360 HOA has no customer service skills.
They take no ownership of their negligence and the damages it has and will continue to cause my property.
This home had a full black water flood in 2020 followed but various back flows in 2021, 2022 and 2023. Our plumber’s advice to install a valve to avoid this from reoccurring every time there is a back up in the main line, was ignored.
Fast forward to yesterday there was yet ANOTHER back flow of black water.
They refuse to take accountability and repair my home from the damages of the mainline.
I would understand if this was the first time but this has been a reoccurring issue that has already cost the homeowner money to fix. They seem to not grasp that this will reoccur until they block the back flow. Here are the pictures from the full restoration in 2020 + the ones from yesterday.

Very unreliable and unresponsive HOA company. Jacks up prices yearly barely can keep the buildings up to date. I've had a water issue for awhile now and they insist that it is all my fault and won't help nor send out a letter stating that they won't help. If you are thinking about moving into lake murray condos I wouldn't recommend it at all. I'm a US Navy vet and it is ridiculous how their operation works. They still blame covid for alot of their negligence and it is just absurd. If you have to move here out of desperation then I'm sorry for the trouble they will give you in the future.

Terrible management company. They do not return any emails or phone calls. They have an automatic reply message that's been on since covid. They coordinate our HOA meetings at times that no one is available, you have to request to attend to them and do not provide meeting notes to all the homeowners. They don't provide proper notifications for water shut-offs.

Worst HOA Management company I have ever had the displeasure of dealing with. They simply don't know how to manage a building properly. From lobby access codes to dealing with package theft and building maintenance management at this level is outside their scope of abilities. Their solution for package theft and deliveries is to not have packages delivered to the building rather than addressing the issues. Residents no longer have building access codes and vendors and delivery personnel are forced to contact them via email to make an official request for an access code. Yet, they can't do that because 360 HOA DOES NOT post their contact info in the lobby.
As we all know its simply impractical today with the all the independent delivery services available. No delivery person standing in the lobby is going to send an official company email. Especially when they don't even know who to contact. Unique building access codes should be provided to each resident. If someone is abusing access it can easily be removed. Their excuse before was the access panel was too old. It has since been replaced yet we are still dealing with building access problems. This is just one of the many issues with HOA 360 and their poor management approach. As someone who has managed access control for companies before there is no excuse for the lazy approach they have taken all in the name of limiting access to the building from "thief's". This penalizes residents and ignores the root issues. NOTHING has been done to create a secure space for packages. Theft is still high with non residents accessing the building by simply waiting for someone to enter/exit the garage or lobby. Their simply isn't enough space here for me to document all the issues the building has had since they took over.

These guys are awesome! We all have management companies who are hard to deal with, NOT THESE GUYS. They are trustworthy, reliable and on point when it comes to issues. They always work and rectify issues in a timely manner. They Are extremely attentive to their properties! Way to go 360 crew. Keep it up and thank you for all the hard work

My backyard got flooded water coming from outside sprinkler system on Friday, backyard still little water left on Tuesday we got flooded again, called this HOA and they said we'll have someone there in few days. Few days? What a joke.
