this other one it has a sign aswell she then proceeded to angerly say I have none of those available. I said there signs all around them stating for rent I literally have photos to keep track of the address. She then said they might have others available to go online and look I then asked for the website she gave me the wrong one when I called back to tell her she then proceeded to yell and spell it out. I never went back to look online I can only imagine being a tenant no thanks.

Do not rent from their property Plaza Del Real. Horrible experience. Horrible company to deal with.
My review for Plaza Del Real:

"Let me start off by saying this was my first apartment experience and I should have never moved in here. I lived here for over a year and had to deal with so many negatives. To start when I first moved in the carpet of my loft was disgusting. You could see they just had it steamed but not changed because the stains started coming up soon after walking on it. Big dark stains!

Things in the apartment slowly started breaking or messing up. The circulation of the AC is horrid, it stays super hot in there and the AC was horribly loud! Almost like a water cooler. The blinds were those cheap blinds that fall apart as soon as you open them. The shower doors stopped sliding open! The toilet broke on me multiple times.

I had to deal with neighbors fighting. One night there was two girls fist fighting on the lawn! I got to say that was extremely ghetto. The security was good for nothing because I had my recyclables trash can that was on my porch stolen! I woke up one morning and it was gone! The maintenance people are horrible, they would come and even mess with stuff I had on my porch! And one time when someone was on the roof doing who knows what, he was letting water drain over the sides of the roof and it went straight onto my porch where my plants were and other things I had there!

To top it all off, the landlord Lori, was fine in the beginning, I was always super respectful and nice to her, but in the end she turned out to be a completely different person than what I originally thought. First off she was the most nosy person I've ever come in contact with. She was always starring and even bothering my company I would have come over asking them who they were here to see! I'm sorry, but if you pay rent you have the right to your own privacy and not have to deal with greeting the landlord all the time, that's not in the contract.

She ended up terminating my tenancy for NO REASON AT ALL. I even called and asked her, there was zero reason, probably because I didn't kiss her you know what all the time. And she had ZERO heart about terminating my tenancy. Overall it was a really negative and creepy experience having to deal with all of that and her. It was a blessing in disguise to be out of there that's for sure I live in a normal peaceful place now. I was warned by someone else that lived there previously to not live there because of Lori, I should have listened."
