2nd EDIT: Maintenance came after my review and fixed nothing. I was given the maintenance man’s ā€œpersonalā€ cell and have been ignored after he has been here twice to serious just look at the problems and not fix them. Our radiator still pops and our dishwasher still doesn’t work. I feel bad for whoever moved in here after me. EDIT: Changing my review to one star. Please do not move here. Dealing with so many maintenance issues that just get cancelled and never fixed. I’ve tried putting in requests, calling, emailing and the most I have gotten lately is cancelled requests and voicemail boxes. The only toliet in the apartment has not been working for two plus weeks. The ā€œemergency maintenance lineā€ is an outsourced call that actually just puts in another maintenance request that gets ignored. Side note my packages have been stolen multiple times now so despite the outside neighborhood being decent the apartment neighbors are not all so. END OF EDIT I live in an apartment on Basil rd and I have not had the best experience. When we moved in the place was not clean, the fans were falling out the ceiling, there was mold and water damage, the dishwasher did not work properly, the water has an extremely bad smell, and more. Maybe about half of these problems have been remedied and I am still waiting on the other half. I have made several calls to the leasing office and have been able to get ahold of a property manager a whole one time in the past month over the phone. Emails do get responded to but one property manager in particular is rude. Maintenance requests have been cancelled or marked completed when they are not done. My fans are fixed after putting in multiple maintenance requests and emails but my dishwasher still does not function correctly for past a month and the water still smells awful. I also have an ā€œinternet chargeā€ from both the lease and have to pay my internet company full price for internet which makes no sense and was not agreed to on the lease. Apartment is livable but it seems like I am always dealing with some kind of issue. Don’t recommend.

Lived at one of their properties in the suburbs in Glen Ellyn and did not have a good time. The first unit we were supposed to move into was not cleaned out at all. It smelled of pet urine and there was this type of small dust debris. Took them over a week for them to get us moved into another one. Fast forward a year, new management came in and completely disregarded every complaint we had given them. The units had roaches/mice and every time we complained about them they’d do the bare minimum of sending out an exterminator who sprays a couple corners, left traps and leaves, which never solved the issue. After I emailed the manager her response was basically ā€œaw sorry that I know that sucks.ā€ Furthermore, I got a new car and couldn’t take off the parking pass bc it was the type that would ripe, told management it wouldn’t come off and they charge me an extra $25 for another one which took them WEEKS to get to me. Left several messages never got a call back, sent emails only to be responded to several days later. Once we moved out they took money from our security deposit and charged us for stuff that was left in the house that was ALREADY THERE before we had even moved in. I didn’t bother even arguing because I was just exhausted and thankful to be leaving that awful unit. Overall, we were not happy with how they handled everything and don’t recommend even dealing with them. Not worth the prices they charge for the units either.

We worked with an agent named Becky last year to rent an apartment. Initially, we fell in love with the place. Becky was very nice and always answered our questions, but her promises were not real at all. She told us the apartment would be painted, cleaned, and ready on our move-in day. However, look at the photos of how we found the apartment! After a hard day of moving, the last thing you want to find is the apartment in such terrible condition. The whole apartment was dirty, with broken items everywhere.
It was really unsafe… this one it’s in Oakley blvd
The patio floor was rusty and in a dangerous condition when we saw it, but she assured us it would be repaired. It took three months of fighting with the property management to get the patio repaired. When I asked for a refund of my moving expenses, they only gave me $50 out of the couple of hundred dollars it cost. I do not recommend working with them at all because the agents tell you one thing and then deliver the apartment in completely different conditions.
If this is professional cleaning and fixed I don’t want to know what more they lie about ….. still waiting on my moving feed money back.

In the comment, they mentioned they don’t work with this apartment or something similar, but I do have a text message from a girl named Becky, where it clearly says Becky from 33 Realty (PLEASE SEE LAST PHOTO OF THE TEXT). When we rented the apartment a couple of years ago, it was through them, so this agent was working for them. She also promised things that weren’t part of the agreement, so I don’t understand the situation. Even working with either 33 Realty or the other group, I wouldn’t recommend them because they don’t deliver the apartment in good condition, and the agents are not trustworthy.

I'm disappointed with the leasing office ā€œ33 Managementā€. They demand a lot of conditions that were provided, I’ll just attach photos and videos so that everyone knows and understands that you can’t mess with them! scammers in one word. I submitted an application to poison cockroaches and centipedes, more than a week passed, and no one responded to my application. The dryer was already broken when we moved into the apartment.

Can be pricey....But you get what you pay for. I've been here for a couple years. First in the 3 bedroom ground floor apartment and now in a 2 bedroom 3rd floor apartment. I love it here lol. Becky the Property Manager is cool and the gym is awesome!!! Only problem I have had is that I hate Battle Creek.....Good thing my apartment is nice!!!

Living at Eagle’s Ridge Apartments was a GREAT experience for me! I was in a 3rd floor apartment and loved it! Office staff (Becky and Denise) were welcoming and always helpful. Maintenance (Ryan and Donny) were quick to respond and cleaning services (Debbie) were done well and kept up! The price is affordable and the apartments were great! I would highly recommend this for any age person, married or single, and family also. Great experience. :).

Avoid at all costs! It’s impossible to get in contact with them, there is extremely high staff turnover and maintenance requests, emails, and phones calls are routinely lost or ignored. They do not care about their properties or tenants, they ignore critical issues and neglect all basic upkeep and gaslight you if you try to complain. So glad I don’t live in one of their properties anymore, worst housing experience of my life.

My experience with 33 has been extremely frustrating. My unit flooded 4 times. My Family literally walked in feces. Our blankets, comforters and towels were ruined by the flood because failed to fix the issues. These maintenance issues have caused significant inconvenience and stress for my family. Despite multiple requests for timely repairs, the response has been slow and inadequate which could’ve prevented damage. When I demanded proper compensation for the inconvenience and expenses incurred, management offered only $200—an amount that does not come close to covering the hardship we faced. Their dismissive response shows a lack of care for tenants, and I would not recommend renting from them.
