I recently toured the 1400 S Wabash apartments and it was amazing. First and foremost the doorman was professional and kind. He checked my mother and I in with no problem. As well as taking care of other request within the building.

I want to give a big thank you to Faith for her excellent tour and information given to my mother and I will on the tour.

As far as the apartments in the building they are amazing. I toured two apartments and both were beautifully set up. Two bedroom and two baths with washer and dryer and a beautiful view. Imagine waking up to that. I fell in love instantly. They have a game room, a room to host parties and a 24 hour gym. I was really impressed by the 24 hour gym because not everyone works a 9 to 5 so you can exercise at the time that fits your schedule.

Just wanted to say thank you to everyone at 1400 S Wabash for making my experience a good one.

WARNING: Do not apply nor rent with Greystar!!! Any property owned/managed by them comes with ineffective communication and fraudulent behavior. They will take your money and ghost you.

Before I applied here, I was told that I would have to pay a $65 (non-refundable) application fee and a $500 (refundable fee, if denied). After providing an extensive amount of proof of income, in a multitude of ways, I was told nothing was sufficient enough to prove my income. As a result, I was denied. Funny enough, I went and applied to a luxury building in West Loop and was approved with no issues at all and without needing to give blood, sweat, and tears like I did during this application process. (Do with this information what you will).

Regardless, after my denial, I received an email stating that I would receive an email within 3 business days of denial about how my refund will process. As I expected from this company, that email never came. So, I sent a follow up email to their management staff and she then tells me it’s 7-10 business days. I copied and pasted what their email said to me as a point of reference as I already felt like this was entering sketchy territory. After 10 days, I still hadn’t gotten an email and their refund distributor wasn’t responding to any of my inquiries. Two more weeks go by and I still have yet to receive an update about where my $500 is or when it’s coming. Finally, I decided to file a complaint with Chase as it becomes clear they have no intent on giving me my money back.

Weeks after I file my claim with Chase, I start getting emails that I now owe 1400 Wabash $90, the ($65 application fee, $25 insufficient funds fee). It’s interesting that the correspondence that I finally received was them requiring me to pay them money after they had ghosted me without ever refunding my $500. Of course they decided to reach out once Chase got involved and credited back to me my entire $565. I was totally fine with paying the $65 application fee but I wholeheartedly believe it is unacceptable for them to expect me to pay an insufficient funds fee as they had the funds and decided to handle their business and communication poorly, leading me to take matters into my own hands and advocate for myself. And according to the reviews, I am not the only person this has happened to as there are many others stating months went by and they never received their money.

So, my final take away is 1400 Wabash and their sister properties have extremely poor management, ineffective communication with a discriminatory undertone, and fraudulent activity. I can absolutely see why their rating is a 3.7 on google (it should be lower). I wouldn’t tour, apply, or live at any property under Greystar.

"I’ve been living at 1400 S Wabash for almost 2 years now, and I couldn’t be more impressed. The building offers top-notch amenities, a gorgeous rooftop and lounge with EXCEPTIONAL views of the city, and beautifully designed common areas. The monthly events are top tier and greatly appreciated " Comedy night was fun". The apartments themselves are modern, and filled with great finishes that make everyday living a luxury experience. The location is PERFECT with easy access to restaurants, and public transportation. The management team is friendly and responsive, and the building is always well-maintained. Keep up the great work Zach, Mary Mar and Gabe. I highly recommend this place to anyone looking for a luxury living experience in Chicago and a GREAT COMMUNITY!

I scheduled a tour online. When I arrived I was told that they did not have me in the system for a tour and that the leasing agent only takes two tours a day since she is part time. I showed them the email that I received after I scheduled the tour and still didn’t receive any help. I was told to reschedule my tour.

Let's start off by saying this is one of the newer buildings added to the the downtown Chicago area and it is beautiful! This area is at a very convenient spot near all of the stores and restaurants for the residents. I love the ambiance and the location(there's actually street parking nearby). The young lady at the front desk speaks to everyone and give all the doggies treats when they pass by, and the leasing agents are amazing! Especially Zachary! Zack gave me a wonderful tour of the building along with providing me with some very helpful and important information that will help me as I proceed with the process of becoming part of 1400! Not to take away from the other leasing agents, Mary stepped in whenever Zack wasn't available! I love how the leasing agents offices are handy and available in the entry of the building in case there's in need of anything from residents.

I was delighted to move in this nice building. But the support team makes me so frustrating. I signed the lease using the esign link before moving. However, seems the signed document cannot be found in their system. I was asked to check my inbox thoroughly, resign using a link that has been expired, and send 27 documents in PDF. This takes me quite a lot time. Moreover, pne of the keys (of our 2B2B apartment) is not well-programming when we move in. A service was requested, but no response. It was so confused that the case was then switched to “on hold”, making it even slower. Now we still didn't get two working keys.

Fantastic residence in an equally fantastic neighborhood. Beautiful amenities, and between Zack, Mary Mar, Vanessa and Raquel, very affable and helpful management staff. Make sure to soak up the sun on the rooftop.

I came to write a review and share my experience in this building, and I’m honestly shocked by a lot of the reviews. I have genuinely loved my time here at 1400. The management is lovely, the amenities are amazing, and our unit feels like a home.

I can only speak for my neighbors/floor but have not had a single issue with the surrounding units (noise, smell, attitude, etc.) I understand some people have said that management is hard to get a hold of, and as a current resident, I can’t speak too much on phone/email response. But their offices are all in the lobby, and you’re always greeted with a smile. AND the new concierge staff that has come in are honestly lovely!

The most outstanding aspect in my opinion is the amount of resident events the building puts on. There’s rooftop yoga, poker nights, cooking classes - you name it! Not to mention the snacks and drinks they have in the lobby every week for a little pick-me-up. I think the staff put in a lot of effort to make 1400 a welcoming place for their residents.
